It was a dream realized - two weeks under the Umbrian sun with seven dear friends in a private villa! The magical element of this dream was Villa Rosaspina. We couldn't believe our good fortune in finding such an amazing property. The tranquility, the privacy, and the incredible location immediately transported us into the very heart of Umbria. The villa itself is simply yet elegantly designed, with all the basic amenities. The outdoor covered terrace and the pool area, where we spent most of our time when we weren't touring all the easily accessible sites of Umbria, were perfectly positioned to take advantage of the stunning surrounds. We particularly appreciated the fact that each of the four bedrooms had its own ensuite, and each was of comparable size and comfort. The "democratic nature" of this arrangement meant there was no need for any couple to feel like they had to compromise or make do. But the real essence of the place comes from the care and love that the owner Bruno, and his effervescently charming daughter Rosa have put into the stewardship of this piece of paradise. They are the soul of this place, and their utter devotion to the land is evident everywhere. If you've ever wondered what love looks like, this is it!

Six adults spent a wonderful week at this restored stone villa near Todi in Umbria, Italy. Bruno, and especially his daughter Rosa, were exceptional hosts, handling any small issue we had and providing advice and language interpretations. We requested a cook for our arrival night and Rosa prepared a marvelous Umbrian dinner w/ antipasti, primo, secondo, contourno, and dolce (sweet) dishes. The 4BR/4Bath villa was set in a secluded area with lots of trees, landscaping, and a lovely pool. Rooms were relatively large and updated with fairly modern amenities. The downstairs bedroom and bath were handi-cap accessible. The kitchen was a little small, but adequate for our limited meal preparations. We especially enjoyed evenings sitting around the large farmhouse table on the outdoor patio. Villa Rosaspina and Rosa were certainly two of the highlights of our two-week vacation in Tuscany and Umbria.

A group of 6 of us (3 couples) spent a week at Villa Rosaspina. Bruno and Rosa were so very warm and welcoming, and Rosa's welcome dinner was wonderful. We were very sad to leave for Tuscany for the rest of our trip which turned out to be a big letdown compared to our stay at Villa Rosaspina. The rooms are very comfortable and well kept. The grounds are beautiful, though we were too busy sightseeing to enjoy the pool. We thoroughly enjoyed our evenings laughing, eating and drinking on the patio. I will definitely go back - we all fell in love with Bruno, Rosa, and the beautiful villa!

We recently spent a very relaxing week in this beautifully restored old house in Umbria, with a stunning pool and lovely views. Its a very private and quiet spot overlooking the valley near Todi. Bruno and his daughter Rosa were the perfect hosts - they left us alone but were always around to help or give advice if needed. Bruno was very understanding and flexible about our late arrival and Rosa is like a little baking angel who left us delicious baked treats throughout the week. The tiramisu was insane. She was also wonderful with our 2 yr old daughter. Its a well maintained plot and they both work hard to look after the grounds, house and pool. The pool is perfect - but chilly! - and set a little away from the house, so it was really safe for our daughter and we didn't worry about her falling in when our backs were turned. The house has been very well restored and beautifully decorated and was really comfortable, clean and cool. The kitchen might be on the small size if you are a large group, but we found it well stocked with all the equipment we needed and was certainly plenty big enough for us. The kitchen isn't stocked with any basics, so you do need to do a good shop before you arrive (v good supermarket EMI in Todi). It was a great base to explore Umbria - but we also loved lazy days around the house and pool, not to mention fabulous evenings on the terrace (huge brick BBQ).
Thank you to Bruno and Rosa for a perfect week in Umbria - we were very sad to leave.
We had a wonderful 3 weeks at Villa Rosaspina. It served as a great home base for day trips to Assisi, Perugia, Orvietto, Deruta, Spoleto, Spello, Montefalco and of course Todi. The house was well equipped for cooking and our guests were pleased with the individual bathrooms and well appointed bedrooms. The setting here is lovely - we enjoyed the sights and sounds of nature from morning til night. We even stayed home a few days just to relax and enjoy our home away from home. Thanks to Rosa and Bruno for sharing their lovely home with us. An additional bonus for us was the handicap accessible bedroom and bathroom on the 1st floor and fully accessible grounds for my husband in a wheelchair.
PS. Our favorite restaurant in Todi is Antica Hosteria de la Valle!

My friends and I had the most amazing week at Villa Rosapina! The villa itself is located in quiet and peaceful surroundings and it is the perfect place to relax and enjoy the fabulous pool and facilities. Villa Rosapina is also a wonderful base to explore the beautiful Umbrian countryside and visit the many medieval hill top towns in the area. Todi is only minutes away and Assisi, Perugia, Orvieto, Spello and Spoleto are all within easy driving distance. Bruno and his delightful daughter Rosa made us feel very welcome and were always ready to assist us, if and when needed. We all thoroughly enjoyed Rosa's Welcome Dinner so much, that we asked for a Farewell Dinner as well! Thank you both once again for making our stay such a memorable one! It was definitely the highlight of our Italian holiday! !

We traveled to Italy this summer with close friends. We have been to Italy many times before but our holiday at Villa Rosaspina is one of the best experiences that we have had in all the years we've been visiting. We hadn't been to Todi in several years and so it was a pleasant surprise to find that it was still as unspoilt as we remembered it. The changes we noted seem to be only for the better. Todi is a beautiful Umbrian hillside town about 20 minutes drive from the villa and it has several restaurants the best of which in our opinion is Pane e Vino. Orivieto is about 40 minutes drive away. Since we were last there they've built a brilliant supermarket stocking wonderful fresh local food making eating at the villa really easy. Think Waitrose but with more choice!
As we arrived at dusk we managed to miss the turnoff for the villa even though the instructions were clear. The villa is owned by Bruno Bucci, and his daughter Rosa came to meet us in her car when we phoned to say that we were lost. Both Bruno and his daughter are wonderful charming and witty people who made us feel welcome and at home as soon as we met them. The villa itself is located in an unspoilt peaceful valley surrounded by woods in a garden stocked with peach, plum and cherry trees. It is very well equipped with all mod cons including flat screen tv with sky reception (Bruno discovered that this wasn't working and immediately called in the sky engineer to fix it), wi-fi, four en-suite bedrooms, a well equipped kitchen/dining room, a barbecue area and it's own pool. Rosa is a great cook and soon after arriving and being shown round we were sitting at the dining table enjoying a feast of local food and wine. Both Bruno and Rosa are a mine of information about local restaurants and places to visit that are off the usual tourist track.
Our holiday experience could have been ruined by Easyjet losing a suitcase, and a flat tyre. Between the four of us our Italian is only rudimentary, however with Bruno's help the situations were resolved. He made many phonecalls on our behalf and even drove with us to the garage to show us where to get our tyre changed. Even though the drought that the area had been experiencing ended the day we arrived resulting in torrential rain and mist, Bruno was able to give us directions to a wonderful village that we would never have visited in order to see the mist tumbling down the valley into a lake - it was magical.
Our holiday was brilliant. When the rain cleared up and the sun came out we were able to enjoy long lazy days relaxing in and by the pool and enjoying local food on the patio area. All of us who stayed at the villa wouldn't hesitate to recommend it. The location is private and peaceful where the noisiest neighbour was a woodpecker. It was the perfect holiday for us to unwind. Bruno went well beyond anything that would normally be expected of an owner. The guestbook at the house is full of glowing recommendations from people who have stayed at the villa over the past few years. Because we ended up rushing off to have a new tyre fitted on our last day we forgot to add our comments. I hope that this review makes up for that. I can't speak highly enough of our Umbrian experience and would recommend Villa Rosaspina as the place to stay to enjoy that experience.
