Here's the good stuff:
It's in a really quiet location in the countryside, but close to Assisi and Spoleto. The accomodation is in an old stone farmhouse with a nice of view of the farming valley and countryside. Free parking. The 4-room apartment was relatively large. The breakfast was very good, home-baked croissants, and the family was very friendly.
The tour of the olive mill on the premises was very interesting. In addition you could purchase very nice olive oil produced here.
Here were the problems:
We had a difficult time finding someone to check us in. First we arrived at 2pm, and couldn't find anyone, then returned at 7pm, and still took quite a while to rouse someone. There is no air-con, but fans were provided. There wasn't any mosquito-netting on the windows, and being in the countryside next to a still pond, there were quite a few mosquitos about. The kitchen was not finished, but that being said, they didn't advertise it as such. But, it did not look good, with a missing stove, sink, shelves in cupboards, and no countertop, or crokery. The bathroom didn't appear that finished either, with exposed wires and pipes. The beds in the bedrooms had very soft springs, and should be replaced. The fold-out bed was as hard was a rock, with easily felt bars. Cleanliness was a bit of an issue as well, with silverfish in the main bedroom.
The farm also has a very large pigeon raising (and processing - for food) operation. There are in excess of 50,000 pigeons in several buildings nearby. If the wind is blowing the wrong direction, the smell can be very strong!
We did find the visit to the property very interesting, and if the comfort and cleanliness of the room were addressed, this would make a pleasant place to stay for a night or two.
