“A hotel school in need of maintenance”

The hotel was almost fully booked but the suite was vacant when we arrived here in a late evening. We thought that the suite must be at least okay (somewhere around 80-100 USD) even if this hotel is mid-range. We were wrong.

The suite is large with three (!) balconies but the interior and cleanliness were very bad. The sofas and chairs were very worn with old chewing gum stuck in the edges, the coffee and tea cups had dried yellow liquid marks inside, the coat hangers were broken and twisted in the closet, the closet doors were hanging and impossible to close. There were some dangerous electrical work with naked wires being put inside the sockets, the water pressure was non-existant and the bathroom had many broken furnitures. The mosquito net did not reach over the whole bed and couldn't be used and the lock on the main door was hanging with about one screw keeping it together. The room was in need of some serious maintenance and facelift.

This being the suite, we can't imagine how the other rooms are but this is not the way to teach the hotel school students who work here. The breakfast was okay and the staff was friendly. It is not the fault of the staff, their teacher/manager needs to do something before we can recommend this place to anyone.

We arrived in Lusaka in a self drive car on a Friday with a flight at 1am on the Sunday. We were therefore looking for an hotel which would let us keep the room until around 9pm on the Saturday.

After some negotiation the Fairviews manager agreed to let us retain the room through Saturday for half the 360,000 zmk rate . ( total around $100) which we felt was a fair price.

The hotel is situated on church road , one of the main roads in Lusaka . It's a 3 storey concrete affair set behind a fence with a decent sized car park. It had a bar with roof terrace above reception. It's corridors are a little worn - it has the feel of a hospital or government building. However , our room was fine. Very clean and simply furnished and painted in a cheery yellow colour. It had A/C, fridge and TV. There was a mosquito net , strangely fixed off centre above the bed which meant it only covered the bed at a struggle. The room had a small balcony overlooking a rear garden and was quiet enough on the night we stayed.

Rooms facing the front overlook the car park and as the hotel has a casino this could be noisy . On the Saturday we were warned of an event with loud music and this was very evident when we checked out. If staying on a weekend it may be worth asking if any parties are planned .

The hotel is actually owned by the Zambia tourist board and is used to train young people to work in hotels . Therefore service may be a little patchy but the kids do try hard and are very polite .
The hotel is in a good location - there's a good restaurant , Chit Chat within walking distance and a taxi to one of the malls with their bars and restaurants should be less than $5 ( though taxis will rip you off coming back ).

From what I saw Lusaka hotels are expensive for what they offer and the Fairview is a reasonable midrange option in a good central location.

We need to get our frame of reference organised first. This is a middle range hotel in Lusaka. We're not in Kansas.

Lusaka has a few very decent hotels...and a few very indecent hotels. The price tends to give you the clue. The Pamodzi, Intercon, Ridgeway, Protea are at the top and the Lusaka Hotel and Andrews Motel down the list a bit.

The Fairview sits somewhere in the middle and if you don't have the cash to splurge on the Pamodzi then I guess this is where you stay if you want to be in town...it's got a good location...and you want to be safe with good car parking if you're driving.

The trouble with middle range hotels is that they aren't particularly cheap nor are they particularly good. The Fairview is a teaching hotel for the Zamian catering college and many of the staff are students who are keen to please...and they do their best.

So why aren't I more positive about this place? Here's the list:

There's no lift...you get used to stairs during your stay here.
Breakfast is hit and miss. Food looked less than fresh...so get there early.
The restaurant is a spill over from the bar and has a lively feel to it. A bit too lively.
It has internet...but the cost is laughable when you only get 30megs for a 24 hour ticket. Use it to check your email but don't do any downloading. I killed the daily cap in less than 30 minutes with an automatic podcast download.
Hotel systems are paper driven...lots of carbon paper...very old fashioned and SLOW.
The hotel is shabby...it hasn't had any money spent on it in a very long time.
Rooms are small and old fashioned and need refurbing.

On the plus side the place is safe and the car park is OK and the location is good to get to other places.

If the place were 20 dollars cheaper per night I'd be recommending it. So...I'll recommend it for staying there if you're used to African hotels but if you're fresh off the plane stay elsewhere.
