Friends recommended as they were staying there as well. Great place to stay, very clean units, great sleep, and close to Octogon. We had a unit with with 2 rooms and small kitchen. They also have a family unit that sleeps 7 in beds, and they had mats etc if more un the large unit. The owners (lovely couple) live on site and brought us both a delicious piece of chocolate cake when checked in.. Would definitely stay there again.

Room Tip: They have separate units in front and behind the main building, and some suites in the large buildin...

We have stayed at Manor Motel 3 times in the last 2 months and will definitely stay there again when we're in Dunedin. Sandy is friendly and lovely. The units are basic, comfortable motel units with the usual kitchen facilities and they're all beautifully clean. It's about a ten minute flat (except the driveway!) walk to the Octagon/middle of town, which is convenient to all restaurants etc. It's about as cheap as Dunedin accommodation ever is and there is off-street, undercover parking too.
Great value for money, good facilities and very comfortable.

We stayed six nights at Manor Motel for a family holiday. We have three young kids and stayed in a two bedroom unit. The manager, Sandy, was amazing. We felt like we were staying in a hotel. She greeted us with home made chocolate cake, provided books and toys for our kids, turned on the heat pump for us in the afternoon when out, did our washing!!! There is also a fabulous playground across the road. Everything was clean and tidy and we were very comfortable. We highly recommend this motel.

I booked four nights accommodation at the Manor for my wife and two children, while one of the kids attended a sports function in Dunedin. From the moment of our arrival the manager Sandy went out of her way to make us feel welcome; muffins on arrival, assistance with a load of washing, opening and closing windows and turning the heat pump back on so the unit was cosy when we got home in the afternoon.
The two bedroom unit was spacious and comfortable, with a well equipped kitchen and separate lounge/dining room, and very suitable for the four of us. It was kept very clean and well serviced. The rooms were quiet and had plenty of storage space. As others have mentioned parking is a little tight but not really an issue, likewise the driveway is steep but our rental car had no problems at all with that. My only criticism is a lack of water pressure that made showering a drawn out affair. The location is close to the city centre but still quiet, and there is a playground and park just across the road.

Room Tip: Ask Sandy; hard to imagine a more honest and straightforward person to deal with.

This was budget accommodation - homely units up an extraordinarily steep drive. The two bedroom unit was well appointed and very comfortable. Parking was a bit of an issue with having to juggle cars in a tight space at the top of a steep hill. The manager was very welcoming with plates of brownies on arrival. The major drawback was the location. We walked into the city through a very run down part of town. I was told by friends that it was an unsafe part of town with many homeless people.

We came down to Dunedin at short notice and were delighted to get a booking so close to where we needed to be. We told Sandi we would be arriving very late at night but it was no problem for her. She left a welcoming note for our arrival, plus turned on the heating so the unit was lovely and warm. The plate of freshly-made and delicious chocolate cake was an unexpected surprise and a nice touch. The unit was near the street, but was quiet and easy to access. The beds were very comfortable and everything was well-appointed and very clean. Sandi was a delight to talk to when we officially checked in the following morning. We would have no hesitation in staying at the Manor Motel again and certainly recommend it to anyone who wants reasonably-priced and comfortable, quiet accommodation that is within 5-7 minutes drive to the centre of Dunedin and about 10 minutes to the uni campus etc.

Lovely welcoming host, spotless room, and a bit of a find for character accommodation. The studio unit is a converted ultra-large room with a magnificent, ornate plaster ceiling. Kitchenette tucked into bay window, small bathroom in another corner. Great for a night or two when you want to spend your money on other things :)
