We thoroughly enjoyed our stay with Geoff and Lorraine! They are one of the most welcoming and warm hosts we've encountered during our New Zealand trip. Upon our arrival, Lorraine welcomed us with refreshing wine spritzers, then personally drove us into town and gave us a brief tour along with recommendations before dropping us off to dinner. The next morning, Geoff cooked us a delicious breakfast consisted of large portions homemade muesli and jams, bacon, eggs, toast and fresh fruits. That evening, Geoff also helped us book a Maori dinner and show. The apartment was also kept very clean and well stocked. We would surely recommend this B&B to anyone looking for a cozy place to stay.

Geoff & Lorraine run a wonderfully cozy and conveniently located B&B with all that you need for a great stay in Rotorua. They took all the time we needed to make us feel welcome and inform us about all the activities available in Rotorua. All their recommendations were spot on and made for a wonderful few days in Rotorua. Lorraine's home made muesli and jams at breakfast time were to die for! They also went out of their way to accommodate for our very early departure the last morning. Thank you kindly, Geoff and Lorraine!

Geoff and Lorraine were wonderful caring hosts. We arrived rather dramatically and somewhat stressed due to a mishap with our rental car. Their calm assistance in dealing with the rental car company, extending our booking and providing perfect cups of tea ensured our stay in Rotorua was pleasant and relaxing despite the initial stress.

Our room was spotlessly clean and comfortable and the daily breakfast was wonderful and pretty much set us up for the whole day.

It was one of the very best B & Bs we’ve stayed in and we’ll definitely stay there again next time.

Lorraine and Geoff are the best host!! They are so warm and friendly and they make you feel so comfortable.
Geoff was kind enough to bring out a map and showed us what all we can visit given the time frame. All of those places turned out to be wonderful!

We were in room 3, although being close to the main street, there is a bit of noise it is not loud enough to disturb your sleep. The room is nice, warm & cosy.
Everything is well thought of, there is coffee/tea, hair dryer, towels,bottle of shampoo & soap in the room. The light switches are conveniently placed. The bed is comfortable, there is an extra blanket in the cupboard ... you get the idea!!

We read about the breakfast muesli, so asked for the same. And it was really great!!

But what makes the whole stay even more memorable are the host. When we left it felt like we were going back home after visiting our relatives in Rotorua.

Definitely would visit them again!!

Lorraine and her partner were excellent hosts. Our room was very comfortable, warm and quiet. Breakfast was delicious (home made muesli = YUM) as well.

We highly recommend this B&B and would gladly return.

Although B&B Three One Three is less than 9 months old, Geoff and Lorraine have already created a true gem of a place and my husband and I thoroughly enjoyed our stay with them. They are so warm and inviting that it's like staying with your favorite uncle and aunt on vacation. Our room was exactly as pictured on the booking website, spotless and thoughtfully appointed with toiletries, hair dryer, coffee/tea, etc.

Breakfast in the morning was one of the best we had during our entire trip (2nd only to The Langham Auckland). Wish we had gotten the recipe for Lorraine's homemade muesli since I'm still thinking of it. Geoff told us that they personally taste tested all of the items in their breakfast to ensure that they had the best eggs, sausages, bacon, etc for their guests to enjoy. The breakfast area was bright and airy, and allowed for easy conversation with our hosts while they prepped our meal.

All in all, great value for their rates considering that our breakfast alone was worth 50% of what we paid. Convenient location along one of Rotorua's main streets within close proximity of "Eat Street" made it easy to get around and find options for lunch/dinner. We will definitely stay here again if we find our way back to Rotorua!

Geoff and Lorraine were wonderful friendly hosts who were very welcoming from the moment we arrived. We had a lovely suite in Room 1 with a small private lounge and ensuite bathroom attached. Beautifully decorated and spotless. Breakfast was amazing. They had prepared special food for my husband who is vegan and homemade delicious muesli and jams as well as a cooked breakfast. Very good value and we would certainly stay there again and recommend to friends. Lorna and Ray Tomes
