We just had a three night stay at Oaks Charlotte Street, Brisbane and probably won't go back. The only reason we stayed here is that the other properties in easy walking distance to the Queen Street Mall are totally overpriced but, it appears that if you want a decent self contained apartment in Brisbane CBD you have to pay nearly twice what you would pay in Melbourne CBD - go figure.

Pro's: The location is excellent, an easy walk to everywhere, room booking and check in process was friendly and trouble free and the foyer of the property is 5 star. The view from room 3903 was excellent, despite the beds having a hard strip down the middle, (2 single beds pushed together to make a Queen), they were comfortable to sleep on.

Cons: Street noise was a bit loud, the two lifts are simply not enough, especially when the cleaners are active, the wait can be 20 to 30 minutes, very small bedroom cupboard (explained later). On a casual look, the room looked clean but there was heaps of dust around light fittings, sprinklers, vents etc and some mould in the grout of the shower tiles. There was also old damage to doors and fittings in the room which had been patched up rather than properly fixed, e.g. we had towel rails and a toilet roll holder that were loose and bent, bedroom cupboard doors that were badly bowed in, a broken range hood and the dryer filter wouldn't stay on so blew fluff all over the bathroom. All of this just made the whole experience feel second rate, the room needed a thorough clean and some proper maintenance. There was no info folder in the room, it took me some time to work out that you had to change the TV source to Analogue TV to get Foxtel. The TV's were small and cheap, we didn't bother with the Wifi as it seemed easier to use our mobile data. The lounge chairs were just plain uncomfortable so much so that you wanted to stay out rather than come home and relax in the room. We originally booked a 1 brm apartment but then our son wanted to come for the last night. We were advised to upgrade to a 2 brm for an extra $60 but the 2nd brm would be locked until our son arrived. On check in, we were ensured that the room would be unlocked when our son arrived at 9am. Needless to say it wasn't and after two phone calls to reception, assurances that they were coming straight up and waiting 2 & 1/2 hours we gave up and went out. We let the girl at reception know our displeasure and she said they were simply too busy to do it. When we returned at 2.30pm the 2nd bedroom had been opened and we were absolutely flabbergasted to find that it was actually the master bedroom with plenty of cupboard space and a 2nd TV - so we basically paid extra money to sleep in the kids room, it would have been nice if we were advised of this so we could have made an informed decision. Lastly, it didn't happen to us but on check out on the Sunday we noticed three people in a row get charged considerable extra fees for rollaways, parking etc. Judging but their very angry reactions I would say that they were not aware of the conditions so I would recommend that you do your research to avoid any nasty surprises.

I recently stayed here for a week. The location is great but the hotel itself is tired. There is always a long wait for the elevators. The lock on our door was broken and even though I complained, it was never fixed. The room itself was ok if a bit worn and the bed comfortable. The wifi is a joke. Thirty consecutive minutes per day are free. It can't compare to the Meriton on Adelaide which is also cheaper.

Room Tip: Try and get a room on a lower floor. The elevators are always backed up.

I love staying here, comfortable apartments, great location and love the 25m indoor pool. The only downside is the lifts are incredibly slow, we ended up using the fire stairs to check out after waiting 10 mins and still no lift. Parking is $25 per day, expensive but seems to be the norm in the city.

I had booked a 2-bedroom apartment for my family of 5 and we were given a room on level 43, the 2nd highest floor of the entire building! The view from the room was fantastic and the room condition was great (clean with furniture which looked as good as new)! The close proximity of the apartment to the shopping area (Queen's Street Mall) was also a plus-point. I will definitely recommend this apartment to my friends and relatives who will be visiting Brisbane.

Room Tip: Request for higher floors for better views and less noise from the streets

A college and myself stayed here for 2 nights recently. We specifically requested twin bedding. When we arrive the girl at the desk was very blunt and slightly rude. As I have had clients of my own stay here in the past bedding requests seem to go un noticed with this hotel. When we got to our room the beds were not split when requested at time of booking. We were made to wait until 1030pm to have the bed split into 2 singles, in which the reception girls did for us with poor attitude. It seemed like such a hassle for them. They then gave us a throw rug instead of a proper doona in the middle of winter. We asked for a proper doona to be brought up and beds made Imthe next morning. We came back to a doona insert, no cover left on the table and the bed bot serviced by house keeping.

We recieved no applogy or made to feel better about the situation. We felt like we were a hassle to the staff and the service was lacking in all aspects. The house keeping was poor and tglhe girls at reception were rude.

it is a shame seeing as it is a great location and close to the city, great for families however I hope management take note of their staffs downfalls on customer service and guests requests and train their staff on customer service skills.

When I booked in I found the Staff faultless, so helpful, friendly and very courteous.
When I got to my room which had a great view I was astounded by the amenities available, it was just like a luxurious one bedroom Unit beautifully fitted out with all you would ever need.

Room Tip: I am sure they would all be good

We recently stayed in a 2 bedroom room with 2 of our sons. When booking the room we were not made aware if there was one bathroom or two. When we arrived at the room we were pleasantly surprised to find an ensuite and separate bathroom.

The location is great with only a very short walk to the mall which has quite a variety of restaurants to choose from.

The room was comfortable enough for a short stay for 4 adults.

We would stay here again.

Room Tip: Ask for the higher floors if you want a better view of the city.
