We had a set of serious problems with this property, and I recommend avoiding.
First, we booked a group of 4 ocean view rooms with balconies. Not one room we received had an ocean view. At best, with one room, you could stand on the far corner of the balcony and play "Where's Waldo" to find the ocean. When we asked to switch rooms, the front desk staff were unempowered and didn't seem to care at all that we didn't get what we were paying for.
Second, I recommend completely avoiding the hotel shuttle for the safety of your person and your wallet. We had one problem after another with them--a 40 minute late airport pickup and a refusal to give a price in advance for another trip. The worst though was handing off one member of our group to "trusted" porters at the Zanzibar ferry terminal who proceeded to shake him down for $40 in a dark corner.
The location of the hotel is good in Masaki, and the amenities are reasonably nice. We finally reached a manager (not through the help of the front desk) and they offered a late checkout and a free return shuttle to the airport. But after 3 nights in downgraded rooms, it was too little, too late.
My advice: find another hotel in Masaki. At this price point, it shouldn't be hard to do better.More
