I booked this based on reviews here. Really didn't live up to expectations at all. This is not a luxury spot deserving the steep price. We got the most expensive room with access to the roof, supposedly with a great view.

What went wrong?
They advertise the great view from the roof; you can barely see the ocean - just treetops.
Don't expect any sea-side access.
The sheets must have been from the 1950s. The mattress, hard.
There was no coffee-maker; we later found out we needed to ask for this.
The owner stopped us from taking a bath towel to the beach, gave us an old swim towel and complained about that.
There was a sign not to dispose of TP into the toilet to save the plumbing. I did not see a similar sign ANYWHERE else on the island.
We rented bikes and the owner supplied us with an old, difficult to use lock.
The owner was NOT friendly. When I had trouble with a duplicate charge for the room she immediately said it was up to me to resolve it.

Yes, the room was clean.
Maybe she was having a bad week. But regardless, there are better values for accommodations on the island. I would never return here.

The Tree Tops Guesthouse exceeded our expectation. This quiet guesthouse was perfectly nestled on the edge of busy streets. Tucked just far enough off the beach you could still see the ocean and sunrise, without the noise of passing people. It has a great shady common area for relaxing and immaculately clean rooms. Doris and her staff were wonderfully friendly and helpful with planning our island activities and worked hard to make us feel comfortable. The AC was fantastic and we could not have asked for a nicer (and affordable) place to stay.

My husband and I returned home recently from our fourth stay at the elegant Treetops Guesthouse.
Treetops is a beautiful, spotlessly clean and friendly place to stay. Our favorite room is the Sunrise suite with it's comfortable bed,unique decor and lovely private balcony.
Doris is interesting and fun and goes out of her way to see that her guests are comfortable and happy without intruding.
One of my favorite aspects of Treetops is the rooftop area where one can bask in the sun, enjoy the fabulous breeze and views, listen to the call of the birds and watch life on the island. Especially nice is watching the school children walk or bike to school and home each day in their blue and white uniforms. There is also a covered area on the rooftop where one can sway in the hammocks and read or doze out of the sun.
We look forward to our next trip to Caye Caulker and another restorative stay at Treetops Guesthouse.

Our second time to stay in one year was in February. Still wonderful. An Austrian guesthouse on a small Caribbean island. Doris keeps everything in beautiful condition. Quiet, on breezy Front Street. Sunrise suite was cleaned daily with fresh lenins. Rooftop terrace has views of east And west sides of Caulker. Best entertainment on island was when power went out for a few minutes. Gets really dark and wow the night sky! Wonderful food at several restaurants: Little Kitchen, Habaneros, Caribbean Colors, Ice n Beans, Amore. Tried Ambergris this time and couldn't we to get back to Caulker.

We recently spent a week in the Sunrise room and were amazed at how large and clean the room was. We also had a large private balcony overlooking a quiet beach area filled with palm trees. As everyone says, the rooms are spotless and that includes the roof where I did yoga each morning at sunrise. It was a peaceful oasis. Doris is great fun, and we enjoyed talking to her in the office each day when we would check our email (free) on her extra computer for guests. We loved being at one end of the island near some nature trails, and enjoyed the easy stroll into town for dinner. We recommend Rose's where you point to the fish or lobster of your choice and watch it go on the grill! Thank you Doris! You and your staff are tops at the Tree Top!

Treetops has spotless rooms with comfortable appointments. Everything inside and outside looks like it is brand new. It is set back from the sea but benefits from a roof top veranda with lounge chair and hammocks overlooking the sea in both directions, a pier for sunning and swimming, and a quiet, shaded courtyard. The upstairs rooms benefit from three outside seating areas that give semi-private ways to relax with the wonderful sea breezes. All employees are clearly there to help your stay be the best possible. The rooms would benefit from a microwave. Air conditioning and ceiling fans ensure that the room stays comfortable. Treetops is located close to stores and restaurants but definitely on the quieter end of the island. In general, Treetops is a relaxing, quiet, and well appointed place to enjoy the island of Caye Caulker.

We spent 8 nights in the Sunrise suite. I am sure it was the cleanest Guesthouse on the island. Doris was a wealth of information about the island. Her rooms were spotless and high quality. The rooms were comfortable and very quiet. The upper floor suites have use of the rooftop deck where there are lounge chairs, hammocks and always a nice breeze. There is a small fridge, coffee maker on request, sitting area, king bed, and a wooden locked box for valuables. The location is a bit off the beaten track but still within a 5 minute walk to many restaurants. It is only steps from the ocean ( the east side which is definitely the preferred side) There is daily maid service which we found out isn't always the case in other rentals. Upstairs is the Sunrise and Sunset suite...the Sunrise is the preferred suite because of the view and the outside deck front sitting area.
