I used this hotel for business purposes and because of the traffic situation the hotel was good because it was close. The bed was hard which may be good for some and less so for others. For the price paid the hotel is good.

Advantages
large rooms
Swimming pool on 14th floor with great views of Dar es Salaam and the sea in the distance
Free internet
Nice service with drink on arrival
A good range of shops in the connecting mall
Conference rooms are reasonable
The curry I had in the evening was very tasty

Disadvantages
Internet was erratic and not working at times
Hotel is a bit worn and could do with a revamp to bring it up to date
The breakfast is basic but fair for the price

Stayed at this hotel for 4 nights for a meeting being held at the same hotel. The room was like a small apartment with kitchenette, living room and a good size bedroom. However, furniture seems outdated, bathroom requires major remodeling/updating. The towels were so old that I could see through them, I didn't want to use them. Amenities were also very low quality. They offered free internet, however mine never worked despite of staff coming to my room and tried to fix it, configure my MacBook pro (the IT guy didn't really know how to work with a Mac).
Breakfast was ok but still very low quality. Lunch buffets were the same every day and not really good. The worst thing is that there is nothing else around so you are stuck to what they offer. The hotel is outside of Dar es Salaam and perhaps the main advantage is that it is easier to get to airport from this hotel than any hotel in downtown Dar. Perhaps the most impressive thing of the hotel is the rooftop space where you can have a 360o view of Dar es Salaam.

At arrival we were helped with the luggage and the welcome juice were a lovely touch .the rooms were spaciousnand large which is always a good thing.love the shampoo in the rooms were superb.the hotel pool offers very nice view though it's too small .the hotel has very many hidden charges not as thy say on their website.dinner buffet is noteworthy the price..overall too expensive for nothing .location is convenient for the people Wao want to travel by bus.interest connection was a dissapionm

First impression on arrival does not lead to expect much. However, once you meet reception - very friendly and quick - and once you see the room it is actually an absolutely decent place. Good value, LAN internet, a functioning AC etc.

UNTIL, five o'clock in the morning, when the church next door starts blaring blaring blaring for almost 1.5 hours. They have solid speakers and the church is unifinished, i.e. it has no roof. So us normal Christians get no choice but to take part in a 90 min service in Swahili which, to the untrained ear, sounds more like a good recording of a speech by some crazy screaming demagogue.

I sleep through most things, but this will stop me from coming back if I can prevent it.

Room Tip: Don't stay here if you fancy sleeping past 0500.

Stayed here for what seemed like a long 2 weeks in July. On the positive side - the rooms were large with a separate lounge and kitchen area with a microwave. Decent AirCon, clean and comfortable. Sheets changed every day! The staff in the downstairs cafe area were splendid and really looked after us, and the evening food was OK though the menu was a bit repetitive after 2 weeks.
Negatives outweighed all this though. For $100 a night in Tanzania you would expect 5 star treatment - however I didn't have a working kettle for most of the first week, and the shower was cold for a similar period before being fixed so that it was cold when turned to hot, and hot when turned to cold. For a large hotel only having one working lift was a bit of a nightmare. The pool closed at 6pm, just as I was getting back to the Hotel.
I was told at 6am that the buffet breakfast wasn't warm yet because they had only just lit the heaters. It seems that the food is left out overnight and then warmed up. I didn't touch it after that. They do make fresh omelettes however and the breads and pastries were good.
The extraordinarily noisy Church next door meeting in a roofless construction site provided repetitive high level noise from 5am every day. I don't mind a bit of enthusiasm and I quite like a bit of Christian music, but this was intrusive and offensive. It was impossible to sleep through even with double glazing.
Although they cannot help it, the position across a wasteland of unmade road, and close to a major construction site, was not conducive to a relaxing stay. Also there was nowhere else particularly close to eat so you are stuck with the Hotel food.
I stayed here because of a daily trip out to Kibaha which would have been a nightmare from central Dar es Salaam. However if you don't need to stay on this side of town I would recommend you don't stay here!

Room Tip: As high as possible and not on the same side as the Church!

had a comfortable two week stay - the staff were at all times lovely, and helpful...the air conditioning was fixed when it didn't work and i saw no rats or cockroaches! don't eat the breakfast buffet - it's put out cold and warmed up in the mornings - pastries and croissants seem ok though...room spacious and comfortable...however despite being on the eighth floor the church behind the hotel work me up at five thirty every morning!

Booked this hotel via the internet for the evening of 7/16/2013, with an assurance on the booking page that the reservation was cancellable within a reasonable amount of time prior to arrival. However, last May (or was it April?) when I went to cancel, I was informed (on a page that could be accessed only after the reservation had been made) that the reservation was such that it could not be cancelled at all. Moral: book ahead with a reputable chain.
