We have just returned from another 3 night stay at this great B&B. Wonderful hosts, delicious breakfast cooked to perfection with very tasty, fresh produce, very comfortable high standard accommodation. Nothing is too much trouble for Steve and Tracy who welcomed us warmly again - thank you. We will be back!

Room Tip: All upstairs rooms are good (not stayed downstairs) we had requested a garden room for quietness but...

Just returned from another few days staying at Hermiston. If chintz and doilies are your thing then don't go, but if you are looking for modern elegance, log burners and smoked salmon scrambled eggs and buck's fizz for breakfast, then there is no better place to stay. Steve and Tracey welcome us as friends and treat us as house guests. We hope to be back later this year.

Room Tip: Grizedale is at the back of the house, so although you don't get the view it is quieter.

We went with a number of other couples for a walking weekend. Due to not enough room at the usual B&B we stayed here. It was fantastic from the friendly welcome to the modern clean bedroom. And the views were breathtaking. Breakfast was wonderful especially the smoked salmon and scrambled egg. A brilliant base for the fell walking with lots of info if needed. We will definitely stay again and use both Middle Ruddings and The Royal Oak to eat.

Visit this place! Book it now and go and enjoy true hospitality from thoughtful, considerate and wonderful hosts. Breakfasts to die for - and as other reviewers have observed, personal preferences recalled and delivered with aplomb, thank you yet again.

Having stayed here several times over the last few years we may be biased.
How many places does the owner remember you?, how many places does the owner remember things about you?, how many places does the owner remember your breakfast preference?.
Not many - but this is one of those places.
Steve and Tracey make this like staying with friends.
Steve always welcomes you just like a friend and the fact that he remembers when we last stayed, where we went on our honeymoon and so many other little details really make this a perfect place to stay. The breakfast is always wonderful and with fresh eggs from their own hens and locally sourced meats it is a true taste of the lakes. My wife even told me the scrambled eggs beat mine hands down - which is a fair point...lol...
A little sign in the lounge saying 'arrive as strangers leave as friends' is oh so true.
it is well situated for several walks and a short drive from keswick and cockermouth (and many other places).
If you need anything or need to know anything Steve will gladly help you and/or point you in the right direction.
If you are interested in local scenes for ideal pictures then Steve is the man to talk to - he has some of his amazing pictures on display.

We look forward to staying again soon.

Just spent one night here, had a great welcome from Steve who showed us around and gave us good advice on where to eat in the village (Royal Oak - huge portions, good value!) Our room was comfortable and clean, shower was on the small side but worked perfectly fine, to be picky we would have preferred bigger towels. Breakfast was very good with a nice choice, hot and perfectly cooked. Would stay again if in the area to do more mountain biking!

What a great place to stay, for once we did not feel like we were being shoved out of the way being walkers and being put into the smallest rooms available. Steve was very friendly and welcoming, the rooms were more than comfortable and clean and we had the use of our very own terrace.....brilliant. The breakfast was amazing...would reccomend this place...xxxx
