“Amazing location and great value for money ”

We recently stayed at Poinciana 101 for 8 nights and loved every minute of it. The price to stay here compared to a lot of other places on the island was significantly cheaper yet was complete with everything we could have ever asked for, right down to the little touches like bucket, spades and toys for the kids and the extensive cooking utensils, Tupperware and kitchen equipment. The views over the water were just picture perfect and the apartments very spacious to suit 3 adults and 2 children. The buggy provided with the property was very handy especially on the rainy days to get the kids out for a drive. Every single staff member we dealt with from booking with Luxury Holidays, to the airport transfer staff and even the cleaners - everyone was so helpful and lovely. Could not recommend enough and we will definitely be back to stay. Thanks for a perfect holiday

“Relaxing Holiday”

Everything lived up to our expectations and more, had a fantastic time and is so central to everything. Thank you to the Luxury Holiday team for making this a most enjoyable and memorable holiday, will definitely be back.

First, lets get the good things about this unit clarified. The location is very good - it stands half way between the Marina and the Resort at the top of quite a steep climb, but within easy walking distance of both (about 5 mins). It is also one of the older style properties and therefore larger than some of those built within the last 15 years or so. The views are good and the whole thing could be delightful, however…

Due to issues concerning service, booking and the current state of the unit, 101 Poinciana is not a good property to stay in for an enjoyable holiday on Hamilton Island.  We chose it because we wanted a three bedroom, two bathroom option, and these are limited. We believed the photos and decided to take the risk.

However, the disappointment began as early as the booking process.  We are very frequent visitors to the island, we own two rental properties here, and have stayed in a large selection of different places, visiting about 4 times a year. We know what to expect for the cost we were being charged. This unit is overpriced for the state and the service offered.

We initially saw the advertisement for the property through Stayz. We have booked through them several times, and usually the owner responds within about 24 hours.  This time, I had to chase the property agent, Luxury Holidays, to find that the person dealing with the request was away and no one else had picked up the application.  They also quoted $100 per night more than the advert in Stayz.  However, looking at the photos on the internet we decided to go ahead. We now know the photos are very out of date as the property certainly is now very dated and filthy.

We had to contact the valet on the day of arrival as our details changed. We then discovered that we had been given the phone number of the previous owner by Luxury Holidays.  Luxury Holidays is an agent situated on the mainland. It is very obvious that they do not inspect the properties and choose whichever is the cheapest valet service available, or perhaps just anyone willing to do an odd job on the island. There certainly does not appear to be any level of service expected by Luxury Holidays, that would constitute a standard which is acceptable. In fact the title Luxury Holidays is a misnomer, as luxury was certainly not applicable to the apartment in its current state, and as we had to do so much cleaning, it wasn’t much of a holiday either.

When we did arrive, we were texted the phone number of the new valet.  As he was not there on our arrival, we rang to find out where he was, only to be told that it was his day off, and his boss Ricoh would be along in a minute.  Usually, with other valet services on the island the buggies provided are parked at the ferry terminal. We are met by the valet and our bags and selves are transported directly to our rental.  Not this time.  After waiting for the arrival of Ricoh, one of our party had to go and collect the buggy before going to the property. He said there was no one to help move the buggy.  He could have easily done this himself and walked the 100 metres between the parking place and the port in preparation for our arrival.  There was no information about the island forthcoming for the new visitors who were with us, and in fact a rather surly response, that I must have been there before.

After giving us the keys to an EZGO buggy, he returned with a new lightbulb, and keys for a refurbished Club Car, claiming that it was new.  The glove compartment was full of used cigarette packs, and even cigarettes as well as old rags. The buggy was fine, but why the lie, and why not clean it first?

The state of the apartment was thoroughly disappointing. Within 10 minutes of arriving, i had to go to the general store to buy cleaning materials.  All of the surfaces were greasy and dusty. Drawing a finger across the tables left a slimy mark.  Every surface was sticky to the touch and grimy.  If you sat on one of the outside chairs, you stuck. We also had to wash all of the cups and glasses, most of which either had disgusting stains or finger and lip marks.  We even washed out the supposedly clean tee towels as they smelled musty and felt grubby.

Sitting on the balcony furniture, the arms of the chairs were sticky and black with the grease and other fluids of previous guests. These had to be scrubbed to reveal their original colour and allow us to sit on them without feeling contaminated.

There were only three towels in the second bathroom, for four of us, but luckily the lock on the linen store did not work as the door no longer fitted, so we could help ourselves to the linen which should have been supplied in the first place, as a minimum.

Some of the light fittings did not work and the lightbulb in the bathroom needed replacing - twice, once the first day and again on the fourth day. The bulb in the corridor did not work, neither did the dimmer switch or the first setting for the fan in the sitting room, so it had to be on setting two or higher all the time.  It was like sitting in a wind tunnel.  There was also only one air conditioning control for all of the units. The air conditioning units squeeled if they were set at less than 23 degrees.

The paint work throughout was in dire condition.  The ceiling in the hall was black with dirt.  The tiles on the veranda had probably only been swept rather than washed properly for a very long time.  All of their edges were black and grimy.There was even a smear of blood on the sheets in our bedroom.  

There were 8 dinner plates, two side plates, three bowls and two larger serving size bowls for 6 of us. No other crockery to eat from, except a couple of larger mixing type bowls. We also, had to clean out all of the drawers as by this time the whole place felt so dirty that we didn’t trust anything to be clean.

The electric BBQ did not work, the switch kept flicking off, meaning it only heated for five minutes then turned off and would not start again.  We asked the housekeeping service to replace it. The first phone call was at 8am to request this, we had to phone back at 4pm as we had heard nothing all day. Eventually we had to chase again and at 7.05pm (when we would have liked to be serving up our meal), a replacement BBQ part was delivered. Again, with a surly attitude, as if he was doing us a favour.

Everything about the unit was old.  The bathroom fittings were dated with an old sliding shower screen that continually fell off its runners. The drawers stuck and were stained, the cupboard doors would not close as they had obviously warped. The blind in the bedroom would not work and the strings to operate it were broken. The extractor fan in the family bathroom did not work and being an internal room, meant it was unpleasant and unventilated.  The amount of grease on top of the extractor hood was just too much to contemplate and the oven was grubby with old food burned onto the roasting tray.

All of these things should be rectified if this apartment is to stay in the holiday rental pool.  It has obviously been rented as a permanent resident rental for a long time, and has been allowed to be run down.  Most of the units in the block are residential rather than holiday, which is fine, but people who do not expect this should know. It is definitely not currently worth the money charged for a holiday rent.

Things which can not be rectified include the noise in the second double as the sound of the air conditioners from Yacht Harbour Towers and the port area of the marina create a constant droning sound.  And the twin room is a dark and dingy room with no natural light due to the stairwell outside.

The apartment was doubly disappointing as we had visitors from the UK with us and really wanted to show them why we love Hamilton Island. This unit gave a really poor impression of service standards in Australia as well as a suspicion that there is no real value for money here.

When I pointed out the problems, I was told to make a list. When I said that this would be on Trip Advisor, there was much more concern about it stopping people from booking than about rectifying the problems. There was a mention that the unit was going to be updated in March 2016 - I strongly suggest that anyone booking after this time requests proof that these updates have been done before they make that decision.

Poinciana 101 has been fully renovated since your stay with completely new bathrooms, flooring, furniture, kitchen and many other features. We are so sorry that your experience was less than perfect. We certainly aim to create special holiday memories as our many other feedback left by previous guests indicate. The owners of Poinciana 101 have changed valet and cleaning companies since your stay to one of the best on the island and next time you stay (we hope you do) you will note a difference for sure. We were a little bit disturbed when asked to refund money or our TripAdvisor feedback would be damaged but in any case, we apologise for the issues and please know everything has been rectified, renovated and refurbished.

“Great location and comfortable apartment”

Excellent location - very close to both the marina and the beach. No big hills to walk up either! The apartment was very clean and comfortable. It was probably a little overdue for some minor maintenance such as new light globes in a couple of places, batteries in wall clock and tide clock, shower screens that didn't slide very well. But, overall we would stay here again.
I contacted the managers at one point as there was no coffee plunger in the apartment. One was promptly delivered with no complaint.
The communication was excellent from the time that I initially enquired about the apartment.
Overall, our family would thoroughly recommend the apartment. It provided a very comfortable stay for the week.
