We found this resort as part of our retravision resort cheques, and were able to get a deal for $100 per night for a 3 bedroom appartment, for 5 nights. We stayed because it had a reasonable floor plan, it was cheap, and we probably wouldn't have found anything better for the money during the Xmas holidays (and yes, we DID contemplate leaving soon after our arrival). The location was quite nice, on the canal, and we didn't find the location too bad as we live about 20 mins from the nearest town back at home.
Now for the downside. The furnishings are seriously DISGUSTING. Not just cheap and nasty (also true) but stained,soiled, frayed, chipped and worn. The first thing we did was to put the sheets from the spare bed over the lounges and remove the cushions. The bedspreads are straight from an 80s teenage boys bedroom and are dreadfully pilled. Also a major turn off, yet so easy to fix for management (!!!). The sheets and towels are fine, so why destroy the scene with rags on the beds? There has also been no maintenance on these units so the lights are full of bugs, holes in the walls have not been repaired, paintwork has not been maintained and, frankly, they need a damn good scrub (and deodorise). There seemed to be one bloke driving around in a golf buggy for 30-40 units and certainly no other housekeeping staff were visable during our 5 days so I guess that explains it. Don't expect the daily servicing you'd get at a 4 star resort.
So many corners cut...the bedside lamps didn't have long enough cords to reach the bedside table so they'd put them on the floor (!?), one tiny soap for all of us (bath, shower everything), the cheapest of cheap new cane drawers for clothes but only hanging space in the downstairs childrens' rooms, open plan master bedroom so no privacy and when the kids wake in the morning, so do Mum and Dad.
Sooooo...not 4 stars, more like cabins at a caravan park. We got a caravan park rate and demanded a lakeside cabin (as originally requested) instead of one in the middle of the car park, which was a complete fish bowl with no privacy that we were initially given. In the end we stayed and found it was workable, and it was saved by the pretty spots next to the canal. If you reckon you're going to a caravan park, and end up in a nice cabin here, you'll be really happy. If you reckon you're going to a 4 star resort, you'll be really disappointed. Wyndham just needs to get a bit more honest about it's advertising and everyone will be happier.

Checked in & checked out 2 hours later.

Nothing like the pictures displayed on their site. The rooms and furnishings were very rundown, tatty and dirty. Mould on the blinds, stains all over the carpets, damp patch on bedroom ceiling and something very nasty splashed-up the lounge wall. Comdined shower room & toilet, totally unsuitable for 4 adults of mixed sex sharing. The 'tranquil' water shown on their site is, in reality, backwash from the lake, dirty with scum floating, a breeding ground for trout flies which swarm in when a window is opened to join their dead friends on the beds and kitchen surfaces. No outside furniture or sunshade just the remenants of the last occupants food on the decking. Bar & cafe' closed for the holidays.

This was to be a treat for relatives visiting from the UK, more like a nightmare!

We stayed here for 2 nights during our NZ visit and found the resort to be lovely, nice views and very quiet and peaceful.

Room facilites were good- nice warm rooms, modern kitchen, decent bathroom with washing machine and dryer.

Only thing that was a bit of a pain was that it was so far away from the main part of Rotorua and there wasnt anything close! Had to travel a good 15-20 mins into town for activities and lunch/dinner

Stay away, we, two couples celebrating anniversaries arrived for two days and they gave us two bathrooms rather than two queen rooms for two couples, then then said they thought we would rather have that than two queens bedrooms and a view over the lake. Yea Right! The total of three hangers, one small airline soap, little shampoo bottle and for a full kitchen, a few salt and pepper packets and a stove that barely worked. great amenities. They locked us out the first night because they still thought we were in the room with the two baths. They have problems with trout flies that filled the house and then died leaving the floor covered and never cleaned and the second day the carpet was mostly black along with the top of the kitchen counter.

There are only a few with a view otherwise you are looking into the other units. Ours had a view but next to the highway so at 6 am the traffic started.

We asked for a print out of our bill and they could not provide because they dod not know how to print it, but we had paid in advance, thank god. They charged us $1.60 for phone calls and gave me a list of all of the calls made from the hotel for the past three days. As we drove away we realized that the $1.60 was made 14 hours before we arrived.

It is too far from Rotorua and they are so many better choices, better locations.

I was embarressed for bringing my US friends here. It is not four stars, the units with views have four star views but the lalce is between 2 and 3.

I was nervous about staying here with all the management changes and some people in the forums telling me it was in a bad area. We booked through New Zealand Apartments. Turned out that the property was great and we really enjoyed our stay.

Drove along the northern shore of Lake Rotorua and came up to Marama Resort by Wyndham. The resort is completely enclosed and we checked in at the little management building. The resort is set right on the shores of the lake and the views are very pretty. We were in a Chalet, which is detached properties, while the Lodges are attached like town homes. The whole resort looked fairly new and our chalet was quite nice. Entering the door, there is a hallway that leads down to a living room/ dinning area and a kitchen around the corner. The room was fully stocked with everything that you would need to live/ stay here and cook. The bathroom was nice and all three of the rooms had decent beds. The style of the interiors is modern/ Ikea like which looked nice enough.

The resort also had a tennis court, stone swimming pool, restaurant (didn't try it), and a nice gym. In the summer, when people swim or kayak, the property must be a lot of fun. There are kayak rentals on the way to Rotorua that will deliver to the resort according to reception.

Location: Once I got to the resort on the northern shore of the lake, I was surprised that some called the area bad. The homes seemed just as nice as the homes in central Rotorua. Some of the homes just east of the property are a little old, but I thought most of Rotorua's homes looked about the same quality. Needless to say we felt safe unlike those from the forum told us we would be. Driving time to the city varied from fifteen to twenty minutes and its an easy straight drive. We even got all the way to Wai-tapao in only thirty five minutes. One benefit of the location is that it doesn't smell like central Rotorua does. My middle son has a very sensitive nose and didn't like walking around downtown Rotorua, but back at Marama was relieved that it didn't smell.
Marama is great for a family and did a good job for our family of five. It was easier than renting a house, since the property operates as a hotel. Check out the pics.

My experience with this property took place in:
April, 2007

This resort is set in 10 acres of lakes and canals at the edge of the Ohau Chanel - we had a 3 bedroom apartment which was so spacious with 3 bedrooms upstairs and a large living area with a full kitchen downstairs...everthing you could wish for in there - dishwasher, coffee maker, 2 TV"s, DVD player, CD player, upstairs a washer and dryer.....it opened onto a large deck which was right on the canal...you could moor your boat or kayak at your front door...it slept 8 but the settee was not that comfortable for sleeping on if opened right out....kayaks can be hired from the shop about 1 km down the road on the main road to Rotorua and they will deliver them and even pick you up from town if you decide to kayak there. The restaurant (overlooking the pool and spa area) has a good selection of meals but just check that they aren't closed for a private function like we found on the Saturday night...theres' a great little fish and chip shop (also chicken) just past the kayak store which has the best chips in town - it's called the Happy Angler and although it doesn't look like much from the outside it really is good. The resort is 16 kms from the city of Rotorua so a vehicle is a must - it's a 2 hour drive from Auckland airport....there's a heated swimming pool and spa with tennis court and a petaunque court also..you can get your equipment from reception at no charge. Tauranga can be reached in 40 minutes using the back road (Pyes Pa) another good city to visit with the lovely beaches of Mt Maunganui.
