We have just returned from a very enjoyable stay at the New Famagusta Hotel / apartments in Ayia Napa. We only booked this place due to the irresistible package deal we found on the Internet. Normally we would stay in a slightly higher rated hotel; however these credit crunch times meant we had to save money from the outset. We were a little dubious and slightly put off by some of the reviews on this site. Nonetheless we booked it and felt that if it was as horrendous as people had stated, we could book in another hotel.

Upon arrival we were impressed with the clean and spacious reception area. The receptionist was extremely warm and friendly and put us at ease straight away. They even had a ‘bell boy’ usher us to our room, he then checked every appliance, switch and shower in the room and left, most surprised with a little tip for his trouble.

The rooms had obviously undergone a recent refit and were clean, spacious and airy. We had a ground floor one in block D with a balcony overlooking a central courtyard. Although it overlooked an adjacent block, it was still quite private. The room had a decent wall hung hair dryer adjacent to the mirror and the bathroom was spotless, newly refitted and the shower output more than adequate. There was an air conditioning unit in the room which could be switched on for a fee of €6 per day, with hindsight we maybe could have done with it on a couple of warm nights. Beds were clean and of a good standard. The kitchenette was limited but had a small fridge, electric hob and sink. It was however ample for breakfast and I think we all tend to eat out in any case. Take some decent cereal dishes! – There seems to be a shortage of deep ones in the whole Ayia Napa.... we bought some wooden souvenir type ones for our Special K on a morning!

There was a newly and very well equipped gym on site, soon to include an indoor relaxation pool, sauna and Jacuzzi area. This appears to be in the final stages of completion and is of a high standard. The outdoor pool is of new construction, ample size and plenty of sun loungers to be had. We used the onsite bar/restaurant most nights, taking advantage of their well priced happy hours (2pm til 4pm and 6pm til 9pm) where cocktails and pints of Keo lager are €2 each. The meals are also reasonably priced and consist of snacks such as Pizza, baked potato, sandwiches, etc. It was possible to have a breakfast facility at the restaurant for €7 per person daily. At the weekend the bar has a DJ and disco type entertainment. The Monday night we were there we enjoyed a singer and keyboard player who were excellent – not sure if this is a regular occurrence.

Overall I could not fault the New Famagusta and feel that it does deserve a 3 star rating. I would be dubious about going in the summer season (June – August) as I believe that the reasonable package prices and close proximity to the nightlife could transform this hotel into a rowdy haven for party goers. I would most certainly return either end of the season. We only experienced a small amount of noise on two nights – only people talking on balconies and were surprised how quiet it was. There is also a regular site based security patrol throughout the night.

The New Famagusta is only 10 minutes walk to the square and about the same to the beach and harbour front. Nissi beach is around a 40 minute walk away but the local Limanaki beach is a well kept secret. The bar on the beach called Marcellos bar is an inexpensive rustic bar near to the Grecian Bay Hotel. Bars and restaurants nearby are of a very high standard – several we would recommend which are within a few minutes’ walk are Abacus, Petinos, Adesso Bakery, Sage, Quanto Italian, Vassos and Erofili. Unfortunately the pound v euro has made Cyprus seem expensive and an average 2 course meal for two with wine and coffees would be £40. There are however, plenty of small cheap take-away outlets and the usual Pizza Hut, KFC, etc. at reasonable prices. The local waterpark is a staggering €30 per adult / €16 per child but is a great day out if you haven’t been previously.

We booked via the Thomas Cook website using Sunset holidays, went from Humberside airport and arranged our own taxi once we landed. Taxi to Ayia Napa - €50 each way (Ouch!) their were 10 of us in our party. Age range 28 to 60 and we always have a budget of around £300-350 for the weeks stay. We thought ayia napa was for the young but we had a fantastic time. We stayed in the apartments which have been refurbished. The swimming pool was new also.They have made an excellent job of making it clean and fresh.I have read other reviews of this place take no notice the apartments were clean and towels were changed everyday if you put them in bath. Nightlife great if you want that sort of thing but plenty of quiet places.Ayia napa is better than I thought TRY IT!!!

We booked a late holiday to the new famagusta, late in october the only down side was that a lot of the resturants and bars were closed or closing, but there was enough for us to do.i had four children with us, age rangeing from 9 to 17 and on arrival i asked the head bar man Marcus did he sell John Smths bitter as i dont drink lager he promised hed try and sure enough there they were next morning in the fridge, the bus stop was right ouside the hotel and took you to either water park, Nissy beach or Fig tree Bay for 1.50 euro.The hotel is basic i suppose but when i spoke to the manager he said they were going to have a face lift and new swimming pool built in close season, the apartments are in a very good position for beaches and the night life (the square is about 300metres away, far enough but near enough, we had a great time and will certainly be going back at some stage, resturants and bars were 2 minute walk from the hotel with supermarkets,,if you go make sure you try the local kleftico and the stifado absoutely lovely as are all the resturants, although not a lot was open it was great,,

I have just returned from the new famagusta and have to say we had a great time no problems at all,the hotel/apartments are located about a 5minuite walk from the square and about the same to limanaki beach if you wanted to go to nissi beach i would say get a taxi as its quite along walk and 8euros in a taxi but if you haggle with them you should get one for 7,All the staff are friendly and maids cleaned our room everyday apart from 1 which was great,We had a studio for the 2 of us which was big enough and had everything we needed,Air conditioning was 3euros per day we didnt have it but would definatley need in high season,There was also a gym at the apartments which was an extra charge not sure how much as i dont go on holiday to excercise but handy if thats what your in to. The pool bar at the apartments wasnt that expensive either about 3euros for a pint of keo and there was happy hour on cocktails which was between 2-4 and 6-9 when they were 2euros each so great if you wanted to get a bit tipsy before you go up to the square.Food at the pool bar wasnt badly priced either pizzas/burgers etc 5-7 euros and breakfast about 6euros,Overall i did notice that prices have gone up quite alot from recent years especially in the square but as it was october alot of the bars had offers on drinks so we took advantage of them which saved u alot of money. Overall had a fab time and couldnt fault the apartments would definatley go back,Oh and the weather was great to about 30 degrees everyday

My mate and I (22 and 23) stayed at the New Famagusta Apartments for one week (31st August to 7th Sept 2008). It only took 45 minutes transfer from Larnaca airport and on arrival the reception staff were really friendly and we we were quickly issued with our key and given good directions to the apartment.

The apartment was very clean with a good sized balcony. Air con worked fine. We had a twin room and the two beds were really comfy. The maids visited everyday at approximately 12 noon and did a good job. The apartments are modern in design. Our bathroom seemed brand new.

Some comments about these apartments have slated them for the noise and commotion. We realised on arrival that alot of the people that stay here are young singles or young couples/groups of friends, so some noise has to be expected, this is Ayia Napa afterall and these apartments are only a 10 minute walk to the heart of the Square where all the best clubs and bars are!!!

At the end of the day, if a hotel has a 24 hour bar, you have to expect some noise at night time. We heard noise at night once or twice but this was from young singles having a drunken laugh and swim in the pool at 3 am (this is Ayia Napa!).We never had any trouble sleeping however I wouldnt recommend these apartments for children who need to be in bed early.

The location is fantastic if you want to be close to the bars, shops and restaurants but also if you want to explore further. Getting a taxi was easy. 7 euros to Nissi Beach (really lovely) and 10 euros to Waterworld (definitely worth a visit if you want a fun day out and like the flumes etc). It also very easy to rent a car or quad bike for 24 hours. It's also a 5 minute walk to the nearest beach, which is really nice. There is an ancient monastery which is a short walk away that is definitely worth a look.

The food at the hotel bar restaurant was good and cheap but the cuisine doesnt really extend beyond what you'd find on your average wetherspoons menu (brilliant for if you're hungover and fancy a lazy day around the pool like us). The 'homely' hotel menu wasnt a problem for us as after a 5 minute walk the number and variety of restaurants to choose from is massive.

The value of food is brilliant, but drinks will cost you, especially on the square. Minimum of 5 euros for any bottle. Hotel bar charged 5 euros per bottle aswell. I drank spirits and took advantage that there are no measures out there!! Theres a supermarket round the corner which sells bottles of beer (budweiser, heineken, becks etc) for 1 euro each. We stocked up the apartments fridge and saved a fortune!!

Overall a great location, clean apartments that were cleaned each day!! Would definitely go back!

myself, my sister and 10yr old son booked to stay in these apartments from 6th to 20th august, but needless to say we only lasted 2 nights, we were not told at the time of booking that it mainly catered for teenagers and young adults, my son was the only child staying there at the time, we had to endure constant rowdiness, foul language, and partying at 5am in the mornings.These apartments are very basic and ideal for youngsters who just want to crash down after being out all night, but anyone else wanting anything more than a 1* avoid, otherwise you will end up doing what we had to and move elsewhere, which cost us dearly, which is now in the hands of THOMAS COOK!!!!

Went to Ayia Naps 4th to the 12th June 08! Had an amazing time! would definatly recomend!
I stayed in New Famagusta with my mate!
Location is fantastic with it being about a ten min walk from the square where all the pubs and clubs are (defo recomend castle club and fly bar)
The rooms are very clean but very basic, but all we needed!
Out showered was slighlty broken but was fixed the same day we told reception!
Never had any trouble getting a sun bed round the pool but wasnt high season.
The little man who does night reception was really good as offen people where quite roudy and in the pool at 4.30am but then again its Ayia Napa what do you expect!
We only ate round the pool and food was very good, and well priced.
Defo be using this hotel again when we go back to Ayia Napa!!
