we did enjoy our stay at Kings. The staff are very helpful and friendly. We were there for Ethiopian New Years and had a good time being invited to the coffee ceremony. Yes, I agree the hotel needs some maintenance, especially with leaky plumbing. The internet worked most of the time and most importantly it was near the people we were visiting. The price was good. It was a bit noisy, but that could've been due to the time of year. Also there is a loud bar or nightclub nearby.

Room Tip: they say the back rooms are quieter.

I was attending a three day summit at the slick New Africa Union Complex and needed a hotel that would be within walking distance and my local contacts recommended the Kings Hotel.

True, the location is good and their were signs that the hotel may have had some grand glorified past but I was not happy with their maintenance. The rooms and bathrooms are big enough, but maintenance of the carpets, electrical fittings, furniture, etc has long been abandoned. Dust has colonized every nook and cranny in the room. I attempted to hang a white shirt with clothe hangers that had a layer of dust and ended with a messed up shirt. In the room and corridors the damp smell of the carpet is overwhelming and they should consider using tiles instead.

The staff are helpful though and Solomon at the reception was able to make the stay bearable with his charm and delaying tactics. Their breakfast is also better than I experienced in another facility of similar standard in December 2012. The bar area was buzzing with locals taking coffee and beer in the evening and they have a super pianist who performs for an hour or so in the evenings with a respectable international repertoire.

I was at the kings for only one night, after being recommended by a friend who said the hotel had gone under some refurbishments. To my surprise it only looked like the walls were painted and added some fixtures to it, while some of the restrooms were renovated "ethiopian way".
On the night I slept there, I was given a room on the second floor which had a strong mould smell. Despite there being a kings size bed, I was put off by the fact that the bedding was old and dirty (there was a duvet without cover on top the bed and it was very dirty with blood and other yellowish spots). The bathroom had a broken tap, and not very clean.
After asking to change rooms I was put in a room on the 3rd floor, which seemed to have been locked for a whole year. It had dust all over, the bed had no headboard, pillows were too hard and the curtain looked black though the original colour was white. Bathroom aspect was worst than the first one.
Since it was well past 12am, I conformed myself to overnighting there with a mission to go to another hotel the following morning.
Breakfast was the poorest I ever had in Addis. To add to my frustration internet only worked unreliably in the hotel lobby area.
Based on my experienceI would rate the Kings Hotel 1 Star. The only advantage the hotel has, is its proximity (walking distance) to the AU Headquarters, which I am certain the budget traveller would overlook the negative aspects. There other hotels with better rates and more cleanness just a few miles away.

This was my first trip to Addis Ababa, so I was not quite sure what to expect, though I have traveled to several other capital cities in Africa. We chose the hotel because we had friends staying there and wanted to be able to spend time with them without having to take more expensive taxi rides than necessary. (Taxis are a must after dark in Addis. A male friend of ours was mugged last week at 9 o'clock at night, and we were followed by teenage boys yelling obscenities at us.)

The location is pretty convenient. There's a grocery store next door, and a strip mall (Adam's Plaza) with a restaurant, Western Union, bank, spa, and coffee shop on the next block. You can also walk to a pretty good restaurant called, "Tivoli's", in about 20 minutes.

The hotel lobby is very clean and modern, giving the appearance of a much nicer hotel than it is. Once you pass through the lobby, you realize that there is no elevator and things start to look a little more shabby.

On the positive side, there is free wifi throughout the hotel and a free breakfast, which includes fresh-squeezed orange juice and omelettes made to order. The staff is also friendly.

Upon entering our room, I immediately noticed a musty smell and that there were no screens on the windows. (This was a problem because of the mosquitos that came out at night.) There was a manual hot water tank for the shower that worked pretty well, but we couldn't get the toilet to stop running...even through the night.

The furniture was pretty tattered, but the most intolerable part of the room for me was the filthy rug set out in front of the shower. We were given one towel each, so this was our only option for drying our feet as we stepped onto the bathroom floor.

Lastly, my friend and I had difficulty sleeping for two reasons. First, there was a disco next door that played loud music with a pounding bass late into the night, and second, the stench from the sewer would become so strong in the middle of the night, that we woke up after we had already been sleeping for a couple of hours!

In conclusion, would I stay at the Kings Hotel again? Absolutely not. I have heard that there are much better options in Addis. Seventy-five dollars per night for a double room under these conditions is certainly not worth it.

The location is good if attending meeting at AU,however you are asolated from "main attractions".the bathrooms and rooms are pathetic,no towels on offer,shampoo etc just a small piece of soap. hotel renovations were last fone in the 1980's. the 4**** rating is actually 2**,no variety for breakfast. i will never stay at Kings Hotel.it is a real budget hotel but fo not expect much.aweful ecperience. staff is very kind. the eebsite fotos is deceeiving

Six of us on a mission trip to Ethiopia stayed one evening at the King's Hotel in the capital of Addis Ababa before flying home to the USA. We had made reservations by telephone one day before our arrival there, and were dismayed to learn that they would not honor the rate quoted us over the telephone. After some negotiation, however, we reached a compromise.

The lobby is beautifully decorated, with a gorgeous, large wood table from Singapore. Internet access is free on two computers in the lobby. The restaurant is pleasant with a generous breakfast provided with the room rate.

The rooms vary in quality from plain to opulent. Beds are comfortable and toilet facilities are adequate.

All in all, not a bad choice.
