Spent 1 night here for business, my room was very clean and modern! Basic supply's had a mini fridge, microwave shampoo & conditioner no hair dryer though, only disappointment!! Great location!! Will stay again for business!

Stayed here 3 times now. It's a 3 star in my books. The reception service when we booked in was terrible. When we booked out was great. The rooms are modern and beds are clean and comfy. There could be free water offered in the bar fridges for all rooms at least. The windows I don't think have been cleaned on the outside ever. Very dirty to look out. Not a nice experience. All in all it's ok. It's close to Etihad Stadium to see the big games and concerts. It's cheap overnight parking. I would come back and recommend this hotel for the budget minded.

Had to go to a trade show in Melbourne in June and found this hotel. I was very surprised at the quality and service received for such an inexpensive room rate. Coming from Sydney where hotel rates range from expansive to down right "you have to kidding" I thought well at least it was cheap.

Situated about 200 meters from the Southern Cross Station and bus terminal so getting an express bus from the airport and a quick walk and you are there. The hotel was new with large clean rooms good facilities and the biggest surprise was the breakfast for an additional $6.00 on the room rate you get a very good breakfast.

As the hotel is on Spenser Street it would be a short walk about three streets over from the hotel or a short cab ride to the heart of the shopping area.

I will stay there again as it was perfect for my requirements for business and when we want to visit Melbourne as tourist and the shopping of course.

It has a great location right in the middle of Melbourne across from southern cross train station. The rooms are very nice and have stayed many times. Will keep going back and definitely recommend it for others.

We stayed in a room (905) which was a disabled room. The room was clean warm and the bed was comfortable. The hotel is located very close to Etihad Stadium, Coles supermarket, Spencer st station and the free tram stops nearby. We have stayed twice now and will be back. Heads up on the in-house breaky, its just cereal, scrambled eggs and baked beans.

Have stayed here twice when in Melbourne and it is always fantastic. The staff are wonderful and do anything to help. We have had noisy neigbours on one occasion and after ringing reception the staff came and sorted them out immediately.

The hotel always has great specials and with breakfast included it is even better. Breakfast is just the basics but its exactly what you need, with juices, yogurt, cereals, toast and baked beans and scrabbled eggs.

Located on spencer street and only a 3 minute walk from Southern cross station, your close to the trains, and the Melbourne skybus (airport transfer), which means no matter what time of night you arrive in Melbourne, your hotel is right there when you get off the sky bus from the airport.

Trams also stop just outside the door of the hotel, which take you right into the centre of the city. The free city tram also stops nearby at the top of spencer street, a 1 minute walk away, and this tram takes you right around the permitter of the cbd, so you can easily get anywhere.

The rooms are always clean and modern and have a safe, fridge, tea and coffee facilities and flat screen tvs. There are ice machines on each floor and the housekeeping trolleys are always left out nearby incase you require any extra soaps, milk, tea or coffee during the day or night.

We stay at this hotel a lot, as it's quite central to where we work, allowing us to walk to work if we need to stay in town - we live 130km from Melbourne.

There are lots of negative things I could list about this hotel, so let's do that first:

* Kettle is small in every room, tea and coffee is so basic I tend to bring my own now.
* Lighting can be dim, but the beds do have directional/flexible reading lights.
* Housekeeping can be hit and miss, we've arrived to find no bathroom toiletries.
* Housekeeping always changes the towels regardless of whether you hang them up or not...makes me mad when they have signs up saying 'be water wise-hang your towels up if you don't want us to take them'.
* Rooms can be a bit noisy on the street sides.
* Housekeeping is hit and miss if you need something brought up to the room. I've asked for extra towels and been told there is no one available to bring them up in the evenings.
* Breakfast is limited, so we generally don't select that option.

But, here are the positives:

- Rooms are clean and well laid out.
- Rooms are quite large.
- Supermarket is right across the road if you need supplies
- Restaurant is just downstairs that has delicious food and delivers to your room
- Breakfast is limited but available: if you have dietary requirements, forget the hotel breakfast and go to a nearby cafe.
- The beds are comfortable
- Staff are friendly
- Easy to walk to Southern Cross Station
- Trams right outside to take you wherever you need to go
- 10 minute walk to Southbank / Crown
- TV works and has standard hotel stations: no pay tv, but pay as you watch movies.

And best of all, this hotel has a fantastic lap pool, a sauna and a gym.

Overall, it might not be a 5 star hotel, but when I pay around $110-150 a night to stay here and I can go swimming as well, then for me it's a bonus and well worth the money and the small negative things.

I've stayed in worse hotels and spent far more money than this, so for me it's a winner that ticks all the boxes for value.

Room Tip: You don't need to get a room with a view to get a good room, and you'll get better breakfast...
