Perfect place. Stayed in Condo #1. Couldn't ask for better accommodations. Amazing view, great pool, jacuzzi and overall ambiance. Located in the best spot. Steps away from everything and peaceful at night. Thank you for a fantastic experience

very well located. The appartments are well equipped, new and very luminous. We have stayed for 5 nights, the last days of our vacation and we really enjoyed the stay. THe only thing is that pool and jacuzzi need a clean as some one said in a previous review but other than that our stay was perfect.

We stayed in no.6 which is on the top floor and commands great views, the terrace commands amazing 360 degree views.
Tv's have loads of channels, we stayed here after seaside cabanas as it got a bit loud towards the end of our stay.
Only gripe is thnat the jacuzzi on the roof was filthy and the pool was really dirty too.
If they sort that, stay here above all others hands down.

2 weeks in paradise coupled with the perfect place to stay. Private pool is a 10. Roof top Jacuzzi was out of this world. The views are spectacular form the roof top. Excellent accommodations, very nicely appointed private condos with individual furnishings. Feels like home away from home. In room safe and Wi-Fi, plasma TV (with good cable) are very nice amenities to have. Great kitchen!
Highly recommend. Stayed in unit #1 and it was absolutely perfect.

We enjoyed our 4 night stay in early June 2009. This place is like new, with nice furnishings and all the modern conveniences of home. We stayed in unit #2 on the 1st floor, with 2 bedrooms and 2 bathrooms with big showers, along with full kitchen and large living room. There is plenty of complimentary bottled drinking water. The safe easily holds a regular laptop. Wireless internet was slow and did drop sometimes, but we were able to check in with work, which was a ncessity for us. We really enjoyed the island and its laid back pace and friendly people.

We emailed Bobbi with the water taxi info and she met us at the dock, which was a very nice touch. The owners are very lucky to have Bobbi looking after their property. She is a very hard worker, and the unit and grounds were immaculate.

The only issue we had was the very loud noise of the central a/c when it comes on in the master bedroom. Bobbi warned us about it. It will definitely wake you up when it comes on unless you use earplugs like we did. I will say the central a/c works very well and is extremely powerful (thus the loud noise, I guess). It is only a noise problem in the master bedroom. You could always open the windows and get a nice ccross breeze at night, plus there are fans throughout the unit.

The pool is very nice and clean, and was a real treat (and rare for that island). In addition, I enjoyed swimming off a dock in front and to the right of the building. They have cleared an area of sea grass for swimming, and there are big stairs to get in the water there. We also went to the infamous split and had drinks and a reasonable meal at the Lazy Lizard, whicle watching a local guy feed fish to the birds.

Don't miss checking out some local small restaurants on the back roads and get some home cooking from Fran's grill on the beach or a local lady just before Fran's that has excellent and very reasonable food ($3.50 US for a big dinner of chicken (or beef or fish) and local style beans & rice plus potato salad. Try the freshly made local juices from the Juice Lady just down the street, and have a drink (and lunch) at the little beach bar right in front of the building. We also loved Wish Willys' place. The food at Willy's was good and reasonable, and you literally sit at a table in his back yard and eat with some nice music and very reasonable mixed drinks (for a buck each, we had coconut rum & pineapple juice). It is not a fancy restaurant, if that is what you are llooking for - it's a very relaxed atmosphere where you can eat barefott outside in someone's back yard. It's not a restaurant in the usual sense. The island is simply charming, as are all of the locals we met. After diving every day on Ambergris Caye, it was a much needed, completely relaxing time before heading back home.

We stayed for 6 nights in unit #6 (3rd (top) floor) at the Seaside Villas at the tail end of our trip to Belize and Guatemala.

What I liked: Seaside Villas are very new, having been built only a few years ago. Surprisingly, our unit had a front-loading washing machine (which wasn't mentioned in any of the info that we had about the place. If we'd known, we would have packed less), but no real way to dry the clothes other than to drape them over the furniture overnight. The unit did have a stand-up drying rack that was made of metal and which was half-covered with rust-spots, so we used it sparingly. On the roof, there are a couple of palapa-covered hammocks, plus what we thought was a hot tub, but which didn't really get hot (it just bubbled). We rented the unit from Bobbi at cayeaccommodations.com, and she was there on the water taxi pier to meet us, and to haul our heavy bag with her golf cart to the unit (which is, by the way, only about a 1-minute walk south from the water taxi terminal). Bobbi was usually around most of the time as was thus available for the occasional question. She was also just fine with us staying in the unit a little longer than the official checkout, something that we really appreciated. The unit had one of those set-your-own-combination digital safes in the room, which I used heavily, since it meant that I could leave most of my money, my wallet, and my passports in the safe and not have to worry about them. I read information from cayeaccommodations.com that said that the only ATM on the island took only Visa and Mastercard, but I found that it also took my credit union ATM card (PLUS network) just fine as well, which saved me the cash advance fees that MasterCard would have charged me. I also found out that the ATM had gone for several days with no money in it, and had only started working right before I went to use it (could have been due to the Christmas and Boxing Day holidays which were going on right before I got there), so if you plan to use the ATM, do it as soon as you can to ensure that you will have the money when you need it. Seaside Villas is centrally located in the main business district of the island, so it is literally just a few minutes' walk to almost all restaurants and businesses. All Seaside Villas units have central A/C, which worked great. We didn't use the A/C much, but when we did, it could take the unit from tropical to meat locker in about 10 minutes.

What I didn't like: Since all of the units are privately owned and are apparently outfitted by their owners, what you'll find in the units is somewhat of a hodgepodge, especially when it comes to what's in the kitchen. Some of the stuff in the kitchen -- cutlery, plates, etc -- could have been a little better. Even though there was plenty of room for it, our unit didn't have a dining-room table at all, which would have been nice to have for breakfast (we ate out for all other meals). If you plan to buy fresh groceries and cook your own meals, you'll find that there isn't much in the way of fresh produce at any of the island's grocery stores. You'll have no trouble finding things like cereal,spaghetti, and canned goods, but good luck finding the ingredients for a salad, or any fresh fruit or vegetables, other than tropical ones or those that keep a while like potatoes and onions. Oddly, we did have an iron and ironing board (who in the world irons while on vacation at a tropical beach). One of the bathroom sinks had a substantial plumbing leak in the drain pipe which resulted in about a gallon of water on the floor before we figured out what was going on. The pool area was usually very clean and nice, but there wasn't a sliver of shade out there anywhere, so it was unbearably sunny and hot for most of the day. Even though the 'pool guy' came every day, by the last day of our stay the pool water was looking a little murky, and there were unmistakeable pieces of toilet paper floating in the pool. Most disappointing, the pictures on the cayeaccommodations.com web site make it look like just beyond the pool there are palm trees and a white sandy beach. I don't think that they were trying to be deceptive, but what you'll find is that the 'beach' is mostly unusable. There's a considerable amount of trash on the beach (EVERYWHERE, not just around the Seaside Villas), so if you have little kids, you'll probably not be very comfortable with them on the beach. Beer bottles and bottle caps, broken glass, LOTS of plastic bottles and other plastic junk, old wood (sometimes with nails) -- the beaches were VERY disappointing. It was sad that the locals there took so little pride in their island that they allowed it to get to the state that we found it. Even without the trash, the beach would have been disappointing. In most places, there is little to no sand, and also this nasty, slimy sea grass grew everywhere in the water just inches off of the shore. Even at the far north end of the island, known as 'The Split', we found the same thing -- trash everywhere. If you are thinking about going to Caye Caulker for the beaches, go somewhere else. We took a day trip to San Pedro on Ambergris Caye, the beaches there were much nicer, with lots of sand like you'd expect to find on a beach, but the town is much bigger and lacks the charm and quirkiness of Caye Caulker.

seaside villas is absolutely a perfect place to stay. fully equipped apartments with a beautiful pool and rooftop jaccuzzi. i think about returning to this paradise everyday. bobby the manager was more than accomodating and pleasant and always on hamd to assist. this place is a must for all travelers.
