“A perfect week, exceeded our expectations!”

We (three couples and a teenager) rented Casa dell’Arco for a week in June and were thoroughly enchanted by our stay at Pianciano. We would go back in a heartbeat. Casa dell’Arco is even more beautiful than the pictures and is extremely comfortable. We spent most of our mornings and evenings enjoying the view from the terrace. We took day trips (you do need a car in this area) to Spoleto, Assisi, Orvieto, and Bevagna, as well as to Norcia and Castellucio as we traveled to the lovely Piano Grande natural area. There’s so much more we didn’t have time to see. We bought groceries in Spoleto and Campello sul Clitunno. On several evenings we enjoyed the refreshing pool, right by the borgo, with its incredible view. We had a great time at the pizza dinner on our last night, where we were able to visit with the families staying at the other houses in the borgo. The pizza was divine! One of the highlights for all of us was our cooking lesson from Maria! She was delightful to watch and let us practice our beginning Italian with her, and the food was simply amazing. Do arrange for this experience during your stay! We have since attempted to recreate most of the dishes she prepared, with good success! It was easy to work with Claudia to make our reservations and she was a great help in arranging to have some groceries available since we were arriving early Sunday evening and were not sure we could get to a market in time in order to have food for breakfast the next day. And the welcome lasagna and wine were truly welcomed! We’re sorry we didn’t get to meet Claudia but we enjoyed chatting with Francesco and learning more about the history of the property. We look forward to another stay at this marvelous property!

My wife and I recently rented the 4-bedroom villa at Pianciano for six weeks. We lucked out. What a great place. The house itself was beautifully restored with respect for its history. The location was amazing. The views of the mountains and valley from the house were stunning.It is centrally located to visit Umbria, while also being in a very relaxing farm setting. Umbria itself was a great discovery, with its exquisite towns and villages beautifully preserved from medieval times.
Our hosts Francesco and Claudia were wonderful. They were very helpful in providing information and tips about the region. Their respect for the land and its history was apparent throughout our stay.
They helped us organize pizza dinners at the house as well as a dinner with the Maria when friends and family were visiting. These were highlights of our trip and a must for everyone visiting.
All in all, one of our best travel experiences!!

This is a truly magical place. Fabulous views, lovely houses, amazing hosts. It is difficult to think how Pianciano could be any better. If you are wondering whether to book, do not hesitate. We hope to return soon.

After spending days looking for the perfect villa in Tuscany I found Pianciano in Umbria..it was majestic!! The pictures and description changed our minds from a Tuscan vacation to an Umbrian vacation. Pianciano is stunning, all of the villas are tastefully decorated and very comfortable.
Claudia and Francesco are so wonderful, we were able to spend time with them on our pizza night, which by the way is a "must do". The next day Francesco invited us into his beautiful family home across the street, the history of this family is enchanting. Pianciano is a perfect spot to stay and explore Umbria, we traveled to Spello, Assisi, Orvieto, Cortona and Montepulciano for day trips and then came home and made wonderful dinners with fresh Umbrian goods and fantastic Montefalco wines in front of a beautiful fire! We also had a great time visiting the wine vineyards of the region.
Eva the housekeeper was wonderful, although she does not speak a lot of english we were able to communicate whatever we needed and she was right on it!!
I cannot wait to visit Pianciano again!!

Years ago before having children, my wife and I use to travel to Toscana every year. We loved it. Now with our two young daughters, we decided to travel back to Italy- somewhere new for us, with the romantic feel of "A Room with A View" or "Enchanted April" but with comforts and most important, child friendly.

Pianciano is such a place. I searched hundreds of beautiful agriturismos/self-catered sites. I followed the map on Trip Advisor looking at every top rated spot from northern Lazio into Umbria, taking notes. When I struck Pianciano, I knew I found the place- in one word, I wrote, "Beautiful!"

They offer 3 houses. All designed with antique furniture, views, patio with table, separate laundry facilites for each house or villa, and a feeling of an age passed. We chose Cipressa because I loved the large, covered patio. The doors from 2 of the 3 bedrooms and the kitchen open onto grass and trees. Inside one finds 2 bathrooms, one with a large tub, a fireplace, good wifi, and a TV hidden away in a closet which we never used.

The kitchen combines with the living area with a small fridge, dishwasher, stove/oven and plenty of utensils. Maria the family cook came over and gave us a cooking lesson and showed us how to hunt for asparagus.
La Roccia house, cut out of rock, is two story, equal in size to Cipressa and quite roomy. L'Arco is the largest and sits up higher on the hill. The car park is a short distance further up the road- going past the garden.

There is a fenced off, clear, unheated pool(the kiddo's actually used it one warm April day-brr!) and a lovely spa house with steambath nearby, closest to Cipressa; Also, a common playroom with ping-pong and bikes. The animals include friendly dogs, aging but still spry, Saetta, and fluffy, white Luna and 3 cats, a couple of horses, and chickens- waiting for the kids to feed.

This is a huge family estate with acres and acres oif olive groves, and across the tight valley(much closer than it seems like in the pictures), one can see the family castle/villa and up on the hill, the small town of San Silvignano. Brother Antonio runs the farm; Francesco and Claudia manage the rentals and offer a tour of the family villa. Eva housekeeps the properties.

We had pizza night the first night there in house L'Arco since it was unoccupied. A pizza chef worked the ancient stove and taught our kids how to make and bake various pizzas. It was a hoot of a party with guest from La Roccia along with the owners and Eva. I speak basic Italian, but both Claudia and Francesco speak English, and are a wealth of information on history, culture, sights to see and life in general. These are intelligent, highly educated people who come out from Roma on the weekends and whose generousity and kindness is real.

Each morning, the kids would take the scrap bucket to feed the chickens, play with the animals and not want to go anywhere else. We agreed not to take super long drives and lots of hilltop town sightseeing- stuff my wife and I love to do. We saw Assisi, Bevagna, Montefalco, Spoleto(cute town), an unbelievable day trip to Roma(we went by train and hired a guide- absolutely fantastic for all!). We also did a day of donkey trekking through La Mulattiera up the steep hills around Monti Sibilini. Again fantastic, The children rode the donkeys, wife and I trekked. An aggressive climb and visit to a monestary but fun with lunch and snacks packed in by the group. They also offer 2 hour rides for those less inclined to work their tails off. For an exchange for our adult sightseeing, we took the kids to Perugia for La Citta della Dominica. An aging amusement park/zoo/horseride/natural park which they loved. The people there treated us richly and gave us a free day to return.

Umbria is like Toscany in some ways, but quite different in others. There are lots of historic towns, gorgeous countryside, great food and wine, but with less crowds, and closer to Rome. Pianciano is a magical place sitting in a secluded valley full of flowers. We could have easily spent a month here with so much to do or not do.

Particulars: grocery store, Conad, right off the highway, Spoleto Nord; ATM right down the street from grocer as well as the train station. I view everything on Google earth- coming down to ground level to see landmarks before I head out to a place. Take the road along the way to Pianciano, it's fun. I rented a car and drove from Rome airport(Fuimicino). No problems- less than two hours. Italian drivers are fine; a few drive really hurried, most are sensible. We also use a GPS, saves a lot of time.

Plenty of great food places- it's Italy! Francesco or Claudia will tell you theirs; We really like the pizzeria down the road from Pianciano. When walking the towns, gelato sure helps keep the kids happy- it's a diet mainstay.

Plenty of hot water and heat in the villa; comfy beds. Each morning the birds would sing, I'd open the doors, take a walk, hear the cows, soak in my own "Enchanted April". The owners promote this place as kid-friendly and indeed it is. Our children, ages 6 and 9, didn't want to leave- a total feeling of freedom and peace.

Room Tip: If small children pick Cipressa- all on ground level

I visited Pianciano with two of my friends to celebrate my birthday and it was an amazing experience. Francesco was a wonderful host and the home was absolutely beautiful. It's even better than the pictures! We had a dinner cooked for us on Saturday and it was delicious and the views were so beautiful. We also loved the visits from the dogs and cats! I honestly cannot wait to visit Pianciano again because it's a wonderful place to be.

We stayed here as part of our honeymoon and it was just what we needed to relax and unwind. Very hard to find as not signposted but once we found it we were so delighted. We stayed in a three bed house even though there was just two of us so loads of room! We were welcomed by Francesco who gave us a delicious home made lasagne and wine on our first night and then brought us on a tour of his family home across the road the next day (a real highlight of the trip). Pianciano is off the beaten track but we ate in half the time and the other half we got great recommendations for restaurants nearby (you do have to drive though). Umbria is a fabulous place. You wont be disappointed. The views and pool were amazing. The only negative was that we suspected there might be a lot of Mosquitos in the height of summer because of all the trees but in September it was perfect. No screens on windows though so keep them shut at night! We loved it here and hope to go back soon. It would be a perfect place for a number of families to stay together in the various houses. (we stayed in cypressa).
