“just right for overnight stay.”

I chose this hotel due to reading previous comments. Now that we've stayed here I'd have to say everyone is spot on. The hosts are super lovely, Neville turned our electric blankets & room heater on for us (heater cannot be adjusted in the room) The room (though small) is clean/neat. Our only negatives are, no exhaust fan in a very small bathroom, no key is given for the screen 'security' door to be able to lock it from the outside when going out & no air con for summer months just a small fan sitting on top of a cupboard. Did the job for our overnight stay. A 3 minute drive to the University straight down New England Highway. Id happily recommend this hotel.

We came off the road a little tired, very hungry, and feeling that little bit unloved, as you do after a day driving in the rain. Our hosts were welcoming and warm. The room very cosy because the heater had been turned on before we arrived. A thoughtful touch on a cold night! The sheets were so clean you couldn't wait to roll into bed. And very good value with all of that.

Chose this motel according to my budget and previous reviews. Was pleasantly surprised. Firstly I noted how clean and neat the room and grounds were. Rooms have a lovely north westerly aspect onto the garden and the afternoon sunshine was lovely. Bed very comfortable as was the room generally. Secondly, Motel owners most friendly, helpful and welcoming. Just delightful overall.

Stayed here for 6 nights with my 6 year old daughter for a University Residential. Early in my stay my car broke down and needed a part from Melbourne for repair at a mechanic in town. During my wait, the Motel owners went beyond their duty of care to offer me lifts to and from the University and were most helpful to me with offers of assistance while I had no transport and a child in tow.

I am so grateful to Fiona and Neville for their generosity and helpful service, and for a most comfortable and, otherwise, enjoyable stay. Highly recommend Rose Villa Motel.

Small, very pleasant motel on outskirts of Armidale. Nice BBQ / breakfast area. Excellent value! Stayed with friends en route between NSW & QLD. Very convenient stopover spot. Easy access by car to Armidale town Centre restaurants.

This was our second stay at this great motel on the outskirts of Armidale. This time to break our return trip from Queensland to Victoria. The room is very affordable and has excellent heating. Such a relief to have heating that is not from one of those noisy old reverse cycles.

The bed was very comfortable and toaster and kettle were provided.
Plenty of space and clean pleasant surroundings. Topped off with a warm welcome from the hosts, left nothing to desire.

IF you need to be in walking distance of shops, restaurants, etc, this motel is out of town a little, but we took the short trip by car for our evening meal.
Highly recommend.

We found this motel on the New England Highway. It is an older style renovated recently, bed comfortable, room warmed by heaters, owners nice, a little smaller than modern motels. For $80.00 a night this is value for money. No microwave.

This hotel was recommended in trip advisor but we found the room and bathroom very small. No exhaust fan in the bathroom is a real turn off and the shower just more than a dribble. Room heater could not be adjusted.
