Jack and Di's, as recommended by Lonely Planet and not the smatterings of negative reviews in Tripadvisor, was my lightening rod for directive. I stayed in their Lake Road Lodge and yes, their website looked too good to be true for the price, but I trust the source of recommendation.

Although it might be awkward for un-seasoned travelers to come upon a phone box outside the lodge with instructions to call, it is all part of the adventure now isn't it. You call, Di picks up the phone, delivers instructions, and you're in. And be clear, this is a non-hosted property as clearly listed in their website and brochure. Additionally, though often mistakenly advertised as a B&B, it is not. Rather, there are three separate bedrooms ensuite, shared dining room, living room, washer/dryer, sky satellite, hot tub on the back deck with a view of Lake Rotorua, and breakfast food provided for and available in the kitchen. And, daily cleaning service.

The kitchen is stocked with orange drink or orange juice, pineapple juice, cheese slices, eggs, flavored yogurt, individual packets of jams, honey, peanut butter, and New Zealand butter, white/wheat bread, assorted cereals, milk, fruit, coffee, and tea. Plenty of food for a filling continental breakfast. And of course, you can cook for yourself given there is an oven and pans.

If you are disturbed by occasional noise from the apartment above, the idea of sharing space with other travelers, and basically distrust the possible goodness and code of honor between people, this is not for you.

However, the price point is irrefutable and hardly comparable to other accomodations in Rotorua. Driving down the main drag looking for the cheapest place is an option if it is only about price. But Jack and Di's does strive to offer more, she always picks up the phone, and wants your stay to be a good experience for you. Mine was, and I recommend any one of her accomodations.
As a sidebar: the Waiteti Lakefront Motel is under-represented online. It is very sweet and sits right on Lake Rotorua, as does the Troutbeck Lodge.

Was given a warm welcome by Diana on arrival to the lodge.. the accomodation was fantastic, lovely details and the fire was on for us when we arrived. Loved relaxing in the spa!!! Had a wonderful stay and would highly recommend. Will definately be going back again next year.

Our party of six friends occupied the whole lodge. We were delighted with it. Clean, comfortable and with generous supplies. Di was not at all well at the time, but still made herself available for any problems or advice. I can thoroughly recommend, especially for a group travelling together.

Our group of 5 adults took over the entire five bedroom lodge, even though we only needed 3 of the 5 bedrooms. The place was "eat off the floor clean!". The owner, Diana is very hands on, and the comfort of her guests is a high priority. At one time the lodge was Diana's family home, and so there were many amenities for us to share. The fridge and pantry were stocked with breakfast and snack foods. The main living level opened to a deck though glass doors that offered an amazing view of the lake, where ducks and other water fowl made their home. We were able to socialize in the kitchen, dining room and living room, while still enjoying the privacy of our bedrooms and private baths. The beds were comfortable, and the price reasonable. We even invited Diana to dinner on our last night! We greatly enjoyed our stay, and the relaxation afforded by a home environment after being in 7 hotels during our 2 1/2 weeks in New Zealand!

We had some apprehensions because of the mixed reviews here, but we were pleasantly surprised that Jack & Di's Troutbeck Lodge was really a nice place. The next-door Jack & Di's Lake View Motel looked a little rundown and basic (although it had a laundry room which we used) so we were quite glad to be staying at the Troutbeck Lodge instead. Do book the lake view rooms (we got a good deal at NZ$95 on Wotif) - we got the upper floors and enjoyed fantastic views (it's really really lake front) plus it was quieter than the other rooms which were just next to the dining/ family areas. Ok so no one welcomed us and the management took a long time to respond to our constant emails prior to our stay, but we checked in quite easily once we got there by calling a freephone number to gain the access code to the lodge. No sulphur fumes at all, though flies were aplenty (could be because of the rainy weather). It's a good 15-minute drive to the city centre where most of the shops/ motels along Fenton street are, but why would you want to stay in Rotorua just to be in the heart of civilisation? The lodge is also quite close to Agrodome, Rainbow Springs and Skyline rides.
