Spent 1 night here recently with my brother in law the night before his wedding. From the beginning we were greeted at the front desk by a young and grumpy young man, who had absolutely no customer service skills. No smile, nothing. This set the mood for the rest of my stay. It was plain depressing. Perhaps if we were greeted by someone with a smile and half a personality, I would possibly be writing a better review. I would strongly recommend this hotel review it's customer service training. Aside from this. The room we were in was neat enough. Someone was apparently moving furniture on the floor above at 5am the second night. Which was disruptive. Learn how to smile and I may recommend others to stay here.

This apartment hotel, with the emphasis on serviced apartments rather than hotel, is well set up to handle sporting groups and others visiting Adelaide with its central location.This is our second visit and the pluses include well designed and spacious rooms with good facilities, laundry in room, dishwasher and kitchenette etc. The rooms have small but useful balcony. They are starting to show some wear and tear on furnishings. Our cleaner did an excellent job given as a bunch of cyclists we used the facilities to their full extent each day. In the past we have found the pool and spa facilities over treated with chemicals so avoided using them. Good central city location and competitively priced. Front desk staff always pleasant and helpful.

Room Tip: If you have 3 in a room try to get an end apartment on an upper floor.

Stayed a total of 3 nights but over two dates... So did 1 night, went away to kangaroo island, then returned to Adelaide for 2 nights.

On the positive side, the staff the reception were brilliant. Super helpful, friendly and knowledgeable.... One chap kindly booked us a wine tour (highly recommend the barrows trip) at 11pm the night before we wanted to go, so we could spend my husband's birthday drinking top wines! They also booked taxis at all hours and recommended restaurants, and allowed us to store luggage over the weekend while we disappeared to kangaroo island.

As for the apartments themselves, we'll... This is where it was a bit mixed.

During our first one night stay, we had a great apartment. Nicely laid out, comfy bed, big bathroom with jacuzzi bath and his & hers sinks. I was really excited about returning a couple of days later.

But upon our return, we checked in and were surprised at how different our second apartment was, especially as we had booked the same standard of room. The new apartment had two bedrooms... Which might sound like a bonus but seemed superfluous, and a much smaller bathroom with only a grubby shower. The living area was also more cramped.

As it turned out the second bedroom came in handy... We had chosen to sleep on the bigger of the two which led on to the balcony. However, despite being a Sunday night there was a banging club going on all night, making it impossible to sleep. The bed was actually vibrating. So we moved to the interval, smaller bedroom and just about managed to block out the sound.

As for the other amenities, I am surprised to know that this is supposed to be a business apartment. There is no wifi, only Ethernet... Which is completely useless if you have a MacBook like myself. The pool was very small and narrow, and the "gym" essentially a room with 2 or 3 cardio machines.

So, in short, we found this place fine in terms of location (close to the tram, near the shops, 20 mins cab ride from airport), and fine for a stay over, but it certainly wasn't remarkable.

Stayed in a three bedroom for 4 nights during Tour Down Under. Oaks are in a good location close to the city and the apartments are a great size with great views but the place needs both a good clean and some routine maintenance .. Bathrooms mouldy, floor not clean, lounge had some sort of mites or fleas leaving us all with bites, blinds all broken and shower head broken. For this price you'd expect a higher standard surely. Room wasn't cleaned one day, reception response was to give me 6 towels!

Our Front Desk team did record the feedback given on check out in regards to the bites that were reported and the sofa has been thourghly checked but nothing was found. We stayed 6 nights in a two-bed roomed apartment. It is across the road from the station and handy for the Botanics,Zoo and new cricket stadium as well as Adelaide's central shopping district. The road is very busy with screaming ambulances and traffic including buses which are noisy because they use green fuel. During the night the rooms are well enough soundproofed to shelter you from most of this. The apartments are modern,serviced and fairly spacious. The sitting area is large but the toilet and bedrooms are quite tight. There is a balcony from which yo view the traffic! Reception staff are helpful and friendly. This us a good place to stay. Breakfast is available but we didn't use it. The kitchen and laundry facilities are cleverly neat and good.

Room Tip: Go for the Main Street not at the back which overlooks nightclub alley.

We stayed for 3 nights. No complaints about the room, it was spacious and clean. A good kitchen and full size fridge all we needed. But I would recommend you arrive by public transport, or have your car parking organized in writing prior.
I booked on line and assumed, as most other places I've stayed there would be a place to park and a lift from the car park to our floor.
I called before arriving and was told their own car park was booked out, but could use the public car park next door.
I was told it was $26.00 for 24 hrs, a bit higher than the Hotels rates but ok as I had no choice.

The next day I was charged $40 for 18 hours. The day after was $50 for 24 hours. The staff were friendly and polite but not helpful with this issue. I asked 4 different staff members about the price, and told them how much I was charged, they said that didn't seem right and we should ask the public car park attendant. I felt like they didn't care, and "parking was our own problem".
The car park attendant told us it was at least $50.00 for 24 hours. I told him the Hotel told us $26.00. He then said you need your ticket validated by the Hotel to get the discounted rate. I asked the staff again and they knew nothing about validating tickets. On leaving the Hotel, the public car park lift was not operating. I have stayed in many Hotels, Motels, Resorts and have always been able to park my car with out complications.
Other than that, our stay was enjoyable.
Next time I visit Adelaide and paying in that price range I will be choosing a place that has enough parking to accommodate all the guests.

We are glad to hear that you enjoyed the facilities and location of the apartment, however dissapointed to learn of your problems with parking. Unfortunately we only have a limited amount of car spaces and these are subject to availability. The car parking does need to be pre booked before arrival to ensure that there is availability.
There are public car parks close by and the one that you might be referring to unfortunately increased their pricing for 2014 which we were not aware of. We are endeavouring to arrange a discounted price for our guests, however at this time this is not confirmed.
Please accept our sincerest apologies for this inconvenience and we hope this did not marr your overall impression of Oaks Embassy.

Booked a 2 bedroom apartment, we were a family of 4 stayed 2 nights. In the city to finally tie the knot after quite a few yrs together.
Walking distance to public transport, free in the CBD, many cafés close by, few pubs/hotels. Walkin distance to Rundle Mall which is main shopping in centre of Adelaide (can take free tram if don't wanna walk)
The room itself was ok, all mod cons, rooms good, air con worked well. Shower in bathroom was quite dark, better lighting would be better. Great to hav a balcony but the step out & back in was bad. Yes there was a sign on the sliding door to mind the step, but if u missed it, whoops.
We had a room facing west, brilliant views, though in the late afternoon the sun really shines in, so take note if stayin in the summer months.
Generally quite happy, would stay again, staff friendly & helpful
