We had to stay in Dunedin one night and arrived late. Have stayed here before on business.
Room rates are reasonable and service is good. There are two sorts or rooms, in the older part of the building are hotel rooms (large) with kitchenette and in the newer wing are modern motel rooms.
For longer stays you can negotiate reasonable discounts.
If there for business the free parking and walking distance to most office blocks and restaurants is a bonus. Quieter than George st motels.

Room Tip: 3rd floor above reception.

We had unit 112,very clean with a nice bathroom but a terrible view when you opened drapes,it had a standing room only balcony that was over run with weeds and cig buts. For the price you get a very good location and free car parking. The motel is seperate to the main block of what looked like student accomadation.we had no street noise and next door is a nice coffee place.I would stay here again as it was clean and soooo central.I dont even think they have a star rating that i could find.Dont be put off buy the shabby entrance etc, this place is very popular as I saw the bookings for the next few months and they are very busy.Only 1 complaint we couldnt get trackside on tv

Location is good if you want to be in the heart of town but that's the only good things as far as we were concerned (and it was cheap - but you get what you pay for). We've re-named it Dunedin's Faulty Towers. It was so bad it was incredibly funny - we couldn't stop laughing. Teddy bears galore in reception area - very off-putting. 'Reception area' notice on wrong door. Receptionist only wanted to give us one key, which initially was fine, but when we realised we may need two hubby requested another one and was told only one was available (when questioned the receptionist admitted that one was still missing (wow that's safe!)). Card lock was eventually changed and we got two keys. Unit (Executive studio with spa bath) looked extremely clean but when I pulled back the duvet/top bed cover the underside looked like it needed to be washed. We had loud stomping noises on our ceiling all night long (and all the next morning) from the people in the unit above us and hubby also heard the roar of car engines all night long and finally got up at 4am (after going to bed at midnight) - and we were at the far end of the building away from the street. Outlook from the room was in to the car park and the back of some really ugly buildings - only way to get privacy was to have curtains closed 24/7. Movie channel had a thick bar of squiggly lines all along the bottom (hubby thinks their decoder isn't working properly). In the morning, while sitting in our car waiting for hubby to sign out, I watched a cleaner pushing her work trolley full of clean towels etc towards the units. A clean (folded) tea towel dropped from the pile on to the grubby ground and she simply picked it up and placed it back on the clean pile. Nice!

This motel was quite secluded but in a really good area near to the Octogon. The room was lovely and had cooking facilities as well as ensuite bathroom. The motel itself was date in parts, but our room was very modern.

The prices were very reasonable and I would recoomend staying here for its location.

We stayed in a large unit, in an annex just separate from the main block with the reception.

Large, roomy, and all very much in working order.
Good sized bathroom.
Maybe a little worn at the edges, but great central location and good value.

But - our unit was fairly close to the main road and obvious for anyone passing by, and someone did try the door handle from the outside at about 4 or 5am in the morning.

I'd certainly be OK to stay there again, but only if we were in the main building, not the annex block.

Very large room of good quality, in a very central location. Rooms are provided with basic kitchen facilities, including a microwave, kettle and toaster. Not the place to do proper cooking. Plenty of private car parking space, which is free. Dunedin is a really nice city, but we thoroughly recommend driving out to the Otago Peninsula to visit 'Penguin Place'.
