From the entering of the front parking space of the hotel you get the sense that this is special. The buildings have beautiful modern architecture that sets it apart from the block/box shaped competitors around Bangkok.

The location is a 2 minute walk from the Bang Chak skytrain station which makes getting around Bangkok very easy and convenient - taking a Taxi in Bangkok is almost always slower than using the skytrain - and more expensive.

The lobby is very tall and spacious for a Bangkok hotel lobby in this price class but the rooms and the hotel service is the real gem here. Being a new hotel the rooms, appliances and furniture are all brand new (except the Mitsubishi split aircon as it looks refurbished, but works perfectly). The bed are comfy but the kingsize is more like queensize - it will hold 2 people just fine though and the bathroom is big and spacious with both shower and tub.

The balcony is also spacious but the placement of the cooling unit for the aircon is quite odd and takes up 1/3 of the balcony floor space plus the hot air is blown around the balcony which means you have to turn off the aircon when using the balcony - a little more attention to detail here would have been smart - for example if they removed the glass pane in front of the aircon cooling unit the air would be blown out instead of heating up the balcony in a tropical location :)

But that's nitpicking - everything else is spot on and we will be going back to Viva Garden on our next trip to Bangkok.

Room Tip: Elevators are not air conditioned so if you have problems with the Thai heat/humidity get a lower floor.

We sincerely appreciated your suggestion about the air-con compressor unit in Studio room type. We’ll note it down. In the meantime, if you happen to visit Bangkok again – we would like you to return stay at Viva Garden and try our One Bedroom Executive Suite (90 sqm) with warp-around balcony. There’s much more space on the balcony and air-con compressor will never disturb you while using balcony area.

There is a lot of references to the location of Viva Gardens.
I would like to add that the local area that surrounds this first class residence is very interesting, and give you a different view of Bangkok. Yes there are no swanky bars or resturants in walking distance. There is plenty of street life lively night markets with live music, great food and drink at very low prices. This area is very friendly and safe. Real Bangkok !
Having said that the accommodation and service can't be beaten, and for £50 a night what more could you possibly want ???
Day time I would say it would be best to get to central Bangkok by sky train, because of traffic. Which takes about 20mins and cost 80p per person. By night splash out on a taxi which takes around 10mins and cost around £3 for up to 4 people.
All in all it's we'll worth the money, and gives you a different point of view.
I would stay here again!

A fantastic little oasis in the hustle and bustle of Bangkok, giving you the flexibility of self catering while being looked after like staying in a hotel. Great pool to relax and cool off. Lovely friendly staff and exceptionally clean.
Would certainly stay there again.

We stayed here for 7 days / 6 nights very recently using tripadvisor as source of information and we were not disappointed. Never mind that it is 9 stations away from the city center (Siam) - the amenities and service they provide is very good. Upon arrival, they whisk your luggage from the taxi and ensures a hassle-free check in procedure. Their rooms are immaculate, the bathroom is larger usual than in other hotels and the breakfast they provide is most adequate. This being a new place of temporary residence to visitors (they inaugurated it during our stay), they still experience birth pains and they do recognize that they still have a lot of things to improve on. But from our experience, they simply have to sustain what they have been doing so well. Commendations to Front Office manager Kathy who was most helpful, Saphan and Patrick who are most able bell captains, the 3 service crew who patiently wait on us during breakfast and the kind and understanding housekeeping lady stationed at the 3rd floor where we stayed.
I am definitely coming back.

Room Tip: We certainly did not mind that our room faced the elementary school next door. It was such a joy waking up to the sound of young children in school....

Very nice new hotel with outstanding staffs. Me and my wife felt like staying in our own apartment. We chose this hotel because it is away from crowded ares of Bangkok. And it is very connected by BTS. The BTS station is very near from the hotel. Breakfast was simple. Only problem we faced was restaurant. There is no room service after 2pm. When I saw the menu card, first I thought it was a printing mistake. But they don't serve any thing after 2pm. We will stay again in the hotel.

We apologize about the restaurant service hours that may cause inconvenient during your stay. As we are a new operator, right now our ‘Bai Bua Restaurant’ is operates daily from 6 am. until 2 pm. Above that time, we have 24 hours ‘Food by Phone’ service or you can use the in-room kitchen if you prefer. Alternatively, our front-desk staff is happy to guide you for some good restaurants nearby. By the way, within next month or two we will soon extending the restaurant operation hours to 6 am. until 10 pm.
