We wanted to stay somewhere where we could experience the local culture, have good access to transportation and that was quiet and clean. This place fit the bill perfectly and the charming ladies who run this place were the cherry on top. We stayed in one of the rooms which share a bathroom with one of the other rooms and it was never really an issue. They would prepare a simple but adequate breakfast for us each morning and even got up at 3:00 am the morning we left to make sure the taxi was waiting and surprised us with a brown bag breakfast / snack to take with us.
They contacted me the next day via e-mail to see if I had left my eye glasses behind and once confirmed they paid to have them sent to me. (I still need to re-pay them, even though they said don't worry about it)
They make you feel like family while you're there and I can't recommend this place highly enough if it sounds like what you are looking for. Thank you Kaew.

We spent four nights at Baan Manusarn. This small, friendly place is just down the street from the Thewes Pier for Bangkok's riverboats - the fastest and cheapest way to all the major downriver sights - including Khao San Road, without the hassle of staying there. In the other direction, It is only 20 minutes by foot from Vimanmek Palace.

Baan Manusarn also is a short walk from two of the city's best inexpensive riverfront restaurants, In Love, on Thewes Pier, and Steve's, across a canal. About 300 meters inland is great street food, and a flower market lines the opposite side of the street. There is even a nice little tea and coffee shop in the lobby.

The rooms are spotless, with teak floors. Most have en suite bathrooms. But the best part of staying at Baan Manusarn is the hospitality provided by Kaew and Kum Lha.

Kaew showed us the best way to do everything we wanted to do, from visiting grand monuments to finding our way to the train station. She turned us on to the weekend floating market at Tailing Chan, highly recommended for its food and boat tours.

Kum Lha cooked us the Thai version of a western breakfast each morning, included in the room price, and while it was as bland as everywhere in Asia, it was filling, and she threw in a new fruit every day. The dragon fruit was delicious.

With all its appeal, what surprised us was that either the other guests were extremely quiet or we were the only ones there the whole time. In that case, rush to Baan Manusarn before the rest of the world discovers it.

Room Tip: Don't know if the promotion is always in effect, but we got four nights for the price of three...

We stayed here for 4 nights in September 2013 at the start of our 3 week journey through thailand and laos.

LOCATION
Hotel is situated a little off center but near (2min) the Thewes pier with the perfect connection (by ferry) to major sights in the old part of Bangkok. You best reach the Hotel by taxi or tuk-tuk...finding it is a little difficult, so make sure you have a map with you (print from official hotel website with thai instructions and names of the roads).

HOTEL
Staff was very friendly and helpful for instructions how to get around town. Rooms are spacious, clean with a private bathroom. Minor negatives were an asian style bed with a very rigid mattress and no duckboard underneath and a disgusting odour coming from the bathroom. Since this has not been reported from other guests, this might only be a temporary problem. The breakfast was continental and not local thai breakfast (which we found very unfortunate!). They did serve fresh fruit every morning though.

SURROUNDINGS
In the entrance area of the hotel there is a separate little coffe shop (try the iced coffee!). Around the hotel you find multiple small restaurants and street food stalls. Kao San road can be reached within 15-20 minutes by foot. About 100 metres north west across the little Khlong (river) from the hotel you can find the first temple!!! They are literally everywhere!

OVERALL
We really enjoyed our stay and recommend the hotel Baan Manusarn. Hopefully the smelly problem will be solved for further visitors!

We stayed in Baan Manusarn for 2 nights; the price was good, about 33 euro a night (breakfast included) for a double room, which was very large and clean. The location is in a side road and it's a bit difficult to find it; near the guesthouse you can find '7 eleven' and cheap restaurants with good food. The ladies who manage the guesthouse are very kind and helpful! They cared about me because the last day i was leaving without eating any breakfast, and they prepared it for me although it was late. We strongly recommend Baan Manusarn!!

We had an enjoyable 2 nights stay at Baan Manusarn. As soon as we arrived we were made to feel welcome. The room was lovely and spacious. We had the en suite room and this also had a balcony overlooking the road. The road is very quiet at night and so we didn't experience a lot of noise.
Breakfast consists of cereal, fruit, toast and yoghurt. On the first morning we got up very late and we were still provided with breakfast.
The owners were very helpful and gave advice on what ferry to take, where to go in the limited amount of time and what to look out for. They also assisted us in obtaining a taxi to take us to the railway station, even going out in the rain to look for it when the taxi couldn't locate us.
Pier 15 is 5 minutes walk down the road and Khao San Road was a 40 Baht tuk tuk ride away. Very handy for Steve's Restaurant - less than 10 minute walk.
Will definitely stay again and would recommend to others.

The Baan Manusarn guesthouse in Bangkok is the place to stay! We loved it's proximity to 15 baht river ferry rides to the cities major Wat sites and Grand Palace as well as the excellent food surrounding it. What really makes a place, though, is the people. Keaw and Kumla were thoughtful hostess ensuring that we knew how to get to places easily and inexpensively as well as giving us great ideas for our visit. They were always quick to help us, whether to set up a DVD player in our room to enjoy their excellent DVD collection or serving us hot, outstanding breakfasts. Nang, the owner of the small coffee and tea shop at the entrance to the guest house was equally helpful. Trying both his classic iced Thai tea and green tea latte is a must! We loved the restaurant at the end of the Thewes pier (2 minute walk) as well as the one 5 minutes walking distance across the canal (Steve's) which is ranked in the top 10 of the 2,000+ in Bangkok. Steve's requires reservations to ensure getting into his tasty Thai food delights. If he is busy, consider the restaurant directly across the alley from his. We found it equally tasty.

Room Tip: We stayed in two of their rooms. One with a shared bathroom and the larger suite. Both were good...

we nearly were the first guests 3 years ago and we keep coming back to this quiet and convenient guest house in bkk. close to thewet pier and samsen road, buses, genuine thai life, luckily very far from khao san atmosphere. warning : wooden floor boards, for quiet people preferably.
