Prepare to pay $12 /day for underground parking which is not easy to find.( no proper sign board leading to parking area.
Stinky carpet will invite you after coming out from the lift.
The hotel building is too old and it feels as if you are staying in a spooky museum from the basement parking to your own room.
No free wifi access
Pillows are very soft and will not support your head and help you with sleep.
Almost all equipments from tv, telephone, lights are way too old to be used in any accommodation that is called a hotel.
Price is not reasonable. Unfortuntely You will only notice it after checking in.

We stayed in Bayview Eden on 12th and 13th April for a weekend in Melbourne. This hotel was great for staying when you don't want to be right in the city but also close to tram stops etc, its only a few minutes walk from St Kilda Road and only a few minutes by tram to the city, close to South Melbourne, Albert Park, St Kilda, plenty of places to eat. Hotel itself was great, large comfortable rooms, good bed, shower etc, Restaurant was good too. Indoor heated pool was lovely. Nice clean, comfortable, handy place to stay, would recommend it. Breakfast was good but not great but plenty of places close to the hotel to eat. Also plenty of car parking available.

Stayed in a corner room on the sixth floor at the start of April. The room was big, clean, plenty of wardrobe space, bed was comfortable and it was quiet at night. Bathroom was a good size, had a shower into the bath which personally I find a bit awkward to use. The room was painted a 70's pink colour as were the corridors. Basically the whole place could do with some modernising although it is clean and functional. The buffet breakfast wasn't great, but if you like baked beans, bacon, mushroom, tomato and powdered scrambled eggs you'll be OK. Staff were great and very helpful. The hotel is not really near any shopping areas or restaurants - it's a fair way from the city, so if you need to go in to town I wouldn't stay there as there are heaps of hotels closer. If you want to go to South Yarra or Chapel St again there are hotels closer to that area too.

Room Tip: get a corner room on any floor

We stayed here on the weekend and took advantage of the 'Easter' package. It was offered through the hotel's website and was better than what was on offer anywhere else.

The Bayview Eden is a lovely hotel, the breakfast was sumptuous and the dining room was welcoming. In all my dealings with the staff they were most helpful. The room was very spacious and well appointed.

I used the car park and had no difficulties even though I had bikes on the back of the car.

The location of the hotel is ideal. Just a short tram ride into the CBD and a short walk to the MCG. It is also easy to ride through Albert Park and connect to the Bayside Bike Trail.

We will definitely stay here again, just check their website for their 'special packages' and you can't go wrong.

Great value for money, clean rooms and easy access to main tram hub (domain). Really surprised, will definitely stay there again on my next trip to melbourne... tho it is a little dated, i dont mind as service and sleep was great.
