I spent a week at the opera residence when traveling to Budapest for business, with a mixed, but generally ok experience.

The pluses:
* location is excellent, very close to major tourist sites, transportation, and surrounded by many bars and restaurants. There is a grocery store (Match) open 24 hr/day just around the corner for self-catering.
* apartment is sizable, clean, and well-appointed, with full kitchen, dishes, TV, balcony, ironing board, etc.
* building itself is quiet -- didn't see anyone else there. but if you face the street or courtyard on a low floor, external noise may be more of a problem
* price is right for what you get

Drawbacks:
* some of the amenities are showing their age -- linens, shower curtain, etc. could use replacing
* there are air conditioning units, but mine never worked properly. however, I was there during an unseasonable heat wave.
* washing machine took several attempts to finally work

In all, the Opera Residence is appropriately priced with only a few drawbacks. Location and size are the best selling points.

I'd already read the reviews so I knew I had to check in at the hostel opposite. This was really easy. When I opened the door an alarm went off - I was really worried thinking I'd got the wrong place. If you close the door it stops - but this isn't obvious when you've got a loud alarm ringing around you. I wish they'd told me this. Once inside it's great - absolutely huge with everything you could need. There are lots of instructions about how to use everything - except the washing machine. As a man I couldn't work it out - shame as I had washing to do. I'd recommend this place - it's huge and central - but remember the alarm will go off - close the door behind you and it's gone.

Good location for the centre near all the bars.Clean and secure apartments within 5 mins of the Opera House.

very close to the city centre/underground, silent and clean rooms, good staff
Istant Club and many others good places just round the corner

Location: in total centre of Budapest, so you do not need to use a subway, but be prepared for noise, caused by surrounding pubs, bars and party people.. , 24/7 shops, grocery, pubs, restaurants around, subway station "Opera" just few metres away

Accomodation: stayed at apartment for 2: kitchen (microwave) with living room (TV, satellite), toilette, bathroom (hair dryer, washing mashing, towels), wardrobe and bedroom
Ask for apartment with view into inner patio, or upper floor, because i had apartment on 1st floor, which is silent during day, but extremely noisy all night long. I sleep really hard, but it was impossible to sleep without interrupting!

Overall: would return, but choose to stay in different apartment, great value (cheap/clean/location in center)

it is located in the center of the city but not all their 2 space apartments are the same. some of them have sofas not suitable for 2 persons as it is said from the hotel.On general very bad bed quality.
not good reception cause it is the same with a hostel and some of the reseptionists are not helpful at all.

Me and my girlfriend stayed in this apartment and to be absolutely honest there ain't much you can fault it on.

Upon arrival the area from outside did not look the best but once inside the premises it looked very decent (Opera residence also has hostel accommodation which uses the same reception desk who speak very good english).

The premises is very secure as you need a code to get into the actual block of apartments and is surrounded by CCTV security.

The apartment was very spacious with a balcony. It had a kitchen with oven, electric cooker top, fridge, sink, microwave and kettle. A double bed (which was not best but made due with it), TV (all hungarian channels though not one english, it did say the place would have a DVD player but it didn't which a bit of let down because we had just got hold of tinklier taylor soldier spy lol).

Had a bathroom with sink, shower, washing machine and wash-basin and separate toilet room.

The best feature of the flat was the WIFI, had it's on personnel WIFI router which was getting 2-3Mb connection which was really good for browsing and streaming.

The location is great too as it's in central city so travel on bus's and metro service is great. There is a local shop and supermarket very near by with decent prices, it's also right next to some opera theatres but all shows are in hungarian (I heard the only english speaking theatre is the Merlin but did not get to see this). For some quick food there is turkish place which does nice food for like 1500 HUF which is like £4-5. if you walk down the right of opera residence there is japanese restaurant for your benefit.

Top tips:
* Get a budapest travel pass for 72 hours and you will get free admission to the zoo and some museums with various discounts on other locations. We was lucky enough to get one free pass into one Thermal bath spa's this one to be exact http://www.budapestgyogyfurdoi.hu/en/szechenyi/contact#

* Exchange your money once you get to Budapest they have much better rates, we got 326 for british £1 and while was there they was selling for 342-45.

* If you want to save on money buy some groceries and cook for your self food is very reasonable to buy from supermarkets.

* Try a KFC 30 hot-wing bucket its too much to eat but for 4200 HUF you get that drinks which are refillable! epic stuff

* Customer service in some shops are really below par so don't be shocked when person serving you throws your receipt into basket or does not say thank you/smile.

* Make sure to visit central market as its best place for good priced souvenirs.
