Free wifi and breakfast. Lovely accomodating hosts that knew the area well. It is a well suited location. Heating was sufficient and the place also has air conditioning. Easy to find and book. I would stay here again.

We stayed there for two nights in December. We had the double room with own bathroom. The sleeping room was okay sizewise and the bed was good. The bathroom is really tiny and needs definitly some update. We stayed in several other B&Bs in NZ and this one was the worst "value-for-money" wise. Not sure but during our stay the B&B was run by some long term guests becaus the owner were on vacation. We didn't had breakfast but from the choice is was lower standard and do-it-yourself. If we wouldn't had paid upfront we would have definitly left for another accomodation. For travelers without car: be aware that it is located on the top of a steep street.

It is such a shame when as an business owner who has heart and souls into our business going the extra mile, to make sure that guests stay with us create unique and warm memories and much as we know that we have done everything we can to give our guests a lovely stay and experience.
A negative review such as this guest has written is such a shame for a number of reasons:
1) that they felt they had a bad experience, as we try very hard to ensure all guests have some real kiwi hospitality an unique and great experience staying with us.
2) it is also such a strong and negative review (can have a large negative impact on a business.
I think that to criticize, my very experienced staff (calling them long term guests?)
Criticizing the breakfast as lower standard (which they did not actually even see), our breakfasts are a continental breakfast of fresh fruit salad, home made yoghurt, assorted breads and assorted cereals (muesli, cornflakes wheetbix), orange juice, assorted teas, plunger coffee.
December is the height of the tourist season and at $130 for a room with its own ensuite bathroom and including breakfast would be considered very affordable and not expensive.
Yes I am disappointed and saddened that these guests felt the need to write such a negative comment and give us such a low rating, our business if our life and we do take all comments very seriously, (whether it is accurate or not, it is still very upsetting.)

Stayed here for 1 night. Owners were extremely friendly on our arrival. Home away from home feeling. Beds very comfy. Only negative was the shower. Not much water pressure or hot water. Close enough t town if u have a car and some great spots to see around Dunedin.

Joyce and Dave are very welcoming and we had a fabulous time to see the town and beaches and natural life in Dunedin with them.
We also had great time cooking dinner and sharing with other guests.
The house is very dedicated with exotic and folk decorations, both people and cats are very nice.

I will come back if I have chance to visit Dunedin again :D

We stayed here partly because it was close to our friend's house in the next street, but also as it had good reviews - we were not disappointed. We were warmly welcomed by Dave and were soon settled in. Tea and coffee can be made in the guest lounge at any time, breakfast is self serve: a large bowl of fresh fruit was always available, muesli, cereals, home made yogurt, toast and jam etc. The whole house is decorated in a very eclectic way, with all sorts of curios in all sorts of places. 20 minutes walk away is the steepest residential street in the world, a must see.

I was surprised to be shown to our room in the garage. No mention of this option on the main Arden St website or any pictures even. If I had known I would have asked for a different room. I would not want to stay there in the winter months as the garage floor where painted only was freezing. To use the shower (which is modern) you need to be short not tall. A six foot person would hit their head on the ceiling!!!
We stayed 2 nights & came back to find our bed had been made, clean towels put out, dishes done, which was a nice touch.
It would have been nice to have teaspoons & teabags/coffee/sugar as there was a jug/kettle, we had bought our own milk. The one breakfast we had was fine but on our leaving morning, which happened to be the 1st Jan we went up to find breakfast was to be from 9am not 8am as per the previous morning, so we did not get any. The owners were away and the backpackers were running the place. The two we met were courteous & nice.
Although the Wifi was free, it was very poor to use

Room Tip: There is a photo of the garage room on this site of it and it look great, so ask the owner directly...

Really please you enjoyed the effort our workers we made to make you feel at home and the fresh towels made bed each day. Sorry you missed breakfast on your on new years day , your key actually opens the door to the main house and breakfast room too so you could have helped yourself to breakfast that day.

We just arrived, but no owner was there. Instead a cat on our bed. Carpets a bit old, ready for renovation. Same for the res troom. Breakfast is developable, but nice hints for potential hiking trips. Location ok, enough space for your car.
