Nothing fancy about the Caribbean Villas, but it was clean, comfortable, and affordable and had a location that suited out desire to be away from the touristy party scene, but not too far away from restaurants, stores, and attractions. The walk to the main part of San Pedro was about 15 mins leisure walk on the beach. The hotel's dock is a great place to swing in a hammock and read or get picked up for a scuba or snorkeling excursion. It was nice to have a full kitchen, particularly on those nights we wanted a simple home-cooked meal and were able to pick-up groceries from Ruth's bodega a block away. The rooms all face the ocean and have awesome views, but the decor and interior are a little out dated. The beach is steps away from your front-door. This is the perfect place if you are in a mid-range budget and are looking to relax. One one real complaint is that we had told the concierge that it was very important to us to have a snorkeling trip to the Blue Hole. In response, we were directed to other excursions arranged by the hotel. If we didn't ask around town and arrange our own Blue Hole trip, we would have really missed out.

My husband and I took our first trip to Belize and did not know what to expect. It was truly a gem and we loved it from beginning to end...Not wanting to leave. We chose a quiet 12 room place called the Caribbean Villas which was close to everything. It had the best most accomadating staff ever and we cannot wait to return next year. I have been to 15 or so Islands and resorts and I am all about no TV and no internet and just plain relaxation....It was here. My husband took advantage of the fishing as I did and we were not disapointed. The Islanders took us back to their homes after fishing and cooked the fresh fillets for you....It was incredible. If you need to relax Caribbean Villas is the spot....

This hotel is average. I'm writing this review because we are not in agreement with the high ratings this hotel gets on trip advisor. This is our 2nd trip to San Pedro, and we have lloked at numerous resorts and hotels. We booked at Caribbean Villas largely due to the high marks on trip advisor. We aren't quite sure why it is rated so highly. It's not that it's terrible, far from it. There are definitely some positive aspects. But we are scratching our heads and feeling like it is just average. The setting is very attractive, the location very good. The overall cleanliness is above average, however there is much deferred maintenance. The place as a whole is dated. It needs some maintenance help in several areas. Our room is a lofted suite and has a towel rolled up near the bottom of the toilet. After a day or two, we know why. There is a pervasive bathroom smell. The front desk is sadly lacking. The office is dirty and dingy, with an overall unkempt look. The girl at the desk is not helpful. When we ask questions we get a blank stare, or a promise to check on it, but no one gets back to us. Louis at the bar is fantastic. Much more helpful than the office staff. Ask him if you need anything. Don't bother asking at the office. The free internet service worked only sporadically and only if you stood on the balcony and pointed your computer at the ocean. This was a problem for us as we had lots of rain during our trip. That is why I have noted below that it does not have internet service, even though the hotel advertises that it does. It was so unreliable, and couldn't be depended upon. Also, there are no TV's in the rooms. Normally this would not have been a problem at all for us. But we had torrential rains for 3/4 of our trip, and we room bound with absolutely nothing else to do. So TV would have really helped. One day we had 11 inches of rain in 16 hours. We just couldn't leave the room so would have been thrilled to have even a radio. We are not picky travelers at all. We have traveled in the Caribbean extensively and are easily pleased with the local ways. We just think this is an average hotel and we don't understand the ratings. Last year we stayed at Banana Beach and really it is about the same quality, but for some reason is rated much lower. The most positive thing I can say about Caribbean Villas is that the rooms don't have the musty odor so common in Mexico and the Caribbean hotels.

We booked a Standard room at the Caribbean Villas for the second part of our trip to Belize. I was quite excited to stay there based on the majority of the Trip Advisor reviews. Unfortunately, our experience was not one of the better ones we've had.

Immediately upon checking in to our room we were shocked by two things: the condition of the room, and the placement/view. Let me start with the condition.

The standard room is small, but our issue wasn't with the size. We've stayed in compact rooms before at some places we've absolutely loved. The issue was the condition of the room. My husband was immediately turned off by the fact that our door didn't even have a knob - just a deadbolt and a handle like you'd see on a cabinet. Check out the pictures. I took note that other rooms I looked at had regular doorknobs. A minor thing, but a sign of things to come. Inside we found a room with rusted windows and lights... I realize the salt water causes rusting, but other places we looked at (on our quest for a better place) and where we ultimately stayed had no visible rust. The lights were bare bulbs in ill-fitting shades, hanging from the ceiling from a 4-ft cord which, when pulled, made the whole light swing and look like it was about to fall down. The bathroom had stains all over the walls and obviously hadn't had a coat of paint in years. The shower head was so caked with lime that what little spray there was went everywhere but down, and the handles were caked with lime as well.

Maybe we could have dealt with the condition if it had a nice patio and view, such as the ocean view described. Um... not so much. If you look at the pics on their website, you'll notice each of the 2 buildings has a left and right side, two stories, with arches over the decks/patios. The standard rooms are in between the two sides, in the middle of the building, tucked back about 10 ft from the front. So there's already a recess and lack of light based on the location. To make things worse, the rooms on the ground floor are behind a stairwell, so the "ocean view" is actually a stairwell view with people walking up and down stairs right in front of/above you. As a result the room was dark, with little to no natural light. The bed was miserable as well - you could feel the springs through the saggy mattress.

The whole feel of the room due to it's location was that of a cave. I felt claustrophobic the minute stepped in. We also didn't feel terribly safe, and were hesitant to leave anything in the room. Although we'd be out and about during the day, we wanted to relax on the "patio" and in the room at night, which we weren't going to be able to do here. We asked if they had a bigger room we could move to, but they were booked. So even though we'd have to eat the cost of the pre-paid room, we checked out after the first night and checked in to Banyan Bay, where we paid $75 more a night for a gorgeous, huge condo with a REAL ocean view.

My husband also was shocked by the tiny pool. He kept pondering how they made it look so big in the pictures.

I tried to take a look at the other rooms to see if they were in better condition, but admittedly was unable to, so this review is based on one room. Nevertheless, there is no way I could recommend Caribbean Villas.

(As an aside, if you have a chance to stop by Saga Humane Society and walk dogs, I highly recommend it. I see that another reviewer posted pictures of this. We walked a few pups on the day we arrived, and it was worth sweating on the streets and beach.)

Rooms are older but comfortable, and who spends time in a room at a location like this? South of town, but an easy beach walk to downtown. The beach is pleasant, water VERY shallow so no snorkeling here. Dive/sorkle sites are all offshore, but operators pick you up right at the hotel pier. The Villas will arrange the tours for you.
Nice perk was the beach Continental breakfast.

Stayed at Carribean Villas with my 87 year old father and 17 year old son. Lot's of fun for everyone! Ruth - the owner makes you feel so welcome. Renee at the front desk is wonderful. He is a wealth of information and will take great care of you. Luis at the bar always has a warm smile to great you. Trivia night was a blast with guests and locals competing for the grand prize. We will return to Carribean Villas Hotel!

What a wonderful place to stay! The suite was very comfortable--even the sofa bed! The beach was one of the best I saw. Most hotels had unsightly concrete bulkheads. At CV, you just walk down the sand to the water. The bartenders, Tony and Luis, were very friendly and helpful. The only drawback was the lack of a restaurant. I would definitely stay here again!
