Our family of 9 people stayed in unit 6 of the Bermuda Beach condos. The accommodations were excellent and the property managers were extremely helpful and friendly. Susan and Roger are outstanding property managers. We had a most enjoyable trip and would highly recommend staying at this location.

From the planning stages to the arrival and for the entire stay this place is perfect. Clean, safe, quiet, close to town, but a bit away from the busy downtown. Our hosts handled all the small items to make our arrival perfect. Right next door is an outside beach bar and every afternoon there are a few very nice ex-pats and locals that are all too willing to give you good Belize advice on all aspects of visiting San Pedro. Our hosts, Susan and Roger arranged a nice personal guided tour for us, cave and river tubing with a great guide named Ed. Our condo had nice ocean views and the floor plan was more than adequate for 4 adults and could have easily handled six. The kitchen was nice to cook in, not cramped. I could go on and on, but suffice to say, we did our homework planning this trip and we were not disappointed in any way. TY

My friends and I booked out a 6 person + 3 person unit and we couldn't of asked for anything better! The comforts of home and a resort all bundled in one. The condo had easy access to the pools, beach, and pier/docks. The units themselves were spacious and luxurious!
Our concierge's Susan and Roger were absolutely fantastic! Right from the start, they help us get everything sorted and planned out. If we needed anything, they were just a simple call away and they quickly catered to all of our needs.
I highly recommend the Landings and wouldn't hesitate to stay here again the next time I visit!

Room Tip: Just talk to Susan/Roger about your needs and she'll be sure to find you what you need!

Everything (literally) was Perfect about this wonderful spot in such a Beautiful place. The property itself is incredibly positioned on the island (near town, yet far enough away that it's nice and quiet), and the management (Susan and Roger) and Out of this World... helping to provide and arrange for high quality and safe services while in town, as well as maintaining the property to its pristine condition. Can't wait to go back!!

Dan and I originally chose this property to be our home for the week on Ambergris Caye, Belize from all the amazing reviews everyone on tripadvisor had written. From the first prompt email response from Susan, I knew we had picked the right place. Roger and Susan make you feel like you are their only guests. From having the Tropic Air flights booked and a pick up at the airport upon arrival, I knew we were going to have a great vacation. Our refrigerator was stocked with delicious Belikin Beer and water and the cell phone was a fantastic bonus. We were able to call Susan and Roger and they booked our snorkel, dive and mayan ruin excursions and we even had a pizza delivered. For the excursions, it was so nice to just be told when the boat would be at the dock the next morning- all expenses were added to our invoice and paid the day we left. The condo was spectacular (Bermuda Landing #9 top floor balcony with ocean views) and the grounds are so manicured and very lush. Having the dock access was amazing, as all the excursions we went on, we were picked up right at the dock. We decided not to rent a golf cart or bikes and walked to everything. Being just north of the bridge it is easy to get to the middle of San Pedro (after a bit of a walk) for shopping and restaurants, and also north of the bridge to other yummy restaurants. Snorkeling with Alfonze in Hol Chan and Shark Ray Alley was fantastic. We saw so many sea life and coral than we ever had before and was a highlight of our trip. Dan will never forget when he held the nurse shark and also the friendly sting rays! Searious adventures snorkeling at Tres Coco and Mexico Rocks was also great and the Lamanai Mayan ruins was an adventure-half the adventure is getting there! Chuck and Robbies dive shop took us out on two great dives to Tackle Box Canyons and Mata Canyons where we saw a reef shark, amongst many other sea creatures. The guides were all fantastic and very funny for each excursion we did. The Belizean people are some of the kindest people we have ever met on vacation. We always felt safe and welcomed. When we would pass locals on the beach or street, smiles and hellos were always exchanged. Susan gave us a great detailed map of the area with their favorites circled for a quick reference. A couple of our favorite places for food after suggestions from Susan and Roger- The bakery (delicious), we stocked on bread, rolls, and pastries-twice; Legends Burgers (thanks to Michael for being so welcoming and picking us up on his golf cart one day-Jam night was fun and it was the best burger I have ever had); Palapa bar (coolest bar we have ever been too! delicious fresh fruit rum drinks and homemade guacamole and we made our mark on the wall! ); Estel's (breakfast and fresh fruit juice is divine as well as the view and sand floors). Mother nature was our only enemy, as it rained everyday! We still had high hopes and did almost everything we wanted to, dodging rain clouds or getting rained on! I told Susan when we departed at the airport that we will need to return when the sun shines all week. Susan met us at the airport the day of departure after we were told just to leave our bags in the condo-we headed to town and shopped the local vendors to spend our belize dollars before leaving and had breakfast at Estel's. If you want a very laid back, tropical island vacation with the most amazing people, Susan and Roger- this is the place for you. Thank you Susan and Roger, we hope to return!! My husband and I recently returned from our second trip to Ambergris Caye and the only thing that made this trip better than the last was our stay at Tres Cocos. The property is absolutely beautiful and we could not have asked for a better location. Just far enough away from the hustle and bustle of San Pedro yet close enough to walk into town if you choose not to rent a golf cart. Susan and Roger were the perfect hosts and took all of the stress of planning our vacation away right from the start. They organized everything for us down to the last detail, from scheduling our flight on Tropic Air, picking us up at the airport and stocking our refrigerator with refreshing water, sodas, and beer. We can't wait to get back there! Thank you again Susan and Roger for helping to make this a truly great vacation. P.S. Please give Scruffy a big hug for us. He was definitely a highlight of our vacation :)

Room Tip: You can't go wrong with any of their rooms!

What a wonderful place to spend our 15th wedding anniversary! Service was second to none. Susan and Roger helped us with our every need, from meeting us at the airport, having drinks waiting for us in our condo, booking all of our excursions, and being available at any time of day or night. The property was beautiful and having a view of one of the pools and the ocean from our porch was spectacular. Golf carts are the main mode of transportation on the island, but everything we needed was easily within walking distance. Our experience was relaxing and romantic. We would love to return some day with our children.
