Faultless in every way. 'Classic double room' for only £79 was superb value.
Staff were v. good, furnishings excellent, every facility available, scrupulously clean, warm and comfortable. Lovely location, and very convenient for our trip to The Theatre by the Lake in Keswick. Quiet,well maintained gardens. Would not hesitate to come back again.

Room Tip: Rooms on garden side, to avoid totally any traffic noise

Stayed for a weekend break on a £99 per person deal, Dinner, Bed and Breakfast. We were allowed to take our small dog for a nominal fee which was a bonus. Room was clean but could do with an update but did not put us off from returning. Food was very good and we had no complaints in the choice on offer.
Grounds are very nice down to the Lake and a lovely walk - small village location but within easy reach of Keswick. Would recommend this hotel.

Room Tip: If travelling with a pet the ground floor Rooms are usually allocated.

stayed here at the end of august,Had a great relaxing break the hotel was true to previous reports.We were lucky enough to be allocated a lake view room that had been refurbished overlooking the gardens,i feel the opinions of others about their stay might reflect the quality of their room !!.our room was large well equipped with a large bathroom.The public areas down stairs are quite modern,clean and comfortable.The conservatory area is a warm and pleasant place to relax with a drink from the nearby bar,all overlooking a nice garden area,its a short walk down to the lake side.
We enjoyed one evening meal in the restaurant,the meal was of good quality and ample portions at a fair price,the restaurant area is pleasant and your breakfast is served here also.
Staff throughout the hotel were helpful and pleasant at all times especially in reception,and in the restaurant.
breakfast was adequate with varied choice but moderate portions served for you ,not buffet style.One gripe was the coffee pots for two ,filled to the brim so that they dribble as you pour your drinks, both mornings !!.
Now the bad news ,at checkout we were billed for one evening of our stay TWICE for the same evening ,ALSO even though we only ate one evening meal in the restaurant we were billed for that meal TWICE ,even though i had paid for this meal already at the bar on the the evening!!!.
MY ADVICE TO GUESTS pay for your meals and services as you go by cash,keep your receipts to hand and don't authorise hotel charges to your pre registered card,
This hotel appears to have clientel of older people who i feel aren't so vigilant and are probably more trusting,Our experience took the shine off what was otherwise a great stay and i would not hesitate to stay here again or recommend the hotel,just excercise a little caution.

Room Tip: ask for a refurbished room if possible,lake views are very good.

Great location ,ideal for exploring Northern lakes. Hotel is situated near to lake edge but is misleading as it is a path with tall trees and grass etc you can barely see the lake . Restaurant staff were excellent,efficient and very friendly, reception staff were polite but not over welcoming. The room was ok although very dated in decor. The bed was horrendously uncomfortable resulted in both of us coming home from holiday with bad backs. The bathroom was in serious need of updating ; cracked sink, broken floor tiles,black grout and sealant ,flaky paint ,rusty radiator and filthy taps. The hotel had a very tired old feel to it , with the exception of the bar and dining room which have been refurbished.

We stayed here on the August bank holiday and were very impressed. The location is excellent, it's a short walk to the lake or 15 minutes into Keswick. The grounds are very tranquil and there is loads of space in the lounge area for taking it easy. The room was clean and decorated in a modern style. The bathroom was very spacious and also clean. Breakfast is great with a good menu choice, the staff were very prompt and curteous. Overall this is a very nice place to stay and we would definitely come back

Stayed for 2 nights with my daughter. The room was spacious but looking a bit dated...the ceiling paper was hanging down. The ensuite was large but there was a step up from the bedroom which resulted in stubbing my toe at night! The shower, over the bath was adequate but the suite a bit dated. Breakfast was served in the dining room and there was a limited breakfast buffet with stale cereal, no fruit or cheese and a cooked menu. The wi fi, even in the lounge, was almost non existent and the mobile phone network poor. Dinner was served very early and tea and coffee available for free in the lounge. DVDs are available to borrow for free but not all rooms have a dvd player. The grounds were pretty and there was onsite parking. The hotel seemed to attract a more elderly clientele.

Upon arrival my first thoughts were dimmed by an ill-fitting carpet in the long foyer but very friendly and amiable staff who were always courteous and efficient at all times in carrying out their duties during our stay.
We went to our room which had probably last seen decoration in the late 1990's and this is what lets this hotel down, the fact that my room had a VHS video recorder in it said it all. The whole place is tired like a sleeping giant of a bygone age and is ripe for re-awakening with a large overhaul.
Whilst checking out I spoke to the manager who was a very charming man who was well aware of the condition of the hotel and was keen to impress that the hotel was under a rolling refurbishment, this is good news and not undeserving of a Hotel which such Victorian stature.
This hotel could be, with some investment an excellent place to stay as it is it is a friendly well staffed hotel with a desperate need of refurbishment.

Room Tip: Ask for one that has been refurbished
