I'm sort of blown away by any negative reviews of this place. I have spent the year in numerous hotels and accommodations and nothing has compared to my trip to Maui and Kapalua.

Background: My husband and I booked 7 nights through AA Vacations luxury Maui sale - first class flights and an upgraded (renovated) 1 bdr villa.

We had an oceanview which the reviews of trip advisor said were better than ocean front because you got a better view...I don't necessarily agree. We had an AWESOME view but it really depends where you villa is located on the property, so its sorta hit or miss. I REALLY wish we asked for an oceanfront when we booked...they were totally full when we arrived.

ANYWAY doesn't matter, because we had such an amazing time:

Pros:
-Isolated, romantic location which some of the top rated beaches in Maui - Napali and Kapalua
- Granite counters, super clean 1 bdr condo with all the kitchen gear you would need and then some
- Comfortable king size bed
- 2 flat screen TVs
- Insane views of the ocean...our bedroom had 2 full walls of windows!
- Deck furniture so you can sit out on your balcony or lanai
-cleaning supplies if you need them (dish soap etc)
- full washer and dryer
- luxury marble bathroom...they put plants in our shower - so beautiful
- friendly staff
- close to the Ritz and beautiful safe walking grounds
- You will spend the rest of your life comparing resorts to this place!!!

Cons:
- Only one - cleaning service is $$$$ and they don't come by to empty your trashes or anything unless you pay and request it. We did not have the villa cleaned and just kept it tidy ourselves. There are trash bins around so you can take out the trash as needed.

For me and my husband, we just wanted an isolated place where we could relax and cook for ourselves. There's a grocery store about 10 mins away with everything you could need. It was so nice to just open a bottle of wine and make some pasta! There's a dishwasher too...

The walking trails alone the beach are...UNBELIEVEBLY beautiful. Seriously...Our tour guide for Hana told us Kapalua used to be the main attraction for tourists until Outrigger bought the property...Now its secluded and so pristine...I just love it. I can't wait to go back!! Book early!!

It only rained in the AM, for maybe 10 mins...Kapalua doesn't get a ton of rain. Just enough to keep it green.

The general store was closed for renovation so we didn't get to see it.

Room Tip: Oceanfront, renovated villa - you won't regret it! Better than Oceanview

Large family group with 7 or 8 separate villas stayed in december for 10 days.
The decor and outlook of each villa varied but the worst was still pretty good.
Due diligence on exactly which part you are staying in is a must and don't be put off by the 'partial ocean views' they are still pretty good. The villas have almost everything you need but clearly some owners don't BBQ so a bit of exchange between units might be needed
The grounds are superbly maintained and your resort fee gets you access to towels at the Kapalua Bay hut and to the Spa which is very well equipped. No Villa is far from its own pool area and each of these has two BBQ's.
The air conditioners in general seem pretty 'clunky' but once you have worked them out they are adequate.
Resort shuttle is on demand and free to anywhere in the resort including the Ritz Carlton, Pineapple Grill, Merrimans and Japanese restaurant. Hard to beat the view and atmosphere at Merrimans.
Turtles are almost guaranteed at Kapalua bay and a morning swim with them is a must to start each day.
A place to return to.

We stayed in Kapalua Ridge Villa 1722 as a couple for a week over Christmas on our first visit to Maui and were very pleasantly surprised. On our first morning, we woke to spectacular, panoramic (180 degree) ocean and Moloka'i views from the upstairs bedroom, complete with rainbows and whales frolicking in the bay! The unit itself was very comfortable, although the furniture is a bit dated; however, this is in line with what we've come to hear about most accommodations on Maui. The kitchen was fairly decent and we were able to cook a Christmas feast. It was lovely to find a few basics (spices, olive oil, tinfoil etc) in the cupboards upon arrival (and the beers and frosted glasses were a nice touch too...). The elevated views from the front windows and lanais make for dramatic sunset views but the downside is that the unit is a fair distance from the nearest beach. We chose to drive because it's too far to lug beach bags, towels, snorkelling gear, chairs etc, but a reasonable alternative would be to use the resort shuttle. Parking spaces for cars in the lots (and butts on the sand) can be challenging to find in the busy season, so we went to the beach early in the mornings. The hall cupboard held the following treasures: a set of snorkelling flippers and goggles, beach chairs, a beach mat, a beach umbrella and a cooler box, in addition to some beach toys. There are 3 great beaches within the resort area: Kapalua Bay (which is great for snorkelling and gentle on kids), Oneloa Bay (a bit wilder and good for surfing) and DT Fleming (good for snorkelling, with lifeguards on duty because the current can apparently be a bit strong). Kapalua Resort was in pristine condition -- not a leaf was out of place in the beautiful gardens and we wondered whether the immaculate state had to do with the Hyundai PGA Tournament which was due to start the following week, or whether this truly was just paradise....:)

This has been our 5th or 6th stay at the Ridge Villas and we have loved every visit here. We've stayed in two units among the trips and both have been excellent. No a/c but with the trade winds blowing, we never missed it. Diane and Terry at Ridge Realty couldn't be nicer and more accommodating (we had to reschedule one of our trips and it wasn't a problem at all.) We love the access to the Coastal Trail and walk it nearly every morning. The views are spectacular and very peaceful and relaxing. We will continue coming back twice a year!

The villas would be considered excellent if you do your due diligence in your research of villas to stay in. Granted some are very old and dated and some are spectacular in renovations..You have to make sure you note Gold Ocean Front for sure and these are the BAy Villas and maybe some Kapalua Ridge Villas. They are pricey. So make sure this is done before you may payment.

Room Tip: Always ask for Gold Standard and Ocean Front or Ocean View. And request for photos to see.

My family stayed at this place for a week this December. The place is very nice; the grounds are beautiful and very well kept. People working there are very helpful and fast to accommodate. The only negative thing was our townhouse. I don't know if it was a rental, but whoever owns it needs to do a serious upgrade and renovation. The carpet was dirty, the restroom downstairs had a smell of old towels and the pipes were making noise every 30 minutes. The bathroom upstairs had a pink mildew and rust.

Also, the serious thoughts need to be invested in the entertainment. Both TV in the unit were probably bought 20 years ago. We couldn't even watch a hockey game because it was pretty small and had a bad resolution. We had to move the furniture closer to TV to be able to see anything on the screen.
Another thing: Maui has a very humid climate, so the owners should have provide 100% cotton sheets, not polyester. It was uncomfortable at night.

We've stayed here 7 or 8 times, we just love the rugged beauty of the northern shore of western Maui. These condos are older, but most have been renovated - granite counters and stainless steel appliances. It will cost you, but stay ocean front - you will see whales from your living room and hear the crashing of waves while you sleep. People who say that you don't spend a lot of time in your room aren't staying at the right places - there's no need to leave this resort!
