One could not ask for a better location than Potts Point and the Maisonette Hotel in Potts Point to spend holiday in Sydney, NSW, AU...

I reserved the cheapest room. It was only about 7" (2m) wide and about 14" (4m) long, with a single bed, a table w/chair, a tall cabinet for clothes and such, a digital flat screen, and a kitchenette area with small frig, microwave, some utensils, and sink. It has a shared bathroom that was kept clean. With your stay, you will receive fresh towels daily, coffee or tea packets daily, and the room cleaned weekly. There is no air conditioner, but there is a functional window and a ceiling fan. Your door key is the same key used for the front door - front desk only manned from 8:00 - 20:00 (8:00PM). Late check-in is available using the Marionette Hotel key box. Please note – other rooms are available with larger space and/or in-room bathrooms…

Eats - around the corner and a small distance up the street, there is Woolworths store and further up the street, near King's Cross Station, is Coles. Woolworths and Coles are the large box stores in AU. Out front of the Maisonette Hotel, there are two sidewalk cafes for Breakfast thru Dinner. They may bring some noise to some rooms, but they are a welcome addition to the area…

Sydney sites - your are in walking distance to the Royal Botanical Gardens; King's Cross Station, which gives access to Sydney and surrounding areas; and a little further walking venture, downtown Sydney - Darlington Harbour, Circular Quay...

There could be two additional Cons besides the following two Cons to Maisonette Hotel depending on your month of stay and your mobile capabilities. Maisonette Hotel has no air conditioners, at least in my 4th floor room, and there is no lift in the Maisonette Hotel.

For me, the visit in March, there were only two downsides. Number one, which was very minor - the walls are paper-thin and the floor creaks, even if one soft foots around. Heavy foots, well - I did not find it bad during my stay, but for other temperaments? Number two, the internet -- you are charged a lot for a very slow internet connection. Being a first timer in Sydney, I did not know - but I saw other hotels offered free internet or you can get free internet at various shops around Sydney. I am not sure of the response times of the other places, so Maisonette Hotel could have good response time.

If they would lower the price or provide internet for free - I would say this is a diamond in the rough -- Sorry -- A Diamond in Potts Point Sydney, NSW, AU...

FYI -- Two other notes, not to Maisonette Hotel, but to Sydney in general – One, Sydney is expense, and Two, be prepared to spend one to two hours, when arriving, getting through AU customs and immigration. AU takes precautions for international arrives – from spraying the interior of the plane before deplaning and possible screening of your luggage in customs.

FYI – TWO – If you stay in Sydney and have the time, take the Manly Ferry, visit Katoomba, and go on walkabout in Sydney…

If you visit Sydney, I hope your time was a nice as mine...

This hotel was extremely disappointing- The tv bracket was hanging off the wall, there was no aircon so the room was roasting, we had to pay for WIFI,room was very small and the staircase is very narrow. Half way through our 7 night stay we asked if we could have a clean bed sheet and were told it would be $40. On the last night a huge cockroach ran across my feet while brushing my teeth. The receptionist told us we should get used to them in Aus as they are like birds!...
Would not recommend this hotel and definitely would not stay again.

Sydney is an expensive city for hotels,and when you are way passed your backpacking days and on a budget,this might be a problem.Look no further! The Maisonette is a well-run establishment in the lovely neighborhood of Potts Point, 5 mins away from lively Kings Cross,and a mere 20 mins walk from Circular Quay via the gorgeous Botanical Gardens. Darlinghurst and its restaurants are also around the corner. Actually everything you need to see in Sydney is within easy reach by foot,bus or train.

The hotel is kept spotless by a friendly multicultural staff,and your room provides a flat-screen tv,a microwave,a fridge,utensils,a hair dryer and even an iron. Some rooms have shared bathroom facilities,which was no problem for me since they were very clean and rarely occupied. The ceiling fan keeps the room cool enough,and for the price I wasn't expecting aircon.

Three minor complaints:
1/Steep and narrow stairs over 3 floors,leave your heavy luggage at home and travel light!
Also if you have mobility problems,the fact there is no elevator can be a problem.

2/The wifi internet is charged extra (46$ for 2 weeks) which I think nowadays shouldn't be.I was lucky I got a good signal on the 3rd floor,but some others complained about bad connections.

3/The hotel itself isn't noisy,the old thick walls provide good soundproofing.Nevertheless it sits on top of two popular restaurants,quite useful actually,but the noise from customers and the sounds from the kitchen end up late and start early.Be aware,this is a busy inner-city neighborhood!
But despite these flaws,I enjoyed my stay at The Maisonette where I found good value for money.I would consider returning there in the future and recommending it to my friends

We booked this last minute and arrived about a hour after booking online which was no problem, the lady on reception was very helpful and told us how to get to all the local places we might need, we had a twin room which was all that was left but it was clean and great for what we paid, was very hot as theres only a ceiling fan but that's my only criticism, highly recommend!

Staff was friendly and room was clean with enough dishes and appliances (all working and in good condition) to do a bit of self-catering if you want to.
As things go in these older houses, plumbing is not perfect and the shower emits very little water (girl's, washing hair didn't really work for me) and there can be smells from the drain. Staff readily gave us air freshener to combat this.
It is a budget price and the location is hard to beat.
Shame they don't offer free wifi which is pretty much standard nowadays.

I am a solo traveler on a budget and found the Maisonette perfect for my requirements. The hotel is located in a great area and only a short walk to Kings X station. It is also only about a 15 min walk through the lovely Botanical Gardens to Circular Quay.
I was allowed to check in early which was appreciated. The room, although fairly small was fine with a comfortable bed. There was a kettle/fridge/microwave which all worked fine. Towels changed daily but you make your own bed which again is no problem. I was a bit dubious about the shared bathroom (No ensuite available when I booked) This was not a problem at all. Adjacent to my room was a large "wet room" with powerful shower/sink/toilet. Never saw anyone else use it and it was kept scrupulously clean. It was probably bigger than the bathroom in an ensuite room. No air con but the ceiling fan did the trick. If you're looking for a well priced base in a great area of Sydney then this is the place. People moan on this site about the slightest thing but to be honest if you spend all your time in your room in a place like Sydney then you are either not feeling too well or you're a bit sad!! This place does what it says on the tin - provides clean comfortable accommodation with friendly service at a good price.

This was perfect for what I needed, basic single room, clean and shower and toilet was spotless. Far better than hostels would recommended this to anyone stayed there on two separated occasions during my stay in December 13 and both were as good as each other! Staff were really friendly and location was great!
