We had a really fanstastic holidays in Tuscany in July/August (14 days) in Tuscany with Casa di Sotto at Podere Ampella being a part of it.

The house is conveniently located (round 2 km to Montisi and 2 km to San Giovanni, 15 km to Montalcino) and guarantees privacy - there is generally no chance that other guests can see you from their houses. The houses are situated just by the country road (San Giovanni - Monitisi but there is no heavy traffic on this road so the location is quite silent and enables you to relax. Surrounding views are really nice - just hills, meadows and blue sky (at least in July and August).
The house is big enough for a comfortable stay of two families with younger children (2 x 4 persons) and is equipped with anything you need (furniture, fridge, dishwasher, TV, satellite, etc.). Internet connection (wifi) was of a very poor quality and we had to get outside the house to send emails, etc. We were a bit disappointed to learn that there was almost no detergents available so at the very beginnig we had to go to a supermarket (we arrived on Saturday evening, so the only supermarket open on Sunday was in Sinalunga, over 25 km drive from Podere Ampella).

The shared swimmning pool was really fabulous and big enough so it was not crowded most times. For visitors with younger children (just like us) it is important that there is a small fence around / behind the swimming pool so there is no risk that a child falls down from the hill on which Podere Ampella and the swimming pool is situated.

The landlord's representative was really helpful and friendly. The only problem which was not solved during our stay was the wifi quality. It was really poor for our entire stay even though we notified the landlord's representative of the problem and she promissed to fix it.

What we did not like was that electicity and gas is expected to be paid based on consumption at prices which are far from reasonable.Generally,we had an impression that when it came to the final settlement the landlord's representative tried to charge us as much as possible (e.g. extremally high consumption of electricity and gas!!!) but upon a longer discussion and bargaining, we finally came to terms, agreed a final settlement amount and said goodbye in a friendly atmosphere. I am generally an assertive type but may just imagine that some persons may really feel uncomfortable being surprised in such an unpleasant way. So be sure to ask as many questions about all the additional charges at the very beginning so that there are no surprieses and/or potential disputes at the end of your stay.

In general, we were really happy with our stay in Caasa di Sotto, spent fantastis holidays in Tuscany and may recommend this location to everyone. There were some disadvantages (poor wifi, surprising additional charges at the end) but we really liked this place and it is very probable we will come back there. We really enjoyed the place and Tuscany (we visited Tuscany for the 1st time) and it was one of the best holidays we've had in recent years.

I may also add that the landlord was generally very friendly and helpful. When we came back home I realised I had left my mobile charger in Casa di Sotto. I emailed the landlord and she quickly arranged for sending the charger to me by post on her own cost which was quite nice.

Room Tip: We stayed at Casa di Sotto so we can only share our opinion related to this house. It is a very nice place to stay for two families with children. We stayed there with my wife + two kids and our friends (2 adults + 2 kids) for fortnight and the house proved to be spacious and cosy for us. All rooms were comfortable enough, air conditioning workded properly in each room. The only problem we had was wifi - the connection was really poor and in practice you would have to go outside the house to send an email.

Localization: not in turistic area, far from restaurants (closest 2,5km away), groceries (2,5km). Restaurants closed between 14:00-19:00 (majority). Beautiful surroungins and landscape, calm and peaceful area (don't expect wineyards, just hills and meadows). Beautiful night sky view.

Apartments: detached houses, with very comfortable layout. Clean, spacious and comfortable, with access to shared pool (extremely cold water). Fully equipped kitchen, toilet, living room at ground floor, bedrooms and bathroom upstairs. Attention: very uncomfortable (and squiky) beds,

In general, good place to stop for a while, but... 1) unfriendly landlord (elder lady doing her best to be seen as nice, but...) 2) electicity and gas paid based on consumption at unreasonable prices, Also - remember to check the counters at the beginning and monitor it, as you may get surprisingly unrealistic (meaning extremely high) consumption which you have to pay for... we were said there is a limit on your weekly electricity bill when we questioned the amounts proving there were no that many electical devices in the house to get even 30% of that power consumption. 3) high price for internet access of very weak quality - 25 eur per week.
4) make sure to compare prices on different web portals (their www, booking com, ownersdirect etc) before you accept the price they give you. "Special price" can be higher at some sources.


General impression: this place has a potential, but as they try to get every penny from you it spoils the atmosphere there. We will not return to this place in future only becasue of the impression it left. We would accept those costs knowing them in advance, but it is just disappointing and we felt tired with that practice.

We stayed in Casa di Mezzo. The villa was basic but comfortable with great views. The pool was nice but often crowded with young children. The location was good, in the middle of many main attractions in Tuscany though everything was at least a 30 minute drive. A few very good restaurants nearby in the smaller towns. Would recommend to people looking to explore Tuscany and willing to drive a good bit.

Nice and spacious house with the basics in the kitchen and a nice terrace. Beds were ok. We stayed in the Casa Beppe with two bedrooms.

Insects can be a problem in August.

Staff was very friendly and forthcoming.

The Internet connection is a paid extra 25€ and is only working intermittently. Maybe choosing a house close to the office building would help? We did have Internet the morning of our departure, which was pretty inconvenient as we wanted to seek out some details for the remainder of our trip.

Room Tip: Have a look at the overview of the property before you choose your villa. Some of the villas are facing the pool and it can be pretty noisy, if families with children are also around. If you come off season (no children around), I would choose Casa Beppe. If you are coming with children, Casa Beppe is also a good choice as you have an overview of the pool from the terrace of the house.

Just back from Tuscany after a fortnight holiday.
Fabulous scenery, huge swimming pool, air conditioning in house, cleanliness of property and friendliness of staff have convinced me to consider re-booking for next year's holiday.
