As others have said, great little quiet hotel. Great location, short stroll to main centre and not far from train station. Easy to find and looks quite pretty.
Lovely friendly staff who went out of their way to help us on a couple of occasions.
We stayed in suite which consisted of two rooms and bathroom (there were 5 beds altogether). Main room was large and 2nd room compact but perfect for the kids.
Pool was lovely (when we were around to use it). We worked around the pool lunchtime closing period without issue.
Wifi and airconditioning perfectly adequate.
Breakfast was nice (juices, cold meats, teas/coffee, bacon, sausage, yoghurt, fruit, cereal, bread). Lovely to sit outside and eat.
Would recommend it to anyone.

If you look for a quiet weekend on the shore of the Garda lake this is it. Location is excellent as this B&B is far enough from the thick of the Desenzano nightlife but not more than a stroll away from all the amenities this amazing lake resort can offer. I was very happy with the service and the atmosphere, staff was helpful, friendly and completely understood the needs of a family with little children, such is mine. Breakfast was not as abundant as what you get in Trentino, but was great nonetheless and cleanliness of both the rooms and the common areas was spot on.

Easy to find, free city parking very close, but may be full at times. Easy walking distance to the old city, lake Garda and shipping across the lake.
Room is clean, large TV, high-tech shower, but no real chairs on hand.
Stairs from street to lobby, stairs from lobby to room. Weak wifi signal.
Breakfast is just fair, nothing hot or warm other than tea/coffee.
Maria, the host, was very helpful, and also provided animated conversation.
Desenzano is a very pleasant surprise, preferable to Sirmione.

We recently stayed in this Villa with our 3 year old son and also our parents. It is in a great location, 5 minute walk from lake and train station. It is absolutely spotlessly clean. Owner was very friendly and helpful.
The down sides - the breakfast choice was very limited. The pool area is small, however the whole time we were there we were the only people using it so it wasn't an issue; the other problem with the pool is the restricted hours - not allowed to use it between 1pm-3pm; as much as we can understand the reasoning for this, it does restrict you when you have a young child.
The main thing is that we would return again - the photographs do not do it justice.

We have just been in this b&b this past week. The room we stayed in was very nicely decorated, beds comfortable, very very clean and rooms and shower well sized. Maria the owner was very helpful and went out of her way to keep us happy and comfortable. The AC worked well and breakfast was very good. We truly cannot find any faults in this b&b. We found that the location of the villa was very good for us as it was only a couple of minutes away from the train station and only five minutes away from the lake. We definetly will stay here next time we are in Lake Garda. We highly reccomend it.

Our family stayed here for a week in late June, having spent 4 days sightseeing in Venice. We booked the two-room suite, which suited us perfectly; it has a very large double bedroom, enormous bathroom and slightly smaller twin room (ideal for our teenage children). The location is about 150 metres from the waterfront and about the same to the train station, so everything is walkable. There are some bars/restaurants and a supermarket even closer than this.

Summarising the Pros and Cons:

PROS: (1) A warm welcome from the very helpful and charming manager, Maria. She gave us lots of advice on local matters and nothing was too much trouble. (2) The garden/grounds, while not huge, are beautiful. The pool is a massive bonus, especially when you consider that on some days temperatures exceeded 35oC. (3) Breakfast is 'continental' but with a good choice of cheeses/meats, cereals, juices etc and freshly-made coffee. (4) Accommodation around Lake Garda is fairly pricey but we thought the rates at Villa Lilla were very reasonable; roughly half what we would have paid for a larger hotel further down the road. (5) We liked the small, friendly atmosphere of the place but also appreciated the quality of things such as the beds, shower (great), aircon (essential) and a big fridge for cooling drinks etc. Everything was spotlessly clean and we would definitely return here.

CONS: We are really scratching around trying to find something to criticise. This place is a little oasis and a great-value base for a Lake Garda holiday.

We have just returned from 4 nights in this hotel. We could not have enjoyed it anymore. The hotel is in a great location just a 5 minute walk from the lake and offers bright, clean and comfortable rooms as well as a high quality breakfast and a lovely pool area.
We were in one of the economy rooms which is technically a 'basement' room, however such a description does not represent how lovely this room was, it in no way felt like what one may imagine a 'basement' room to be.
Maria is a great host who works extremely hard. We had an early flight and had to leave at 6.30 am yet she made sure she was up and had breakfast and coffee ready for us before we left.
We would recommend this excellent hotel to everyone!!!!
