This hotel is the dullest, drabbest hotel I have ever stayed in. The front entrance is uninviting and reception very dated, the public toilets on the ground floor were unpleasant. Reception staff were helpful in storing our luggage until our room was 'ready'!! We took the tiny lift to the dimly lit 2nd floor. Our room thankfully was opposite the lift and not further along the dark corridors to the left and right. The door to our room had the appearance of a 1950's cheap motel and upon entering the room the inside matched the door. The only saving grace was that the bed linen was clean, the bathroom whilst equally as drab as the rest of the hotel was also clean and the hotel's location was actually very good.

We had booked and paid in advance for the hotel 2 months before our trip, it was selected for location, availability and price and whilst we knew this was not a top hotel, we expected something better than we experienced. I asked the reception staff if they were planning to upgrade the rooms after the outside work was finished; they said that they had been renovated within the last 2 years!!!!!. I also asked why the lighting was so poor throughout, to be told that they were not allowed to change the hotel due to its heritage status.

We decided to stay with our paid for room on the basis that we would only be sleeping 7 hours per day in it. We planned to spend as much time out of the room exploring the wonderful city of Perth. There are other hotels in Hay St. and they must be better than this, stay away from this one.

We booked this hotel for its proximity to the river, the station and the shops. We were not disappointed, the rooms were exceptionally clean although a little dated and the breakfast good value. The staff were very helpful and friendly. We stayed twice in this hotel, the first time we had a room on the ground floor which, whilst adequate, was a little small, on the second occasion we were on the top floor in a room with two double beds and a larger bathroom. Although this room faced onto Hay Street the building works across the street did not affect us.

We returned to this hotel due to its excellent location, adjacent to Perth's shopping district.
Room are spacious but furniture need to be refurbished.Bed matrasses tend to bee too soft.
All receptionists are friendly and very helpful. Since we needed an iron and ironing board, this was delivered pronto after our request to the reception!

I booked this hotel because Perth was full due to a large conference. It is centrally located but basic, with no pool or fitness centre. I was lucky enough to be allocated a large room (2 double beds) but it was on the front side of the hotel and a litle noisy with both traffic noise (I was only 1 level above the street) and a major construction site right opposite.

While it was dated and basic, it was fairly clean and the front desk staff were efficient and helpful - they had the airconditioning promptly repaired, which had been excessively noisy. There were clean fluffy towels in the bathroom, but an overwhelming stench of bleach which I think was mainly on the shower curtain.

As I said the location on Hay Street is convneient - it's only a short walk to the main pedestrian mall and easy to access the business district on St Georges Terrace.
There is a 7-11 next door and plenty of eateries nearby if you don't fancy the hotel restaurant (not many people seemed to).

This hotel has loads of potential to be a fantastic boutique property, but clearly operates on a tight budget.

Room Tip: Rear rooms would be quieter but could be smaller.

With some new fittings and a touch up, this hotel could be great. I love older hotels with some character, but some aspects need to be modernized. Staff were friendly and quite helpful when needed.
Room rate was under $200 per night.
Location is the best in Perth CBD.
