Photo's say it all. Unit 1204
Management should question how this unit can be let with substandard furniture like in the photos. Owners maybe difficult, but Management have the discretion to "let or not to let" if they want their guests to return to their properties again.

We stayed for 8 days in room 502 which was on the corner of Venning Street and the Esplanade. It was very noisy as traffic was constant and spoilt being able to sit out on our balcony. Also, we backed onto the lift shaft and the constant up and down noise of the lift could be heard in our apartment especially at night.

The apartment was ok but needed updating and carpet was dirty. If we stayed there again, I would ask for a front apartment overlooking the sea, near no lift shaft and far from Venning Street.

It was very handy to have a supermarket to the back of the hotel.

Although the receptionists were ok, they needed to learn more people skills as they ARE the "directors of first impressions".

We don't want to sound too negative but we feel the Hotel needs to know these things.

Apart from that, we had a wonderful holiday and the weather was perfect. We will visit Mooloolaba again next year but try somewhere else.

Easy check-in and given a free upgrade to the 7th Floor. The 1 x bedroom apartment we stayed in was well equiped, very roomy and clean.

2 x pools. 1 x indoor and 1 x outdoor. 2 x spa's in the outdoor pool.

Very close to some great places to eat. Free secure parking underneath the building.

I would highly recommend this hotel / apartments.

I found that I saved $300 for a weeks stay by booking via the 'Trip Advisor' website then booking directly via the hotel.

Our room was really nice, but that was about it.
We stayed for 4 nights, but wouldn’t stay again. The staff were all young girls who didn’t really know how to handle any requests, and made it seem like we were asking such tough things. We were on the first floor, near the lifts and every time someone got on or off, we could hear the ding. It was really loud and disturbed our sleep every night and morning. We asked if they could turn it down or off, but they said they couldn’t. Funny that – the bell on the lifts for the right side of the building didn’t make a ding at reception level. Obviously it wasn’t that important, they just couldn’t be bothered organising it for us as it seemed too hard.
We were also disturbed but the large amount of traffic on our floor – as we are on the pool floor. People talking outside the lifts, and in the pool etc. we just could not get away from the noise.

Great location, right on the Esplanade & next door to Coles. All the Boutiques & Cafes just below aswell which is great.
I read Reception was unfriendly, but I found them to be really hospitable.
We had a 2 bdrm apartment, I asked for a refurbished room, which we got & we were also on the top floor, which is nice but I found the balcony to be really dangerous. There is a space between the glass, which is scary with little kids.Not that they are allowed on the balcony but still, I found it odd.
The rooms are so 90's! you know, the typical blue & yellow with dolphins style! eeks. But in saying that, had lcd tv's which was good.The kitchen soooooooo small was a hassle to even cook toast, the room itself was quite clean but still abit crusty.
All in all, it is great location, good for a night or 2, I wouldn't stay any longer, as I found it really cramped.
Ive been told the Sirrocco is really nice, which is just down the road abit, but for what you pay at the Mantra, is probably worth it, make sure you get a refurbished room.

In regards to your concerns regarding the safety on balconies, although the railings and glass panels do meet Australian Standards, we do strongly recommend that all children are supervised at all times on balconies as we agree that safety is paramount. We've stayed here before, when it was an 'Outrigger' and just returned from another short stay - we loved returning to this hotel!

We booked a 2-bedroom suite, and it was huge. Plenty of space for a family of 4. A nice touch was the activity kits our kids were given at check-in, as they went straight to work on their colouring while Mummy and Daddy toasted the view! :)

The kitchen was super modern, large, well-equipped. Cutlery/plates/glassware all clean and new-looking. The dining table inside is large, the couches were clean and comfortable, decor tasteful. The only drawback was the tiny (and I do mean tiny) TV set... 28-30cm at best, looked very old, and hard to see from the couches (which we couldn't seem to move). The balcony was huge and quite private, with lots of chairs and 2 tables.

The bathrooms were gorgeous! All marble (or marble-look) and loads of lovely-smelling toiletries. The ensuite in the main bathroom had the round spa-bath, which we loved, The kids had their own bathroom/toilet, which they were chuffed with. The kids room was a good size, but as it's located right on the hallway, got a little noisy... not a problem except during their daytime nap. The main room opened with shutters onto the lounge room, which was nice for a morning sunrise view (early-rising kids!)

The bed linens are a little dated in style, but otherwise perfectly fine. There's a choice of hard/high and softer pillows, although we'd have preferred softer ones still. Beds were comfy.

We weren't allowed a late check out (check out time is 10am). We did have time for a morning swim in the indoor pool though, which is heated and a good size.

Check in/out staff were friendly, efficient and polite. The only thing that was missing was someone to help unload your car, and get your bags in... it's do-it-yourself style here, and with the kids it would've been nice to at least have someone bring the luggage trolley out. But it's all up to you to go in, find a trolley, load/unload, take bags upstairs, etc. Parking is easy underground.

Finally, great location! Right on the esplanade, great restaurants and a coffee shop and bakery downstairs.

For the price, the rooms are fantastic. It could do with a few extra perks, such as porters/daily housekeeping. But the rooms are far bigger than those at the Landmark, and it's generally good value. We hope to here again one day!

We stayed for 5 nights in June 2010. Arriving at 1.15pm we expected that our room would be ready, however were informed on arrival that it would not ready until 2pm. Normally this wouldn't be a problem, but in this instance we then had to drive around for 45 minutes. We could have parked in the supermarket carpark but the girl at reception did not advise us of this and basically sent us packing until 2pm.

The reception staff were generally disinterested throughout our stay.

Once in our room we were pretty impressed with the view but that is where the positives ended. The suite stank of a chlorine smell as soon as we entered. We wondered what it was until I walked past another room being cleaned and nearly fell over from the fumes, the cleaners are making some concoction of chemicals which is probably harmful to breath in.

The 'suite' is not really a suite, more a big hotel room divided by the bathroom in the centre. The bathroom has a hideous circular spa with a window to enable you to take in the view. This may have seemed like a good idea in 1987 but now just looks crass in the extreme. If you happen to be in the kitchen you are treated to a view of your naked significant other showering, using the toilet, brushing their teeth or attending to other bathroom necessities. You can pull the $3 shower curtain across and have a view of that instead but the whole concept is pretty odd. The window fogs up with steam anyway so you can't see the view that you are supposed to be looking at. Having said all that, the shower is nice and big.

The bed was a king size and is located very very close to the apartment door, about 60cm in fact so you can hear everything outside your room when in bed. The bed was awful, soft and spongy and well overdue for replacement. It put my back out after one night and the massage therapist asked where we were staying as soon as she felt my back. It was certainly a product of the bad matress and the super high, hard pillows. The bed is covered with a disgusting bed spread which again looks to have hailed from 1987 with a old blanket. Not worth $200 a night that is for sure.

I am not sure if it made known that suites are individually owned and merely managed by Mantra, but I would suggest the owners of 1105 are complete tight wads. Everything in the apartment was cheap and nasty. The TV was probably ten years old, as was the stereo, and it was all thrown together with cables running everywhere. The kitchen utensils were old and need replacing. You have to cook on a portable HOB, which doesn't heat up enough to cook easily. No dishwasher, no oven and a tiny bar fridge.

The suites are not cleaned during your stay unless you stay for 8 days or more and then you get one service, so we ran out of loo paper, soaps, dishwasher liquid, pretty much everything you would expect to have provided for $200 a night. The one thing we had in abundance was rubbish as they don't collect it. This is not made clear when booking.

The entire first night we were kept awake by running or leaking pipes directly above our room. The other nights we merely had to contend with a very noisy air conditioning system.

I would suggest elsewhere if you are staying in Mooloolaba. We have stayed previously at Landmark and found this better then Mantra.

I apologise the apartment layout did not meet your requirements. Apartment layouts vary depending on where they are situated in the complex, and if notified at the beginning of your stay we would have been more than happy to show and move you to an apartment which was more suited. As you may have read in previous reviews, we are nearing the end of a refurbishment and 1105 is yet to be completed. Once the refurbishment is done in the near future this will resolve the issue of out-dated furniture.
I hope this experience does not deter you from staying with us in the future, where we would be more than happy to ensure we organise an apartment with a layout more to your liking.
