“The perfect luxury B&B”
Reviewed 29 December 2011

Actually we've been the first guests at this beautiful, stylish B&B in perfect lakeside location.

When we arrived it could be seen that some things weren't 100% ready, that our rooms was the only one already finished. Everything had this new smell.

At arrival we had been already overwhelmed by the building, a black & white modernized lodge in a wonderful garden with direct lake access and stunning views towards the city & the mountains. We got a very warm welcome by the host, were shown around, invited to rest at the outdoor pool or have a walk through the gardens along the lake.

Since we were hungry after the drive & flight to White Island (don't miss to visit White Island when you're in the area!) I asked where it's possible to have an egg sandwich and - whoosh - there was egg sandwich, homemade fruit cake & coffee served at the upstairs veranda of the lodge. The host sat down with us, told us about the lodge, the area & the activities, personal as you expect when staying at a luxury B&B. While we went back to our room to refresh she made a reservation for dinner at the Regent Hotel (which has the same owner as the Black Swan Lakeside B&B - which can be easily seen when you see the style of the hotel).

The room itself, superb! Lakeview at its best, windows from ground to ceiling. Quality bedding (soft and fluffy), free WiFi internet of good speed, a stereo with iPod/iPhone docking station and a very, very modern and welcoming bathroom with huge glass shower. Everything 5* (as you can expect at nearly NZ$ 600/night). Blind out curtains worked perfectly so we were able to have a good sleep.

Next morning the breakfast waited for us. Fresh fruits, coffee, jam/marmalade/honey, bread... and cooked breakfast on request. I had a wonderful & soft omelet with cherry tomatoes... mhhhhh We were chatting a lot with the host who gave the complete B&B a very personal feeling, got tips... Actually nothing was too much for her - even she had to prepare the other rooms because more guests were arriving the next day. I just asked where I can get my t-shirts washed & it was done. In the afternoon we sat down at the veranda and immediately there was coffee, tea and fruit cake.

Btw - the mini bar in the room as complimentary. But I don't know if this just has happened because we've been the first guests. I'm a fan of free mini bars because I never take something from this - normally - overpriced items. Better the hotel charges something with the room & then it's free (soft drinks).

Since our sky dive was cancelled due to clouds we had a bit more time to enjoy the lodge, were sitting in the garden, relaxed. This is a rare thing for me, but at the Black Swan I was able to switch off a bit.

No, the Black Swan isn't a cheap B&B, but considering what you're getting it's "value for money". It's so beautiful, so stylish, with such a good view... it's the house I would like to own when I'm older & want to rest.

Black Swan is exactly what you want when you're staying at a luxury B&B, want to rest from all-year 5* business hotels.

Room Tip: Take a room in the main building, with lakeview

It was pure joy to relax at the Lodge. Our hosts, Margaret and Tony, made us feel completely at home in their gorgeous house. It is superbly maintained and beautifully appointed. The decor is tasteful, and the small touches, such as fresh flowers, added to the ambience. Our room was large, extremely comfortable and furnished to an exacting standard ( all the amenties were top notch). We overlooked the pool and beautifully lush garden, with a side view to Lake Rotorua. The upstairs dining room and living room overlook the lake, and even on a rainy day, the conservatory afforded an excellent spot to sit and enjoy the views. All this and just minutes from the center of Rotorua.
The two chefs (dinner and breakfast) are to be commended for their excellent culinary skills- and they catered to our diverse tastes. We were asked what we would like, and after a day spent doing whatever, we came "home" to a fabulous meal. Andre, maitre d', made some excellent wine suggestions and remembered what aperitifs the guests liked, a welcome touch.
The Lodge attracts some delightful and interesting travellers. The option was always ours whether we dined with others or alone, and was handled in such a way that there was never any awkwardness. We opted to have dinner with others one night and a romantic dinner, served in the library, the next night - the choice is yours!.
Margaret booked my spa appointments and Tony accompanied my husband for a game of golf - way and above being hosts. Our laundry was done for a minimal charge.
There are a plethora of activities locally and Tony and Margaret will happily advise/book. Loved, loved, loved this place............(A note to our companion guests "Radio Caroline lives on"!)

Kawaha Point Lodge is one of the most delightful places on the planet! My husband and I were fortunate to stay there during our honeymoon. The moment we arrived we were greeted by Margaret and Tony, our lovely Kiwi hosts, who acted as if they were welcoming us home. After we were shown to our wonderfully appointed room, with its crisp clean colors, beautiful flowers from the garden, and own balcony looking over the garden and the lake, Margaret asked us what we wanted to do in Rotorua. We told her what we had in mind. In a matter of minutes, she and Tony had made all the necessary arrangements for our day-long hike through a national park, our traditional Maori-village dinner, and started us thinking about the menu we wanted for our personal, in-house chef-prepared dinner the next night. And when we returned from the Maori dinner that evening, we found our fridge stocked with sandwiches (made to our request), fruit, and water (all gratis, by the way) to take on our hike the next day. It was like having fairy godparents!

After our day long hike the next day (really a mountain climb), during which we ate ALL that they packed for us, we returned to the lodge to be told that dinner would be ready whenever we wanted it. By sheer luck, we were the only guests there that weekend, so the chef was cooking for us alone and would serve us at our leisure. After we washed up and rested, we had cocktails with our hosts and shared stories and travels with each other. Then, my husband and I sat down to the table elaborately set for just the two of us and had the best meal of our lives - scallops, fresh salad, and rack of lamb to die for!!! It was incredible. We swore we’d never eat again. Of course, the next morning, we had an incredible breakfast, with Tony making us each a wicked omelet.

The grounds of the lodge are spectacular - it is has both a Roman type garden with greenery and vines and a spectacular arbor that runs the length of the backyard, with much stonework, and an English garden, with a riot of plants, flowers and trees, in full bloom as it was Spring in NZ. And all this runs along lovely Lake Rotorua. Notably, none of the sulpher spring smells reached the lodge. Though, truth be told, we hardly noticed them anywhere in Rotorua.

After expressing a desire to do a some laundry which had been building up from earlier parts of our honeymoon, Tony took it all, washed it (for a fee) and handed it back to us the next morning folded for us to pack away. Now, that is what I call service.

Needless to say, we did not want to leave. If we had known it was such a delightful place, we would have planned to have stayed longer. The rooms were luxurious but comfy, the food amazing, and the service incomparable. Tony and Margaret love what they do and are good at it. And it shows!! We absolutely love Kawaha Point Lodge and look forward to flying half-way around the world to stay there again some day. After all, it is our Shangri-La.

An absolute gorgeous lodge where the rooms are spacious and detailed.
The gardens are equisite as are the upper outside decks and common living room area that over looks them. Only about 5 minutes from downtown Rotorua, but no smell. The couple who run the lodge are as first class as the lodge itself and their chef is wonderful.
