Quick pointers:

Accessibility:
Hire a cab (charges between 51TBH to 77TBH - depending on the the route cab driver takes) to reach the airport sky train line Phaya Thai...for there...the city is yours to roam around!!
Bus No. 524 takes you directly to the famous JatuJak (Chatuchak JJ) market...
Chao Phraya river cruise is just a boat ride away neighbouring pier 15 (walking distance) to pier 16...

Rooms:
BIG!! It's a home stay and rooms are spot clean and big!! they have all the rooms on the 1st floor and have wooden floorings...beautiful...

Service:
Ann takes all the credit for an excellent service she provides to all the visitors!! she made our stay a very pleasant one and was there to help us all the time...explaining how to go around the city using maps...getting our bookings for cruise, dinner reservations etc...
cherry on the cake: Internet & breakfast is inclusive in the price of the room!!

Would definitely go back @ Bann Manusarn whenever I visit bangkok again!!

Room Tip: If a couple, go for Thewes Room (Standard Room with AC)...

If you want calm, safe and CLEAN place to stay in Bangkok, Baan Manusarm is a great choice! You will feel like a home here. Everyone is friendly and helpful. Just one example, we were leaving for trip to the city and it was going to rain in a couple of minutes and we got an umbrella without any asking.

Another great thing about this place is also that is really close to the river. You can catch a boat to main tourist attractions in Bangkok just for 15 Bath per person (use orange flag boat) and during 15 minutes you will be at Grand Palace, Wat Pho, Wat Arun and about 25 minutes in China Town. Using a boat is the cheapest way how to travel in Bangkok and also fun to travel with local people.

One Tip: if you want to see a real Thai market and not places as Khao San Road (tourist trap) go to the end of street and turn left and cross the bridge. Approx. 30 m behind the bridge on the left side you can find a real Thai market. If you visit Asia for the first time it is a great experience :-)

I stayed at the Baan Manusarn for 2 days while in Bangkok w/ my wife. It was perfect for us, comfortable, and for the price you will not do better! The staff was super nice and very accommodating-making breakfast for us even though we slept WELL past breakfast time our first night, discussing travel plans and giving great advice on where and where not to go for Chinese New Year, restaurants, and transportation.

The location is actually great, right on the river and the ferry stop that takes you throughout the city. The guesthouse feels homey but quite comfortable, you have all the privacy you need. I can't say enough about the place, I would recommend it to anyone who wants a nice, inexpensive, and friends place to stay in Bangkok!

Room Tip: Room on the second floor w/small balcony that overlooks the street is great!

I stayed for a few days in November.. loved the whole package.. great location at Thewet riverboat stop.. quiet and yet convenient to the market.. came back again in mid Feb for a few more nights as it represents my best accommodation experience in 3 months of travel.

We had the very great pleasure of staying at this Hotel on 3 seperate occasions during our tour of Thailand in December 2012. It was our first Hotel when we arrived in Bangkok (2 nights), we returned again a week later (2 nights) and finally stayed again on our last night before leaving for the Airport.

Everyone involved in this home from home, from the on-site owner to the lovely lady who cleaned our room, could not have been more friendly or helpful. From suggesting local attractions to organising the various taxi's they were amazing from the word go. Being able to use the kitchen, dining room and lounge areas whenever you wanted to made it feel like we were actually family members not guests. Waking up at 3am and wandering downstairs to make myself a cup of coffee and watch a little TV was just surreal and is really what sets this place apart from your normal everyday boring Hotel.

Although it may appear on the map to be 'out of the way' it is perfectly located for all that Bangkok has to offer. Literally a two minute stroll takes you to Thewet Pier where for just 15 baht (32p) you can catch the Express River Boat right to downtown Bangkok. Even the world famous back-packers paradise Khaosan Road is but a short 60 baht (£1.25) Tuk-Tuk ride away too and you HAVE to go there.

We have nothing but the highest praise for the Baan Manusarn and very strongly recommend you try to work it so you can stay there at least for one night during your time in Bangkok. Trust me you will not regret it one little bit.

You should also take time to walk across the road and through the neighbours backyards, yes really, to a wonderful little family run restaurant called Steve's Bar. Superb food and quite jaw dropping value for money and service.

Room Tip: As a smoker, I personally loved the Thewes Room as it had its own private balcony facing the street.

Thank you very much for your excellent review.
Glad to hear that you have a very nice time to stay with us.
Also, thank you very much indeed for nice shot photos.

By the way, the room that having a private balcony facing the street is the Wasugree room :-D
