We arrived after not a particularly hot day to a room that was absolutely roasting. It's obviously a problem because there is a fan supplied. We had to have the front door open, leading directly onto the street, to cool it. This is neither private nor secure.

Accommodation consists of two rooms, the roasting sitting/ bedroom. The other and I kid you not is the toilet, shower and 'kitchen' . Even in the most remote parts I have travelled they manage to keep the food preparation in a separate room if indoors or space if outdoors.

It was clean but cleanliness on it's own is not enough.

I wish I had trusted the negative reviews but live and learn-this was the only bad place we stayed at during our stay in an otherwise unbelievable vacation to NZ! We stayed 2 nights in the penthouse accommodation. The pros: spacious, large view deck, 3 minute walk to the lake, interesting neighborhood with active geothermal activity (boiling water bubbling from the ground and sulphur-laden fumaroles), street parking, clean kitchen with basic breakfast supplies, responsive manager on duty. Negatives: except for the kitchen this place was NOT clean: cobwebs, dust, ashtray on deck full of ashes, large (10" in diameter) stain on carpeting, ratty futon where our son had to sleep, duvet cover and pillowcases had not been changed from prior guests (basic bed linens were clean though), old towel (clean but with a large stain) in the bathroom, no A/C but 2 good fans-unfortunately you have to sleep with the windows open and since there is so much geothermal activity in the neighborhood you are frequently hit with the intense smell of sulphur during the night (nauseating)!! I contacted the manager via phone and she showed up with 30 minutes with clean pillowcases but she did not have an extra duvet...She toured the apartment and acknowledged my concerns and promised a thorough cleaning which did happen the next day. The rug stains of course were still there because that will require a professional cleaning.
Here are some wonderful places I can recommend without any reservation:
Auckland--Celestion-Waldorf Apartments (clean, spacious, hip, centrally located, great downtown views, great rates)
Wellington-- Holiday Inn (yes, that's right. We stayed in a junior suite with a washer and dryer. Clean, nice furnishings, you can walk to the main sites, great rates)
Punakaiki--Hydrangea Cottage (clean, large, cool bathroom, very private, wonderful deck with ocean views and wildlife)
Queenstown--Pounamu Apartments (we travel a lot and this place ranks in the top 5 places ever-I will be writing a separate review for them. This place was spotless, huge, ultramodern/3 flat screen TVs that we didn't turn on :), amazing manager/concierge service and the BEST VIEW EVER of the moutains and Lake Wakatipu)
Dunedin--Southern Cross (typical, well established, high end hotel with excellent concierge service BUT outrageous internet service fees $38 NZ dollars/day)

We booked a studio room but it seemed to be an old garage converted into a room.The location was great and I loved my early morning walk down by the wharf and the local thermal village. It was also very close to the main eating areas of the township. However the room had no lake view, was extremely dark decor and lack of external light and felt very claustrophobic, We had no supplies other than the basic milk, coffee, tea . As others have said the bathroom, and kitchenette were all in one room and a strange design. Took us awhile to realize why the stool was supplied! The major problem was it was an extremely hot room and opening windows helped a little but then the smell and insect invasion was not good. We did agree to them not servicing the room as we were the only ones there but on reflection wondered why then we couldn't have been given a room with a view in the main apartment area.

This was the last place we stayed on our 3-wk tour of NZ, so I am in a position to judge. We stayed downstairs in the 3-bedroom apartment. In terms of space, this place beats all other hands down. But then you might have to share the living room and kitchen with occupants from the other two bedrooms. We were lucky, it was the beginning of autumn and we were there alone for the first night and a couple arrived for our second. The living room was huge and nicely furnished. I especially liked the red leather chairs. However, only one of the bedrooms was of a decent size - the one at the end of the corridor. Our room was a double room and the 3rd one is a twin but it looked very small. Good for kids, perhaps. I have to agree with some of the other reviews in that the bathroom/shower room was more like a wet room. Anyone from the Netherlands will know what I mean. Except that, in the Netherlands, the toilet will be separate. Here, it wasn't. It would have been easier if there had been a shower curtain. Having said that, it wasn't difficult to shower carefully so that you didn't get the whole place wet.

No one seems to have mentioned the hot tub in the terrace. It was such a treat to be able to have a soak before dinner while watching the sunset over the lake with steam belching out from the ground. It was a magical setting and a great way to warm up.

Breakfast was provided and we didn't find it as unappealing as some of the other reviewers. We had bread left over from the previous accommodation, so we didn't have to eat theirs. We did drink their coffee, eat the cereal (tasted all right) and use the butter/jam. Not Gordon Bleu, but edible.

We didn't mind sharing the living space but we did find the noise and footsteps from upstairs a bit of a pain. Whoever was staying upstairs got up really early - before 5:30 and tramped about heavily. May be we were just unlucky.

A lot of people mentioned that on one came to greet them on arrival. That didn't bother us and we knew what to do about getting the access code. We had to ring up to modify our booking and Melissa who took the call took time to explain the procedure and was also very helpful with our changes. The instructions were there, all you need to do is look and read.

The view from the terrace was nice. The location of the property was good. It was that long a walk to the main streets for restaurants. There are some very nice ones there. The walk back up the gentle hill was no trouble and it aided digestion. We felt very safe at all times.

All in all, if it's a big group of friends, this will be a great place to stay. If you are happy sharing living space, it is also a nice place to stay. Expecting this place as a spacious motel/B&B, then you will be pleasantly surprised. But arriving thinking that you will be staying at a 4 star boutique hotel, then disappointment will be waiting for you.

On arrival outside of the building looked tired.
We were booked into the City Studio, The door to this unit opens directly onto the street at street level. Parking is directly outside the door, but guests from other units in the building may already be parked there.
Positives- The room was very clean and only a few minutes walk to Lake and town centre.
The negatives- The bathroom and ktchenette were actually one room with the shower used as a visual divider , (Does this breach hygine regulations/) also this is the first place I have ever stayed were you are supplied with a caravan step to get in and out of the shower which at a guess is 18inchs or approx 45cm off the floor!
Another oddity is the tv stacked on top of two small tables -looks rather unstable.
The bedroom is very dark, walls, carpet ,curtains. sofa wrought iron and marble bistro table and bedding all dark brown and with lttle natural light, gives a claustrophobic feel (It would also be a tight squeeze with three in this room)

We found the room quite hot , it was difficult to get any airflow although a fan was in the room but this just circulated the hot air.
We also could clearly hear the occupents of the other units both above and to the side of us.
Finally the city view? View from front door is the main road overlooked by hospital, side view is parking to apartments? next door.
( I notice lot's of the reviews given on this accommodation should be listed under Troutbeck which is a totaly different location to Lake view a few km away)

We stayed two nights at J&D's. 1 night in the penthouse & studio, and 1 night downstairs.
The Penthouse & studio was a real treat, well presented, comfortable and with a great outlook. Downstairs too was well appointed and comfortable. It's only drawback being that footsteps from upstairs are clearly heard through the ceiling.
Both areas were generously stocked with 'all day' breakfast food.
We were very impressed with the owner Diana, who was able to make a room change for us at very short notice. Diana listened and responded positively to our needs, and was clearly keen to do the best by her quests.
We would stay here again, preferably in the penthouse.

Jack and Di's, as recommended by Lonely Planet and not the smatterings of negative reviews in Tripadvisor, was my lightening rod for directive. I stayed in their Lake Road Lodge and yes, their website looked too good to be true for the price, but I trust the source of recommendation.

Although it might be awkward for un-seasoned travelers to come upon a phone box outside the lodge with instructions to call, it is all part of the adventure now isn't it. You call, Di picks up the phone, delivers instructions, and you're in. And be clear, this is a non-hosted property as clearly listed in their website and brochure. Additionally, though often mistakenly advertised as a B&B, it is not. Rather, there are three separate bedrooms ensuite, shared dining room, living room, washer/dryer, sky satellite, hot tub on the back deck with a view of Lake Rotorua, and breakfast food provided for and available in the kitchen. And, daily cleaning service.

The kitchen is stocked with orange drink or orange juice, pineapple juice, cheese slices, eggs, flavored yogurt, individual packets of jams, honey, peanut butter, and New Zealand butter, white/wheat bread, assorted cereals, milk, fruit, coffee, and tea. Plenty of food for a filling continental breakfast. And of course, you can cook for yourself given there is an oven and pans.

If you are disturbed by occasional noise from the apartment above, the idea of sharing space with other travelers, and basically distrust the possible goodness and code of honor between people, this is not for you.

However, the price point is irrefutable and hardly comparable to other accomodations in Rotorua. Driving down the main drag looking for the cheapest place is an option if it is only about price. But Jack and Di's does strive to offer more, she always picks up the phone, and wants your stay to be a good experience for you. Mine was, and I recommend any one of her accomodations.
As a sidebar: the Waiteti Lakefront Motel is under-represented online. It is very sweet and sits right on Lake Rotorua, as does the Troutbeck Lodge.
