Yes, the B & B is on the main drag ( Fairy Springs road sounds so rural!). Yes, the decor is a tad out of date. BUT, Sandi makes up for any and all disparities. I know of no hostess at any B & B that is more determined that your stay with her is the highlight of your trip. The breakfast was delicious, and the "honeymoon Suite" was delightful., and far enough from the road that traffic noise was not a problem. We had had a bit of a mix up on our reservation, but it was resolved months before we arrived and much to our favor. Thanks, Sandi!

Thanks to Sandi we were able to plan a wonderful couple of days in Rotarua. She offered good advice, excellent facilities and a scrumptious breakfast, and then did all our laundry. Wish we'd had a little more time to enjoy her pool.

Room Tip: We think the chalets were more spacious.

We saw this accommodation described on Trip Advisor as quirky and it certainly is that. We stayed in the log cabin which is sited in the back garden next to the pool. My wife said it reminded her of the times in her childhood that she spent in a beach hut in Bournemouth, but with much more room. There was a pretty eclectic mix of furniture and the bathroom had all that was needed. The gem of the stay is Sandi, the host, who was most solicitous of our need and went out of her way to ensure we had all we wanted. The B&B is sited on a main road and in the morning we could hear the traffic passing. The continental breakfast included a very large plate of fresh fruit, yogurt, toast and muesli and plenty to drink. This is a good value for money stay with a host that wants you to enjoy your stay.

Sandi was the perfect host - even before we arrived. Having landed in Auckland late the previous night via Sydney, and our luggage somehow not making our connecting flight (despite a 2 hour delay!) Rotorua airport rang through to Sandi to say that our luggage was there and awaiting collection. This was not good enough for Sandi who insisted they courier it directly to the B & B which they did!
Everything about the place was great - the breakfast in our wooden chalet (Lynmore) overlooking the pool - Sandi's special cooked breakfast was great! Even provided gluten free bread for my toast.
The swimming pool was perfect after a day of sightseeing.
Delightful garden
Mark and Sandi always had plenty of time to chat and to recommend the best places to visit. They were the first New Zealanders we got to know, and I am pleased to say that we left feeling that we had friends in New Zealand. I hope we will be able to return to see them again sometime.

Somehow we were lucky that Sandi had available accommodation for us during the high tourist season. She put us up in the Family Chalet, an upstairs very spacious bedroom with a comfy king (might have been a queen but it felt huge) bed and two single beds (we were just two), apologizing left and right that it was at the front of the property close to the road and that it might be noisy... Coming from a large city we weren't bothered at all by the road noise -- we've been in motels that are close to a bar/restaurant open late and that's far worse than a few cars on the road! The room does heat up during the summer day as it gets a lot of sun, but open windows and a fan will take care of it. There's a heat pump with A/C should we have chosen to use it. The shag carpet felt so nice under our feet after a day of hiking!

Sandi was a fantastic hostess, offering to do our laundry, and not only washed and folded it, but pressed some of my partner's shirts as well! The breakfast is a choice of either continental or cooked egg special-- my partner had 2 slices of multigrain toast, bacon, mushrooms, avocado and two eggs stacked all on top of each other. I opted for the continental option, and it came with a massive bowl of fresh fruit, and I do stress fresh -- some B&Bs will serve syrupy fruit salad straight from a can, but not Sandi. It was so lovely to have a healthy breakfast like that to offset some of the heavy eating one tends to do while traveling!

Sandi was also great and helpful at offering suggestions about restaurants and attractions in the area. The B&B is a mere 10 minute walk away from the Skyline gondola, the Rainbow Springs wildlife park and the Mitai Maori cultural experience, so that was very convenient. She even booked the Mitai evening for us, and gave us 10% off voucher for the Wai-O-Tapu thermal wonderland. She truly has her guests' experience at heart. Would definitely recommend and stay here again.

From the almost immediate response upon making reservations to setting foot and staying in Sandi's Bed & Breakfast, I was 100% impressed!

Sandi is the perfect host that any traveller would wish for. Her easygoing manner, friendliness and efficient, thoughtful service leaves no room for complaints.

Located 5-7 minutes drive from the city center, Sandi is near enough to visit all attractions while being quiet enough for rest. The room was beautiful and the bed so comfortable!

Well-equipped with all modern facilities and amenities, my friend and I were pampered senseless! What we loved most are the homecooked breakfasts by Sandi in her beautiful garden! We understand from Sandi that the beautiful home, rooms and garden were all built/created by her and her husband.

Dear Sandi, thank you for taking us on your beautiful "garden tour" and we would definitely return some day soon!

Sandi was so sweet and thoughtful. She allowed us to use a portacot, brought us amazing mixed fruit bowls as part of a large breakfast at whatever time we were ready, and offered advice on nearby attractions. Our cottage with bed & bath had a nice deck for enjoying breakfast, fast internet, a refrigerator, and a heater to keep the room cozy. The only downsides for us were having the pool closed and having a device emit bug spray into the room.
