The AC doesn't quite handle a family of 3 cooking on a warm spring socal day, but the room has a full kitchen which certainly helps the Disneyland budget. Plenty of storage space in the room, massive closet and a nice sized balcony. Only a few miles from Disneyland, though take Gilbert (I believe) to Broadway to Manchester, much easier than dealing with the turn onto Lincoln.

Room Tip: The north east side faces away from the pool and is furthest from the road, although overall not terrible loud throughout.

My family & I stayed at the Hotel Pepper Tree on 3/22/14 and were surprised with the extras in our suite (full kitchen, oven, dishes, etc.). It was great cooking a full breakfast for my family. My grandsons totally enjoyed the pool Sunday morning-it was a real treat for them. The registration staff and their willingness to help us over exceeded our expectation. This was a nice experience, and we plan to stay at this hotel again sometime in the near future.

Room Tip: If you are looking for a hotel located within a very reasonable distance from Disneyland, several restaurants, or shops this is it. We stayed on the 2nd floor and it was very quiet.

b'fast buffet here is decent. we took a room with two queen beds as we were a family of four visiting disneyland. we spent 2 nights there. If you are looking for low budget and very functional arrangement then this works. Room was big and there was pantry w utensils, microwave etc.
For me beds were not as comfortable. They were spring beds and would make sound every once in a while. They did not have a restaurant service but are located near a mini market place which has a thai food place and subway. As i said very functional but then we were not looking for much.

The Hotel has an older Spanish decor and was maintained nicely. The Ac was somewhat noisy but the room was comfortable, quite and clean. The continental breakfast needs to be expanded but was least offered.

We found our stay at the Peppertree to be very enjoyable. The decor was unique and comfortable, and the staff were very accommodating for anything we needed. We had no problems with excessive noise. We would stay there again.
