The pros: the location is very close to the heart of Dunedin; the staff are obliging and friendly; internet access is free; videos can be borrowed at no charge to play in your room; breakfast is adequate
The cons: our room was the Art Deco room which was small and rather shabby. There was a lot of noise from the street until late at night; the pillows were very flat - neither of us slept at all!; the B&B is at the top of a very steep hill - walking back from the Octagon is a bit of a challenge.
We wish we had avoided Dunedin altogether - definitely the low point in an otherwise fantastic three weeks in beautiful New Zealand.

The Art Deco Room now has nice puffy pillows. It does face the street, which while we are in the centre of town is generally very quiet. However, the street can be busier around graduation times and the like. We have other rooms which are facing the bush and garden, these are quiet all the time. Not our best review but I can say that we are constantly improving in our quest to be Dunedin's Best Bed and Breakfast in our price range.

Regarding the hill, there is a more gentle way to walk back. We try to tell people about this, so obviously me must try a little harder :) View Street is certainly a challenge, but Stuart Street isn't too bad.

I would take issue with one thing. Although, I know I'm biased. Dunedin being a low point, I can't argue with their perception, but it isn't true in reality for the vast majority of people. I'm not a native Dunedin person, but have lived here for 20 years. It is truly a wonderful place, with so much to see and do, a visit or 2 or 3 days is a must. Penguins, Albatross, student city vitality, shopping, art galleries, museums, arcitecture. I've travelled the world extensively, and for such a small little city.... it is wonderful both to live in and visit.

My husband and I loved Hulmes Court Bed and Breakfast! We stayed three nights in the pretty Turret Room which was comfortable, clean, and had lots of character. The breakfast had everything we needed to get us through the morning. The location was perfect, just a short walk from the Octagon. Best of all was the staff. The young women, all students at Otago University, were friendly and bright. We would stay at Hulmes Court again without hesitation.

We stayed two nights at the Hulmes Court in the ensuite Art Deco room. The positives were the extremely friendly and helpful staff that would go to the ends to help you out, free internet, free laundry and a great location. What we didn't like - our room was ok size but the carpet was filthy. It's not a comforting feeling seeing dirty stains then crawling into bed - yuck. Great location but like the other reviewer noted, it's not very attractive. Safe but garbage on the streets. Neither Hulmes buildings are attractive and the B&B is located at the top of a hill - a very steep hill which guaranteed a good workout after dinner. Internet was fast and always available. Laundry was free but you can't use the machines until after lunch and you have to be done by 10pm. The dryers aren't exactly the most powerful so it took nearly 3hrs to get our little load of laundry done and even then we had to hang stuff around the room to finish drying. It is an old building so the shower was old, too. I had very weak water pressure but my husband took a shower after me and had no problem. The weather was still cold during our visit but keep in mind there is no airconditioning. I don't think I'd want to stay here in hot weather. Rates are competitive and they are the closest B&B to downtown. I'm mixed on whether I'd here or not - maybe if I had carpet without big stains.

We were 2 senior couples and stayed in the Hulmes Too B&B which was next door. We had the Ocean room which was ensuite, and the balcony room which shared a bathroom, but the other room on the floor was unoccupied, which was lucky. Both had good views.

Both rooms were large and comfortable. The Victorian and Garden rooms were smaller.

The staff were exceptionally accommodating, and laundry room and internet were free.

It was close to the octagon and its restaurants, but the street was unattractive.
