“Fantastic guest house”
5 of 5 bubbles Reviewed 14 October 2012

We have just returned from another wonderful stay at Lake View. We have stayed at many B&Bs in the Lake district and this is certainly the best of these. We have stayed several times now. The rooms are spotless, beautifully decorated, beds have wonderful crisp bedlinen and there are lots of little thoughtful "extras" (e.g. home made biscuits with the tea/coffee in the rooms) and the whole ambience of the place is lovely - very relaxing and welcoming with a "country house hotel" feel without the associated price tag - although it is important to remember that this is NOT a hotel, it's a guest house, and yes you are staying in someone's house, although Catherine and Stuart have a completely separate area at the back of the house so they certainly are not on top of the guests all the time.
Another bonus at Lakeview is the ability to have an evening meal - Catherine is a wonderful chef- the food, although there isn't an extensive choice(2 starters, 2 mains,2 desserts) is absolutely fantastic and beautifully presented- from the home made bread rolls with the first course to the home made meringue petit-fours served with coffee at the end of the meal, and you can even bring your own wine ! Breakfasts are also a treat with an excellent choice including beautiful fresh fruit salads.
We were astounded to read a previous poor review and can't help thinking that either they have got the place confused with somewhere else (especially since we noted that the review was posted a year after their stay) or that they do not know what to expect from guest house accommodation-if you want complete privacy and do not welcome interaction with other guests or your hosts then this is probably not the place for you. For us, however guest house accommodation is so much more of a personal experience (we have stayed in many both in the UK and in other countries!).
Catherine and Stuart are, in our opinion the perfect hosts who have managed to balance providing a warm welcome to guests whilst allowing them enough privacy and "space".
We stayed with friends-2 other couples- so took over all three rooms. It was like a private house party and we could not have had a better time. Thanks once again Stuart and Catherine, we hope to be back soon!

Room Tip: Both double bedrooms have huge luxury en-suite bathrooms. The superior double has both bath and sepa...

It is clear why Lakeview has earned 4 stars, a Silver Award and a Best Breakfast Accolade for it it one of the best places, including some swish hotels at three times the price, we have ever stayed at whilst in the Lake District. A friendly welcome, super clean bedrooms, a guest lounge with tea and cake on arrival. Free WiFi connection and a tray for tea, coffee and homemade biscuits in our room. We choose the largest of the rooms with a view of the Derwent Water and found the room to be well decorated, airy and light with plenty of space. The good size en suite had a super shower and a bath and ticked both boxes for us.
Breakfast is taken in the dining room where we were seated with four other guests and soon we were all discussing local walks and attractions. Stuart is a mine of local information. Breakfasts were generous with a good range of cooked dishes to suit all tastes .Fresh fruit , cereals and yoghurt a cafeteria of ground coffe and pots of tea completed the range on offer. We decided to have dinner on two of the nights that we stayed and these were unbelievable ...mind you Catherine is a professional chef, but the food, the presentation and the sheer quality of ingredients makes dinner here a "must not miss" experience. Two choices are offered for each of the three courses, one night we had roast rump of salt marsh lamb with crispy roast potatoes, a redcurrant and port sauce and plenty of fresh vegetables. This was followed by a Raspberry creme brulee. For our second dinner we choose grilled whole plaice with a brown shrimp butter sauce followed by a sharp, tangy summer pudding with fresh whipped orange cream.

We could not disagree more strongly with a previous reviewer and seriously wonder if the review has not been misposted as Lakeview offers great food, lovely bedrooms with helpful and friendly hosts.

Room Tip: All rooms on the first floor have good views but not necessarily of the lake.

We recently spent three nights at this outstanding bed and breakfast in the village of Portinscale on the western edge of Derwent Water and the welcome by Stuart and Catherine could not have be warmer. Our room, looking out onto the lake was spotlessly clean with crisp linen and fluffy towels. The room was fresh, bright and uncluttered but had everything we needed. A tray for tea and coffee, free WiFi and quality soap and shampoo added the finishing touches. The generous breakfasts were well cooked and presented with plenty of choice and good use was made of locally sourced ingredients. We decided to have dinner each night and Catherine's skills in the kitchen are outstanding, demonstrating knowledge and experience with creative flair achieving the highest of standards. Nothing was too much trouble with Stuart helping us to us to plan our days out using his local knowledge of the area and the many walks in the Lake District.
Stuart and Catherine manage to combine the highest standards of hospitality , professionalism and yet maintain a welcoming atmosphere that we could not fault. If you are visiting the Northern Lakes this is THE place to stay without doubt

we felt like unwelcome guests in someone's house, which is exactly what this is. It's a family home that rents out a few rooms. No view of any lake from our room. Not cheap to stay here either. When we arrived we were shown to our room by a child. The food was ok but at dinner we were seated at one big table with strangers. My recommendation is to go to one of the big hotels by the lakes, that way you will feel more comfortable and less like an intruder.

Catherine and I were most saddened to read your review of Lakeview. Our aim is to provide a pleasant location for your holiday and to help visitors with our local knowledge, culinary skills and hospitality.
We have through our website tried to portray Lakeview in an honest manor, but appreciate that what we consider to be good is obviously not to everyone's taste.
We strive to improve.

Would (and already have) recomend to my friends and family. The b&b is beautifully decorated and is exceptionally clean. Stuart and Catherine are very friendly and I have to mention the breakfast - to die for, my boyfriend actually said the best full english he has had! The double room is a good size and the bathroom is huge. It's the little touches that count - I would say my favourite was the daily replenished home made biscuits!
Portinscale is a lovely little village with a couple of pubs, a marina and a quaint little tea/gift shop. Keswick town is about a 25min walk or a £5 taxi ride only talking 5mins.
100% recommended!

It is great to hear you enjoyed Room 1 and it's wonderful view of Derwentwater, that will not change nor will the warm welcome to Lakeview. Catherine has a few interesting specials for the winter breakfast menu that we hope you will enjoy.
Haste ye back.
