Accessibility
No adjacent parking or vehicle access. Car parks close to hotel seem extremely busy, expect to have to park at least 500 yards away if driving. Parking on the outskirts of town and taking a taxi may save you the stress of driving through New Fes.
Short flight of steps down to hotel reception. No ground floor rooms that I am aware of. No lift.

Location
Ideal for exploring Old Fes

Food
Hotel has no restaurant in the conventional sense but will cater on request and in elegant surroundings. They produced a superb dinner for us, including excellent vegetarian dishes despite our late arrival, and at no notice which I suspect is normally preferred.

Staff
Very friendly and welcoming.

Rooms/The hotel
Strongly reminiscent of Lord Leighton's astonishing house off Kensington High Street. The vast central sitting/dining area is a tiled fantasia, an experience in itself. This theme continues into the bedrooms. Both bedrooms and bathrooms are enormous and fantastically tiled/panelled throughout. Ceilings are very high so rooms could be cold in winter, perfectly comfortable in April.

We lucked into this hotel via an online search engine and were BLOWN away. It is truly a palace hidden within the myriad of streets that make up the medina area of Fes. We were greeted with wonderful tea and snacks by the manager and taken to a small room we had paid for. The hotel was empty so he gave us the option of a small increase in price and in return we had what could only be described as a presidential suite. The staff who made us breakfast each day were wonderfully welcoming despite the language barrier.

The location is very central, but difficult to find! Be wary of offers to help you find it as they generally end in demand for an unreasonable payment (as we experienced).

Room Tip: Splurge on the large rooms! Well worth the extra price if you can afford it!

This riad exceeded expectations as I learned that you can't judge a book by its cover, certainly not in Morocco. As I was traveling with my mother, 78 years young, I was hoping it would be alright. Through a doorway, down a couple of dimly lit steps, We entered into a grand and opulent main room with beautiful mosaic work, wood carvings, intricate plaster work, lush furnishings, and what must've been 40-50' ceilings. All rooms face and open to the center which is open to the sky. Our host, Hicham, was charming, funny, polite, and a wealth of information. Our room did not disappoint, furnished with rich textiles, and velvet curtains, air conditioning, it was very comfortable. We dined in one evening and had a wonderful meal comprised of 6 starting salads, followed by a simple tagging, and fruit. Along with a fantastic bottle of Moroccan wine, we were very happy and full. As a professional chef, I could appreciate the quality of food set before us. I highly recommend this riad to anyone traveling to the wonderful city of Fez.

I would only add as suggestions to improve are good reading lights and to address the shower curtain which if not pulled inside the shower, leaks all over the bathroom.

Room Tip: One on the second floor.

We arrived at 130 am and were welcomed with open arms and some of the best mint tea in Morocco The food and presentation were exceptional, the breakfast outstanding, the garden charming. The supper wonderful. A traditional residence converted into a guest house with it's own particular architectural design. Beautiful fragrant jasmine and orange blossom in the garden. The bedrooms were on the second floor overlooking the inner courtyard. carved wood and plaster, ceramic tile and a charming host. We recommend this Riad highly. A memory etched in our heart forever.

Room Tip: With only 6 rooms all were wonderful

To live at "Au 20 jasmins" was a privilege which enlightened our whole Fes experience. Culture, tradition, beauty and ¡what a food!. The only place in Morocco where they made us to feel that we were living as guest friends in a refinated moroccan family house. The cosmopolitan architect owner is clever, discreet, friendly and funny and she knows how to run a "grand house" and gave us "conaisseur's hints for the Medina and its shops. The staff is impecable and always at place. The riad itself is calm, airy, well kept and breathtaking beautiful. It is well located and you cant hear a single noise from within. Good beds and good linen, wide cupboards, great bathroom... What a joy at the most spiritual town of Morocco.

We visited this riad in November 2011. The rooms are clean and spacious. However, the heater was not working, and it was fairly cold in November. The food was also way overpriced. However, the staff (1 person) was very attentive and helpful, so that helped tremendously. Overall a nice experience.

We stayed for 3 nights and although was low season and really quite it was a nice stay. The riad is just beautiful, the rooms are really big and so are the bathrooms. Breakfast was different every day and dinner was excelent. You can go to have dinner with entairtaing next door from the riad, and a full day in the medina will be enough. We wish we took a day trip to Mekens. The new part of the city is not that excited, but you will find the people of fez much nicer and less of a husslers than Marrakesh. You need a guide to explore the Medina and the riad can arrange it, it is much cheaper than Marrakesh, we paid 22 euros for 4 hours for 2 people but you can extend the day at a small price.

Bed linens were white and crispy and the staff was nice. It is only 2 minute to the entrance in the Medina so you will not get claustrophobic....:-)
