“Great short break”

I recently stayed here with my daughter, niece & nephew & we couldn't have chosen a nicer location or property. The owner Debbie was lovely & couldn't have done enough for us. The cottage we stayed in was perfect for a relaxing short break & the surroundings were absolutely beautiful. We can't wait to spend another week there later on in the summer.

“Homely and comfortable”

Returned two weeks ago from Buck Farm. Originally wary of booking but we were pleasantly suprised. We had an enjoyable stay in clean surroundings with large outdoor space. Unusual bedroom layout that worked well for our party. Owners were helpful with any requests. One con would be that the reception room was small but it was adequate enough for us all to relax in of an evening. Would recommend.

“Fabulous place to stay”

Booked the cottage for a group of friends to meet up. We had a mixed group of adults and children and found the cottage a perfect place to stay. The cottage was well equipt for our needs and plenty of space for all 9 of us. The gardens were amazing for relaxing in soaking up the good weather we were lucky to have. The owners were so helpful and accommodating for anything we needed. We will be back for another weekend again soon.

“Nice house unusual layout”

A nice house in a quiet countryside location. The kitchen is basic and the layout is unusual as you have to go through some of the bedrooms to get to the other rooms. I was staying here with workmates while working in the area and it was ideal for what we required. I would use this again and recommend it. The owners are very nice and helpful .

“comfortable and homely”

We stayed at Buck Farm during February half term, three adults and three children. The cottage was clean and homely. There was plenty of outside space for the children to run around. We found our short break to be relaxing in comfortable surroundings. There were plenty of places to visit close by including Chester, Llangollen with Bangor-on-Dee and Malpas being a short distance away. Overall an enjoyable and relaxing break. We look forward to our next visit to Buck Farm.

“Misleading booking”

When making the booking for this holiday I selected I wanted 4 bedrooms for 4 adults + 1 infant. We arrived at buck farm to find we had been allocated 2 double rooms and the mezzanine bedroom (situated in the entrance hall above the toilet)! This didn't suit our party as we werent in couples. We raised this point with the owner who suggested we could move a mattress to the floor but we were unable to have more bedrooms unless we paid additional charges! The three bedroom setup of the cottage also means one of the double rooms can only be accessed by walking through the other, fine for some groups, but didn't work so well for us! As previously stated the mezzanine room is over the toilet/shower room in the entrance hall. The front door is rather draughty and made for a chilly nights sleep. As mentioned by another reviewer the owners are in the process of renovating the property so will hopefully make it more suitable for larger parties in future. The self catering facilities again could do with being upgraded, and if attending with a large party the only way to seat 10 people is over twi separate rooms so not ideal if wanting to eat together. Lovely location and beautiful grounds. Once facilities have been improved could be a real gem of a find!

When this booking enquiry arrived on our system it requested a quotation for 4 adults and one child, however, never stipulated that each adult wanted individual bedrooms and therefore was quoted accordingly as couples.
The layout of the building enables us to segment the cottage, (i.e. close bedrooms) for smaller groups and therefore charge pro-rata for less than full occupancy as was in this case.
Once this misunderstanding was raised, we immediately gave the group an option of opening up the remainder of the cottage, therefore giving them a further two double bedrooms, however, they declined to pay the single room supplement for these additional double bedrooms.
In the past we have had several successful corporate bookings and groups of friends and family that requested individual bedrooms for either some or all of the party, which the cottage has the flexibility to facilitate. However, here each quotation took into account the under occupancy of any double or twin room which accordingly attracted a single room supplement.
Furthermore, I am disappointed to read in their review that the mezzanine bedroom was chilly, particularly as during their stay we spoke to them several times and on each occasion stated everything was fine or ok? If this issue was raised at the time it could easily have been resolved.

“NIGHTMARE EXPERIENCE!”

I stayed at this property in August with my sister and four of our grandchildren. From start to finish the whole experience was APPALLING! We believe the description of the property is fraudulent and certainly not as stated on TRIP ADVISER. As a family of 6 we were expecting enough beds and bedrooms for all of us as per the advertisement, however some of the bedrooms advertised were separate and the doors locked so we could not access them. When we pointed this out, the owner demanded we pay an extra £45 to open up a further bedroom. (also a door between two of the bedrooms was broken so ensuring that whoever was sleeping in the bedrooms had no privacy whatsoever) The bedrooms can only be accessed by another bedroom so again no privacy whatsoever. The furniture in the property was decrepit and dirty and the smell in the cottage was awful. On pointing this out to the owner, her attitude was really not nice and we were told that the cottage was very old and we must expect some negatives. The "kitchen" was a fire hazard and so very dangerous for adults as well as children. On arriving at the property we found the kitchen sink full of dirty water and a dirty rag left in the water. The "kitchen" was not actually a kitchen but a sink, a cooker and a large fridgefreezer stuck in the middle of the "lounge" The microwave was placed precariously on top of the fridgefreezer and there were no worktops or workspace when cooking. There were electric wires and sockets place dangerously close to the sink and fridge , very hazardous! The "garden" was a mess and again dangerous for children who could not be left unsupervised whilst playing. The "trampoline" was broken and dirty, there was a "swingball" which was broken and dirty and there was lots of old bits of wood full of rusty nails lying around in parts of the garden. YOUNG CHILDREN COULD NOT BE LEFT UNSUPERVISED AS THE "GARDEN" WAS TOO MUCH OF A HAZARD. At one stage when the children were in the garden trying to play (supervised) the owner appeared and told them not to run around the trees. SO CHILD FRIENDLY IT CERTAINLY WAS NOT! On arriving at the cottage we pointed out to the owner that the "barbecue" in the "garden" was filthy. The owner advised that the previous occupants had left it dirty and promised it would be cleaned, ....... it wasnt! On leaving the property we actually left it cleaner than we found it (using our own cleaning materials) however, the owner accused us of leaving dirty items such as an unwashed kitchen item, a dirty towel and a dirty sheet and also accused of of stealing from the property, a ploy to which we now believe was used in order to justify retaining some of our deposit. With regards to the deposit, it took us nearly 50 emails of complaint before we received our money back (less the amount they fraudulently retained) According to the owners, the reason for the delay in returning the money was because initially they disputed that they actually held the deposit and advised us that HOLIDAY LETTINGS had it. We now believe that they actually had no intentions of returning any of the deposit and it was only after many complaints that we received the reduced amount back (from the owners) We have complained to the owners and to HOLIDAY LETTINGS but to date our issues have not been resolved and we are still £70 out of pocket due to the demands of extra money and wrongful accusations. We would have liked to have given feedback to the owners when we vacated the property, however, there was no one around, just a note stuck in the door telling us where to leave the keys. It is quite obvious now that they have successfully defrauded us that they want no further correspondence with us. This property is not fit for purpose. - SHEILA STUART AND FAMILY

Unfortunately the majority of what this lady states I would politely describe as “pure poppycock” aimed at trying to viciously discredit the holiday let. In short the cottage has been wired up in accordance with statutory IEE regulations and has a fire safety inspection certificate. Furthermore, the large gardens have been safely enjoyed by many of our guest’s children.
Then she uses poetic licence as she fails to mention that her party arrived several hours early but was allowed to sit in the kitchenette/lounge while the cottage was still being cleaned from the previous guests that had just vacated earlier that day. Hence the soapy water and dish cloths in the sink.
Originally she asked for a quote for 8 and on receiving this then changed it for a quote for 6 (2 adults and 4 children) which she accepted. Then on arriving was not happy with the allocated triple, double and single bedrooms, which equates to 6 beds? However, due to the make- up of the party (2 grandmothers and 4 grandchildren) my wife agreed to open up another bedroom for their use but removed the two spare beds, which greatly upset the lady. Surely it’s a coincidence that one of the parents also arrived mid-stay, making a total of 7?
Then on leaving she demanded her £200 damage deposit and was very unhappy being told this would be forwarded once the cleaner had cleaned the cottage and checked for any damage. Here, it was found that the grandchildren had damaged bedding and linen, furthermore, each bed is religiously fitted with a mattress protector for the hygiene of all guests, however, some of these were missing from the children’s beds? We purchased and replaced these items ASAP, forwarding the shop receipts with the remainder of the damage deposit. Here, using some choice derogatory expletives, this lady accused us of lying about the damage and fabricated the missing mattress protectors? . To justify our actions we retained the damaged items and took photographs of the rest for inspection, however, she was not interested in viewing them.
Finally, the cottage was left in such a state that the cleaner took almost three times as long to clear, clean and sanitise the cottage, plus some walls required repainting. Examples being smears of human excrement on the toilet walls, food and sweets remains ground in the carpets, wax crayons drawn on the tables, chairs and walls, the oven/grill and pan left with cremated food remains and grease, etc., etc. In hindsight we made a huge error by not charging for the rectification of any of this.
In conclusion, it cost us more than we received to remedy the after mass of their stay and as such this lady would not be welcome back at any one of our holiday lets, irrespective of her vicious derogatory review.
