; We made this reservation based on the positive reviews,However, we were very dissapointed.
.After seeing the deplorable condition of the room we decided to stay that night and move out the next day. We found the furnishing old, tired and peeling ,room dark ,window that doesn't open, bedding shamefully old tattered and appeared dirty, towels discolored, A/C That that was so noisy we had to immediately turn it off, Fridge that did not work, faucet was rusty, shower head was rusty with water stream barley dripping, there is no elevator, so luggages had to be carried up three the flight of stairs, However, the lawn and outside was clean nicely kept. The staff was very helpful.The breakfast was mediocre.However, what was so horrible, was saved by an extremely helpful Alejandra a young woman in the hotel Restaurant, she not only spoke English, she found us a safe and honest Taxi Driver who spoke enough English to effectively communicated with us who took us, around for a very reasonable price .What was so disappointing was honestly saved by Alejandra in the hotel restaurant..
We selected this hotel based on the positive reviews. However, I think we need to be honest in our evaluations, not only for other guests, but also for the owners so that they can fix the problems..,

Fifty dollars is about 15 dollars overpriced for this place. The communal areas were nice, but the room I was in had a cheap mattress, a window that wouldn't shut, a cool shower, and was in need of paint.

The breakfast was an extra five dollars and neither filling nor tasty. And while it's in Zone 10, it's in the wrong part of Zone 10.

Definitely better options out there.

Very clean older hotel of cultural style. Interesting split level construction. Large rooms, clean, very inexpensive for quality. Courteous staff, security and good amenities. Hair dryer, small refrigerator, tv with spanish and english. Enjiyable stay. Firm mattress. Would return when in this part of city.

I stayed 2 nights at the Hotel Bresciani. What a fantastic and quaint property! Has an Italian theme because the owner is of Italian descent. It could be considered a boutique property, however it is very economical. Situated in a very safe area of Guatemala City with convenient access to restaurants and not far from the airport. Staff is very professional, helpful and friendly. I booked directly on their website: www.hotelbresciani.com.gt

During the kids' spring break, we took a trip to Guatemala. Arriving the first night around 9 p.m., our goal was to bunk into a clean, safe accommodations that wouldn't break the bank.

The first hotel we tried (Hotel Proceres) was dark, dingy and had incredibly cramped quarters. To be fair, it was only $30/night, but no one in my family was thrilled about the thought of staying there. Our taxi driver suggested Hotel Bresciani, so we took a look.

Much better. Much, much better. Clean rooms with 2 full-sized beds each, fresh looking linens, a minibar in the room that didn't break the bank, air conditioning that worked well and a TV that got numerous English channels in addition to the Spanish ones. Moreover, as it was Easter weekend and the city was fairly empty, we got a special rate of $50/night. (Typically, it's $70/night, taxes included. Still a good deal in my opinion.) The hotel manager, Gustavo Marroquin, was also very helpful and gave us some ideas for traveling to other parts of the country.

On balance, it was well worth the cost and I would recommend it. Just two notes of caution:
1) while the hotel says it has a gym, all it had was a half-finished room on the roof with some cheap equipment and no electricity for the treadmill; and
2) avoid the hotel's restaurant/bar. While they have a menu, they get their food delivered from somewhere else...we tried it one evening. Yuck. Also, if you decide to get a drink in the hotel bar (which I do not recommend doing), be sure to ask how much it will cost. They tried to charge me $13 for a margarita with one ounce of tequila and 2 ounces of mix (they called it 3 drinks -- guess they just do shots there). I told the front desk person that it was unacceptable to charge so much for a 3 oz. drink (given that a good restaurant we visited charged just $6 for a better margarita), so they took it off our bill.
