Love stay very comfortable rooms and facilities. Love the coffee. A/c was refreshing but switch in kitchen was sad.
Shower area a bit small for bigger people. Couple could leave door open. Very beautiful garden furniture and areas. Very close to our ventures.

The building was nice but the rooms our group had ie..rooms 2, 3 & 4 we had to share a very sml and cramped bathroom. Bed1 and bed 5 had their own aircon units and ensuites which would have made our stay better if one of our couples had one of those rooms to help with bathroom situation.
Bed 5 has a balcony with outdoor setting which cant be accessed by any other rooms.
There is no breakfast provided .
There is only spaces for 3 offroad parking.
There is a charge for the cooktop if you want to eat in but kitchen is large and accommates all needs.
Good lounge area with lge tv

I recently stayed here for about 3 weeks while in Sydney for work. It is a small guest house with 5 rooms. The photos on their website are close to what I found in real life. If you are looking for a quiet homely place to stay, for a reasonable price then this is a good find. 20 minute wlk to Maquarie Centre and 2 mins to buses on Epping Rd. It is located in a residental area. There is room for a few cars in the driveway. After 6pm there is plenty of off-street parking...before 6pm there are cars parked everywhere on the streets. I would stay again if in the area for business.

We were warmly welcomed, shown around, given instruction.
We take no issue with extra charge for use of stove and request for quite post 10pm. Our queen bed was comfortable however daughters bed (fold out) not made up and she reported that it was very uncomfortable due to sag in middle of mattress. The fold out was very noisy every time our daughter moved on the bed. Room and amenities clean, good shower pressure, good linen. Easily accessible off street parking.

Guesthouse has great potential and in need of a little TLC (interior could do with a paint refresh and some modernising) however we enjoyed our stay and would recommend if you were after short term accommodation.

Room Tip: We stayed in the front room and it was considerably quiet

The guest house is located in the N.W. Sydney, approx. 30 mins ride from the city centre. Bus stops are only few minutes walk from the hostel, where you can take buses to Macquarie University / Shopping Centre or Sydney downtown. However, even though there is regular bus service, it could be slightly inconvenience if you don't drive. Hostel offers free parking and you can also park on the street.

Generally, it's a warm and comfortable place. Rooms, toilet and kitchen are clean and tidy. Bed are so comfortable that I slept almost at once every night. Free coffee, tea and biscuits are offered to guests. But the reception of TV in the room is not good !

As other reviewers have mentioned, some rules are quite weird, but some I found OK:

1. Washing machine: You have to pay for the washing machine here. A$11.00 for a regular washing cycle + detergent and 1.5 hour of drying. The manager stated the fare clearly in the laundry. I really believe it's fair, especially machines are all in good condition and clothes are clean after washing. There is no hidden charge in this service.

2. Quiet policy: The guest house is located in a local residential area. It's very quiet at night. It's fair that guests are required to keep quiet after 10pm. I have no complaint on this policy.

3. Cooking: You can freely use all equipment in the kitchen. including microwave oven, toaster, electric kettle, small oven... except gas stove ! If you want to cook by using the gas stove, you have to pay A$5.00 per room ! Beware, it's per room ! If you occupy 2 rooms, you have to pay A$10.00 for each cooking session ! The manager explained it's because of the requirement of insurance policy, but it's quite weird, as it only allows 1 people to cook every single time. How come it is counted by the number of room ?

4. Free Wifi: Yes, it's free, but limited ! There is a notice that only 1GB per day is allowed and shared with all guests. The manager reserves the right to turn the wifi off if the usage is too high... Also, the wifi speed is high in the morning, but become dead at night, only 1Mbps, which makes you unable to load Google or Yahoo page...

5. Air Condition: This is the most annoying part during our stay. One day, the manager suddenly told us that a/c cannot be provided 24 hours since the air conditioner needs to take 4 - 5 hours break everyday. That's the first time I heard this excuse ! Be frank, you can simply tell me the cost of air condition is too high and it's better to switch it off in the morning when the temperature is not too high !

Also, one night when we, a group of 6 people, were having our dinner in the house. The air condition was suddenly cut off. The manager explained that it's because another guest was complaining it was too cold ! Well, we were in a group of 6 people and occupied 60% of your room. Do you think you should ask us before switching it off ? We really didn't mind that you switched it off after 10pm, but it was only 7:30pm and we were still in the living room. It was not polite and not appropriate to take this action. After that, the management would have several interesting excuses to switch the air condition off. Luckily the temperature was not really too high, but the ventilation was not bad. but we could still tolerate it.

To sum up, don't think you are staying in a hotel, It would be better to consider you are staying at the house of a friend. Also, if you expect that your room will be tidied up every day or towels will be changed daily, it would not be your cup of tea.

Room Tip: To ensure air condition service, please go to the biggest room ! It offers you an individual air conditioner and a private toilet/

Thank you for staying in the North Ryde Guest House. We are sorry for any inconvenience. The reason we turned off the air conditioner for 4-5hours was due to someone adjusting the temperature to 35 degrees in a hot day, which can easily damage the air conditioner. This has occurred on multiple hot days during your stay. Therefore it was necessary we need to let you know that the air conditioning has to be turned off every once in a while. There is also one point where we received a complaint from another guest where the air conditioning was turned on in a cold evening (20 degrees), so we turned it off.

We are a Bed and Breakfast, and for safety reasons, we usually don't provide a gas stove for guests to use. We will need to pay for higher insurance if we freely provide use of the stoves.

We have also advertised globally that, for safety reasons, we cannot allow any children under the age of 10 into our guest house because the stove dials and buttons are within their reach. However, you have chosen to ignore the policy, therefore we had to keep an eye on the use of the stove to ensure safety of your child.
