If you are looking for charm, friendliness and good Italian cuisine, then avoid the Bellavista Hotel. It fails to deliver on all three.

On arrival at the hotel (after being delayed and following a 3 hour transfer) we were greeted with indifference. Apart from a request for our passports, no other communication was forthcoming and we were sent with our cases to our 3rd floor room in a rickety lift.

The room (303) was small, dated and very tired. Although we did had a lake view, we had no air conditioning. (Only one room on this floor according to the receptionist has air conditioning.) Throughout the week the room was stifling and we slept with the doors open. We did get a fan for the room when we complained about the heat, yet this was after fierce discussion with reception. Customer care is not a priority of the hotel.

Unfortunately B&B was not available with our Thomson's booking, thus we booked half board. We would always prefer to venture out to eat. The food at the hotel was dire throughout the week, on par with poor quality school dinners. Equally the service was poor. No one ever explained where dinner was served; how we ordered; what the desserts were, nor at any stage did anyone ask how we found the food. Timing between courses was dependent on how busy the "other restaurant" was. The cold breakfast was adequate but repetitive. Staff had to be asked to replenish low food stocks, rather than this happening as a matter of course. On a positive note, the coffee at breakfast was fine, as was a lemon sorbet we had one night.

The management and waiters of the Bellavista are clearly not interested in their package tour guests. Instead they are preoccupied with their passing trade customers in the restaurant, who are afforded with a veranda Lakeside view, and their European clientele who have booked directly, rather than through an English tour operator. It feels like the hotel operates a two tiered, segregated system. The re-furbished rooms below us, which do not appear to be offered to Thomson clients, reflect this.

The hotel's location on the Lake is ideal - near to the ferry terminal, the bus stop and the centre of the resort. This could be a really lovely place to stay if the package tour rooms were upgraded; the staff were sent on an intensive customer service training course; and the quality of the food improved significantly.

Overall our holiday was enjoyable but we would definitely not return to this hotel.

Visited the Bellavista in July. Had previously read reviews so was a bit apprehensive. Needn't have worried as on the whole it was excellent. The girl behind the desk was very pleasant and helpful. We were showed to our room (110) down this long dingy corridor painted a sickly yellow. Our room was quite large, but the furniture needed updating. The TV was a 14inch set that was very old. The bathroom had bath and shower over bath, also a bidet, but had been updated. We had clean sheets every other day, and clean towels every day. There was a lovely big balcony with room for two chairs and a table overlooking the pool and lake. Wonderful.
The dining room was divided into 4 rows of tables. As we were Inghams customers we were given rows three and four away from the lake side. The front two rows were kept for people coming in off the street. Also we had a separate menu. It was plenty to choose from, but had to give our orders in at breakfast. The starters and main courses were excellent, but not much choice on sweets. You really had to beg if you wanted ice cream with a sweet, and then didn't always get it.
The owner and his wife did not speak to us (I think she thought we were beneath her) she only ever had a conversation with the paying customers.
At 4.30 am one morning the fire alarm went off, so we got out of bed and went to the fire escape which was next to our room. Opened the door and it was pitch black, so we shut it again. A few more people had come out of their rooms by then but nobody knew what to do as there were no instructions in the rooms. By then the alarm had stopped so we all went back to bed. If it had been a fire, what would have happened. I dread to think.
Menaggio was a wonderful base for a holiday. There were plenty of bars in the square just down the road from the hotel, a few shops and a noddy train to take you all along the lake to Lenno. Then there were ferries running at regular intervals to take you over to Bellagio and also right down to Como. There were also lots of villas with beautiful gardens the best being the Villa Carlotta and the villa Balbianello. All in all a lovely holiday.

Room Tip: Always upgrade to lake view. Room 110 great

This was a beautiful hotel and although we read the reviews about staff and owners being rude, I assumed we could cope with this. Not so. We have never been treated like second class citizens in any hotel we have stayed in. The Maitre de was really the rudest person I have ever come across. She stomped about all day with a face like thunder. You could even see the staff were intimidated by her. People at the next table, being fed up with ham & cheese at breakfast, asked for a boiled egg and was told in no uncertain terms they would have to pay for it. Although the guests who were in for 1 night got a full menu with eggs etc. I asked for cream or ice- cream with my sweet one night and got a look of disgust from her. This was a beautiful hotel in a prime part of the Lake but food was always overcooked. The fact that you had to order your main meal at breakfast made us think they were all prepared and heated up in microwave, dry chicken and trout like cardboard all meals were the same. The pecking order in the dining room had to be seen to be believed. 2 + weeks had a table to themselves at back of restaurant. 1 week were in the next row with 4/6 at table. Diners and 1/2 nighters were on the deck next to the lake had a special menu. Here the owner came into her own and fawned over these people whilst ignoring the package deals. Watch out for the blonde waitress. She was the only one who did not put 2 teabags in pot for 2. All others put 2 bags in. Best person in hotel was the maid who cleaned our room. Always smiling , helpful and efficient. I was surprised to see a trip advisor sticker on the window of the restaurant. Think you should have this removed.

Whilst I would agree with many of the comments re this hotel, I must say that we have just returned and overall had a great time. Ok the welcome could have been a lot friendlier from the owners but when the receptionist took us to our room we were extremely pleased with the room and the view from the balcony was breathtaking. The bed and pillows were harder than what we are used to, but clean as was the room and bathroom with plenty of hanging space in the wardrobe and drawer space, with air conditioner working perfectly. The food was ok but nothing special. However, the owners were unsociable and could barely smile or acknowledge you. Not exactly rude just extremely miserable but didn't spoil our holiday.

Room Tip: Our room on first floor overlooking the lake was excellent.

What a mixed bag this hotel is. Great facilities eg swimming pool and lounge, excellent restaurant outlook across the lake, great location in a great resort, very good food. However. The owners come across as rude, when you get to know them better they are not so bad just have awful people skills, they also tend to give preference to people using the restaurant from the street rather than their guests. Now the really bad bit. On arrival we were given room 305. It was absolutely dreadful. It stank of stagnant water (from the leaky shower tray) which they fully knew about as it had been like it for a long time and they even tried to disguise it with air fresheners. The room has no air con. It was hot so we had to leave the large exterior door open, as a result we could not sleep due to street traffic noise even though we faced away over the lake. The room is too small, only suitable for a single, it is badly furnished with the wardrobe looking as it would collapse in the middle, decoration is dull and miserable mainly in "wood" brown. The bathroom was small with no outside window. It appears that as we arrived late in the day we were dumped here as someone earlier had complained and so were given our room. We sufferred this for three days until another room became available, it took a little tussle with the owner to make the change but worth it as the replacement room was really quite good. We were there one week during which three new arrivals were dumped in this room, all complained and were moved. Lovely hotel in a lovely resort spoilt by a dreadful room.

I would not recommend this hotel if you expect a smiling and friendly reception on check in, because you've come to the wrong place. Or even if you want a smile at all during your stay from the owners, they look at you as if you just crawled out from under a stone, lovely........not!
I would suggest you pay a little bit more and go stay somewhere else!!
We are a couple in our forties and stayed four nights, we booked it direct. I'm now going to give you my opinion about the hotel its good and bad points.

GOOD

Great location on the lake and in Menaggio ( a short stroll from the square with restaurants etc)
Good pool on the lake with great views.
Bar and waitressing staff polite and not rude.
Clean rooms
Good tasty food in restaurant
If you like wine, then good variety and stock.

BAD

Absolutely appalling owners, downright miserable and rude
Take your own hairdryer (ours was rubbish only cold air expelled)
Bed hard
Pillows like rocks
Breakfast was limited, if you weren't early then you've had it! no yoghurt for you!
Sun Parasols (3 working), all others were broken! So take a hat.
No Vodka?

3rd Night.
We had an incident one night, were by accident we left our room card in the slot in the room, obviously not on PURPOSE! We arrived back at around 10.30pm and realised our mistake and mentioned it to the male owner. OOOOH my word !! Hands went up in the air!! Eyebrows couldn't of got any higher! He gave me a card to access the room where I found the card and gave him back the temporary as I came through reception he was gesturing to my other half sitting a table on the terrace and was swearing clearly and we understood it! It was appalling.

In general the hotel is tired looking but has a great location, when its sold or has different staff we might go back, but not before. Please don't put yourself through it!!

Room Tip: Room 101 and 102 have two huge terraces and are the best rooms in the hotel that look over the lake.

My wife and I went there for a 2 nights stay last October.
We choose this hotel online and booked because of the beautiful and stunning view and frankly ignored the very unflattering reviews on the website written about by guests who were staying there.
We arrived around 19:30 to the hotel reception of the "welcome" of the receptionist was impatient &rude – we disturbed him watching the TV's…
After putting our staff in the room we went to the hotel restaurant that had a poor but costly menu.
Room was clean but the bed mattress was very stiff and was impossible to sleep on.
My wife could not sleep on the hard mattress and she found in the closet a broken folding children bed and took out the mattress of this bed and slept on the floor (we said romantic place????)…
in the morning we have been accused by the hotel management of using the folding bed and breaking it… In short it was really humiliating and embarrassing.
At list they had the decency to apologies after they checked & understood that this folding bed was already broken.
Since we paid in advance for two nights (the most serious mistake) we stayed the second night.
In retrospect I think we made a mistake not to giving-up the money the and just went right away to a more convenient and more welcoming hotel.
This hotel is running for a second generation by a family that should have better chosen a different profession such as book-keeping or maybe even should considering to join the local police forces and sale this beautiful sites to a more welcoming kind and friendly people.
To summarize my insights: guys, you are going to holiday in the most beautiful and romantic sites in the world don't make a nightmare from it.
Just don't go there!
