This is a pub with recently and beautifully renovated rooms though the black walls may not be to everyone's liking! Our original room (Room 7) proved to be very small and the black walls made it feel tomb-like. Not a good room for anyone who suffers from claustrophobia. I requested a room change and the person who checked us in obliged and changed us to Room 6. This proved to be a great room- very spacious and bright.
This hotel provides surprising little touches! A goodie bag of snacks, bottle of fresh milk for the wonderful coffees you make using the Nespresso machine and to top it all of the fridge is stocked with soft drinks, beer and cider which are complimentary.
The bed was very comfy and the AC worked well in spite of the heatwave Adelaide experienced during our stay.We had a lot of trouble connecting to the free WiFi but a blackout during the first night of our stay seemed to reset the router and once the power was back the WiFi worked brilliantly.
The bathrooms are big, bright and clean though there was nowhere to keep toiletries. A small shelf under the mirror would solve this problem. The hotel is a short walk from the Central Markets which is a great place to have breakfast and lunch.
After my initial disappointment with the room, our 3 night stay here proved to be a positive experience. This place may not appeal to every traveler. You have to carry your bags up several flights of stairs and there are no staff around when the pub is closed.

Room Tip: If you are claustrophobic, choose a Premium or Superior room.

Quite a different place. Just a few rooms above a pub but they are nice and well appointed with a stocked free mini bar, big bathroom, comfy bed, welcome bag of treats, Nespresso pot. Very close to Central Markets for getting food and walking distance to lots of things or hop on the free bus just outside. You will definitely need the provided ear plugs if you are close to the outdoor patio. With a little more in the way of places to put our stuff the room would have been perfect. There is no reception desk or staff per se, you check in at the bar, but the staff are cheerful and helpful. If you are the type of traveler who needs a lot of help this is not the place for you. Best for independent types.

Room Tip: You do not want to be above the outdoor patio.

You check in at the bar....literally. Gourmet hot dogs and lots of beer on tap...almost anytime you want. Old hotel done up in modern, minimalist style. Happy patrons having fun late into the night. Comfy room with updated bathroom, Nespresso machine, fridge and good WiFi. Super friendly staff. That sums up the Franklin Boutique Hotel. Not everyone's cuppa, but we really enjoyed the place. We walked to breakfast at the Central Market each day which was way cool. The hotel is located three blocks from Gouger street which is the restaurant street of the CBD. Across the street from the hotel is the bike agency which gave us bikes to use to ride the bike path down to the sea. Adelaide is a great walking town and this hotel's location is hard to beat.

Room Tip: Ask for a quiet room and they will do the best they can. Our room was away from the tavern but over...

My wife and I were finishing our Australian vacation with one final day in Adelaide. So, we wanted a hotel that was both close (enough) to the airport and provided something fun and unique to cap off our wonderful journey down under. After seeing the positive reviews on TA and checking its location relative to the airport (a quick 10-15 minute drive on a Sunday morning), we booked at the Franklin.

Originally, we had planned two nights and had selected a Superior Room; however, our plans had changed and we only needed a single night there. Booking online is easy, but modifying an existing reservation cannot be done through the website. After a hassle free email exchange, we changed to one night in a Deluxe room.

We arrived on a Saturday in the late afternoon. The pub located on the ground floor is where you get your room keys. It was empty at the time, so getting checked in was pretty painless. We grabbed our keys and carried our luggage up the stairs to the second floor (where it appears all the rooms are located).

We had room number 4 found near the back of the facility. Deluxe rooms are described as "colorful" and "funky". They certainly are. Our room was modern and while the decor is dark, wood, light, and splashes of color are added to create some warmth. The room is very compact. Given the size of the bedding, only a few feet remains on either side. There is also a small coat rack (a closet surrogate) and a small raised table in the sleeping area.

To the right of the entry door is the bathroom. It is an "open" plan with a tile floor running under the vanity all the way to the shower (no shower door) - a very sleek / clean look. Again, it is very compact. There isn't much room for toiletries anywhere, but we were only staying for a single evening - so it was no big deal for us. If you need more space, I'd suggest either the Superior or Premium rooms instead. The shower (no bath tub here) was powerful and efficient, but it did cause a small amount of water to accumulate in the vanity area (until it finished draining).

Besides the slick decor and the compact efficiency of the room, the topper was the little surprises found on and underneath the raised table. Franklin supplies a "goodie bag" of local snacks that one is free to enjoy - with a few words of local "wisdom" thrown in for good measure. Under the table, is a refrigerator that is also stocked with goodies - sodas, water, beer, etc that patrons are also free to enjoy. Now, sure, this is already "built into" the pricing of the room, but given the reasonable cost, these items just feel like nice additions to the whole eclectic package. Also, I noticed about halfway on our walk to the room, a bowl of fresh fruit that guests were again welcome to consume.

As for noise, since we were at the back of the hotel, we experienced no perceptible added noise in our room - even though the pub was packed by 7 and stayed that way at least until we went to bed (around 10). And, it is rather convenient that a unique little drinking / dining establishment is right at your doorstep (and, yes, we did eat here after a short excursion around the surrounding area).

All in all, the Franklin provided us with unique experience we were looking for. And, while we weren't staying long, if your travel plans call for a stay in the heart of Adelaide and your looking for something out of the ordinary, I'd suggest you check this establishment out.

We loved staying here. It was so refreshing to stay somewhere with some unique design, somewhere that doesn't feel so 'motel room'. The hotel is really well designed and rooms were excellent. Very fun, hip vibe.
We found the bed to be very comfortable, and I loved it that the room had old school air vents, providing fresh air, rather than just stale air conditioning.
When we arrived, we found little pressies - like complimentary mini bar snacks and drinks, a local map and super soft ear plugs (which came in very handy). We stayed mid week, so the music did not play too late into the night, but the street noise is still quite noticeable. If you are someone who needs total silence to sleep, this may not be the place for you.
The bathroom was really nice and sparkling clean. The huge freestanding bath looked awesome but we didn't have enough time for a bath.
From down the hall, we had access to the balcony, where we enjoyed our room-made nespresso coffees in the morning, before heading to the central markets, which are really close and sell any food you could possible think of.
Free wifi in the room was handy and if you like watching TV, there is a big one with easy viewing from the bed.
I loved the decor, colours and artworks. I really appreciated all the small touches at the Franklin.
The staff were fairly friendly, and did not ask for payment until arrival.
They had super cool push bikes too, but we didn't have time to use them or the really sunny courtyard... next time.

Beware, the on street ticket parking is very quick to catch you out! We received a fine within seven minutes of parking there!

Room Tip: Ask for a room away from the street if noise is a concern. We stayed in room 1 which was very cool b...

I was surprised when dropped outside the hotel, wondering if the inside would be better than the external appearance. Sure enough it was.Nice chic interiors and just a walk away from the bus and train station.Besides quite close to the central district where eating and shopping places are located.

Room Tip: The trudge up the stairs with heavy suitcases is something to think about,so pack light or two small...

This hotel is situated on Franklin which is just a short stroll from the city center. Initially, we couldn't find the entrance - we were early and the rooms are above the pub downstairs, so the main doors weren't open yet - but once we were spotted we were welcomed in and, because our room wasn't ready yet, we were give good advice on where to go for breakfast. Later on, we were give the key to our room which was truly original; dark walls and yellow doors, really big bathroom with a designer bathtub, industrial looking furniture. Also, and this was a first: free drinks from the mini bar and snacks in a bag. Great bed too.
I don't know if noise could be a negative factor on the weekends, and those that require a night watchman - there isn't one. But I felt welcome and enjoyed my stay here very much.
