The owners are friendly, welcoming and very helpful. Rooms are lovely, clean and warm. Breakfast is superb, would highly recommend. Great value for money. Will definantly return.

We stayed with two others overnight before a track day at Brands Hatch (which is only a couple of miles away) & we would certainly stay again.

We were all made to feel very welcome & our hosts couldn't have been more accommodating, even having a wonderful cooked breakfast ready for 7am on a Sunday morning.

Some of the previous reviewers have been critical of the decor and yes it is a little dated, however the rooms were very clean, the communal kitchen with tea, coffee, biscuits etc was perfect for a group staying together and we felt that the owners genuinely cared about our experience.

So if you're considering booking Nine Acres, no it doesn't pretend to be a Premier Inn, it's more like staying with some of your relatives and I know which we prefer :-)

After searching around for the best value in the area I have stayed at Nine Acres B&B twice in the past couple of years, once with my partner and more recently alone. Both times the owners have been very welcoming and have provided an excellent service. The best part of the stay was definitely the cooked breakfast both times, which the owner informed me was mostly fresh and local produce.
The rooms are basic but clean and tidy- comfortable beds and calm decor was relaxing, with the large en suite's being a lovely added luxury.
Being situated in the country, it was very quiet and peaceful at night, and the separate B&B door is extremley convenient, meaning I could come and go when I needed.

Would definitely reccomend this B&B to anyone wanting to get away from busy cities and towns, who wants more freedom and great value for money with a homely stay

Friendly and welcoming owners, comfortable bed and clean bathroom. Decor is stuck in the 1970s but fine. TV reception on Freeview rubbish, eventually got ITV and Channel 4 but took ages to tune. Opted for continental breakfast as in rush to leave in the morning which was very basic. Quiet location which was easy to find if you follow their instructions on their website - lanes are very narrow. Parking a bit of a squeeze and there are steep steps up to the house.

We booked for 2 nights so that my daughter and I and her bridesmaids could have a girlie night before the wedding. During that evening the hostess Vicky made us hot cup cakes and wished us all lots of luck. The next day we booked so that my husband and my sister and her husband had a place to stay after the party. We were treated so wonderfully and fed to within breaking point! Although the rooms were a little cobwebby and the furniture was a little tired, the hospitality that we were shown could not be surpassed. We even had a houseful during the preparation for the wedding when my daughter's father and his brother AND my son all made themselves posh there.
We would definitely stay with Carl and Vicky again.

Room Tip: There are 3 rooms there and it was a perfect place for a family get together.

We attended a family party and just stayed the one night & therefore this location was perfect (just 2 miles away) Room was very comfortable. Huge en suite bathroom.
The separate kitchen where guests were able to help themselves to endless amounts of tea, coffee, biscuits etc was a great idea and a welcoming touch.
Breakfast was lovely & hot and the owners very hospitable indeed and would re visit.

Quiet location, nice people but cleanliness to be desired. Towels yellowing, dusty, cobwebs,old and stuck in the 1960's. Family home used for additional revenue, but really not up to any star rating. I paid over the odds (over £100) for a 2nd rate box room and would definately not recommend. There are far better places to stay. Outlook from window is onto the owners unkept garden. Dogs a bit yappy too during day but quiet at night. However the breakfast was acceptable (supermarket quality rather than local produce) and the breakfast room adequate. The premier inn would be luxury compared to this one which says it all...

I'm sorry, but i don't recogise this review at all, and would like to refute its implications. We don't charge 5* prices, we're the cheapest or second cheapest (varies week to week) B&B in the local area, and for "over £100" that would be for 4 people or more. We merited a 3-diamond rating last time we were checked by the Tourist Board, and all rooms are rated by them as suitable for a double. All breakfasts are freshly cooked, using local produce whenever possible; eggs are always free range and the meat is from a local award-winning butcher; mushrooms are from the local award-winning farm, and absolutely fresh. All laundry is regularly replaced, so I don't understand those comments either. I'm sorry the garden was not to their liking, but we have had many compliments on the flowers and colours and our "green fingers". We will take the comments to heart, and make sure we continue improving; we already have a large number of customers who come back again and again.
