Lovely couple who own the Hotel, looking forward to the Treatment Rooms being added. Fantastic views and friendly service, rooms were cosy and inviting and loved the tiling in the bathrooms. Breakfast was lovely especially in the dining room with those amazing views across the lake. Loved the Jetty and being able to be picked up from the Hotel for the local excursions.

Room Tip: We had the pool room, it was lovely and quiet with its own deck that led to the Conservatory.

The location is a little far away from City, but it is really quiet and near Lake Rotorua, The view is really beatiful and the whole house looks clean and tidy. It is best to stay here in the Summer time, then u can use the swimming pool and sauna. It is good for the people who like quiet place not suitable for ppl who wants to stay in city. And the front desk is not 24 hours, may becoz we r the only people in the hotel, so sometimes we cant find the manager. But the service is really good and the manager is really kind to us. The breakfast is simple but luxury, we can have what we wants for the breakfast unless they dont have. They gave us the best room they have.

Spent 4 nights here. The level of service was beyond anything I have experienced anywhere. Nothing was too much trouble including making a coffee on request and even driving us both ways to eat in town so we had no problems with one of us not drinking. The food, decor in the rooms and the facilities were great.
We will stay here again.

Room Tip: Llakeside room have their own outdoor gas fire.

Our only regret or dislike about our experience is our stay was not long enough.
Wonderful location, exceptional service and a quality facility.
This place is perfect to escape and spend a quiet night away from it all or enjoy as a group.
One of the best i have stayed in for years and we will be returning when we can.

Room Tip: If you can, get a lake view and take the time to enjoy it but there are plenty or area's to enjo...

Great waterside location, with interesting grounds. The interior is very blingy - in a good way - although the black carpets must drive the staff crazy.
There were only 2 rooms occupied while we were there, so we had the opportunity to enjoy chatting to Gretchen when we had a drink after dinner.
We had a great time and would definitely recommend.

Our only regret about this hotel is that we were not able to spend more time there. The grounds and views are beautiful, the room was a perfect set-up for a family of 4, and the whole place has a luxurious feel to it. Best of all was the manager who was on duty while we were there, Gretchen. She served us drinks upstairs before the taxi she had organized for us took us to dinner, and she chatted with us about our New Zealand travels. Upon learning that our kids are "Lord of the Rings" fans, she encouraged us to go to Hobbiton with them on our way to Auckland. After looking at some maps and tour times, we were able to hit both the Hobbiton tour and the glow worms in Waitomo in one day, and still make it to Auckland for dinner. Thank you, Gretchen, for the great service and also the help with our travel planning! The kids had a fantastic day.

My party of four adults had the pleasure of staying 2 nights at the Black Swan Lakeside Boutique Hotel in late April. The host/manager, Gretchen, couldn't have been more friendly, knowledgable, or accommodating. She seemed to be tireless, working at the front desk from dawn until late into the night. The property is located on stunning well kept grounds, right on the lake. There is a pool and a sauna, which we did not use, due to the weather. The rooms are quiet, well appointed and the bathrooms are modern. The breakfasts were simple but delicious. There was a selection of fresh fruit, cereals, yogurt, juices, coffee, tea, fabulous fresh baked plain and chocolate croissants, as well as offerings of made to order hot foods, such as eggs, French toast, pancakes , etc. We would stay here again without hesitation.
